Imagine...if the whole development is mature and not ghost town, it won't be surprising the appreciation would have been doubled.

Eg. in a g&g environment (leasehold), 6 years ago, a single storey bungalow with LA of 9000sq ft going for 2 mill, today, latest transacted price is 4 mill. And i still think the pricing insane for a leasehold property but it's the lifestyle and concept that people aiming for nowadays. It is no longer about buying a roof and 4 walls.

I got an invite for special luncheon thrown by the developer this coming wednesday at their showhouse. Too bad i gotta work.

I also got my refund quite ok. Not like 6 months. Best part, they even offered me a unit of the terrace link unit while on the day they launched, they said all sold out. I didn't take their offer as i already set my interest to vest in EH.

It is good that big developers are coming to this part of sleepy town as it not only boost the surrounding infra, but it brings more people into this township.

As i type this, i am already enjoying my views of broga from my balcony smile.gif.

Their show house was built using red bricks. Look like they skimp on material which sucks. But if the house comes with hot cold piping, it is definately a good thing for buyer.

Wow 1.48mill for semi d. Look like those who manage to get the bungalow earlier at rm1.1 mill to rm1.2 mill are much better off.

ds around rm750k, cluster semi d around rm1.1mill, semi d abt rm1.4 - 1.5 mill. All prices before rebate.

This time round, their interiors is much better designed, better stairway width, and the outlook is more modern. They have bigger buildup though as compare to EH (comparing their cluster and semi d).

The cluster I like their kitchen courtyard opening. It allows more lights and a spot where you can do your laundry hidden from prying eyes. The windows and sliding doors are using better quality than their first phase. It look thicker and more solid.

The setback I see in their overall strata G&G, there is no built in alarm and no intercom. How lar the guard going to control visitor, waving hand to go in ??? I mean come on, if I am going to splurge 1 mill above for g&g, and if such a simple things also they don't provide, then what's the point of buying this as compared to buying neighbouring project which are better organised in term of security.

Maintenance is projected at 10 sen per buildup sq ft.
