yes you are correct.. just the different risk is put on the loaners' shoulder..

but still the ASB loan is a (can be say safe, not losing capital) win-win situation.. say dividend 8% divide to 2 parties; 4.95% back to Maybank and loaner earn 3.05%.. (but not when BLR shift to 9.65%).. tongue.gif

this based on what dividend rate..? but still ~ same amount as the link i provided.. cash value - capital = ~320k @ 20yrs, as you said, not 25..
