well, this is not "behind" youcity, is very far deep inside. just like you built something on kuchai lama and claim that is behind old klang road.

surrounding by those area are kampung baru styles houses, and low mid cost houses area.
very close to the OMG venice hill.
the access is narrow, jam, congested, many motor bikes. about 3-4 km away from the future MRT station.

and no, this isnt a good place for investment IMO.

exactly, and the road is even worse than that from OKR to Kuchai Lama. If compared both, road to Kuchai Lama is already 10times better. All this is dev strategy ...

according to the map should be same location, within few hundred meter.

if you not familiar with that area, try to go and have a look.
i pretty sure that when you are about 2,3 km before reaching the site, you will start have feeling that not to proceed with this...

i oso dont know how they impose the 7 tier security.. canggih !!

- 1100sf 5xxk is bumi price
- location near venice hill,
- free coach service is just meh to me, it will be just a van supplied by developer but driver 12hour standby? or reservation?
- with mrt oso 2-3km away, i dont think ppl will walk..

there is no definition about tier, you can name it with anything you want.

for example Kiara Residence:


6-TIER SECURITY CONTROL

Card access at guard house
Card access at lift lobby
Lift access only to your respective floor
Card access to quadrant zone
CCTV
Patrolling guards



just need to add 1 more like card access to parking lot or panic button on carpark area, TATA here you are the 7 tier securities.

600 psf is indeed expensive judging from the location in the map. ahdar, for that price, why not consider Youcity which is situated in a better location right in front of MRT. No need to wait for shuttle service.

Btw, can anybody enlighten me about Venice Hill. Sorry not familiar with this area...

i think this is very far from venice hill la.

it is more on the bukit segar side where infront of these row of flat got one site with steel hoarding & got many lorry in and out.

even if very far from venice hill ( if i am right). I still very worry on the landslide.

From the photo at first page it should be very close to master skill college. Is more towards to Venice hill, not segar.

I just visited the place, opposite masterskill college. It's near venice hills, the same hill. Just about 1 km away. There's an apartment there called Casa Suria, one of the block looks abandoned.

For own stay should be ok, if no water leaking problem from the hill like venice and don't mind the old looking venice hill apartments and abandoned casa suria. Glomac is also there, but didn't take a good look at it because not very compelling anyway.

Anything they havin a hard time to sell since so many competitors around. Opposite got Green residenxe offers huge discount by Binastra. As a newbie in property, sure need time unless very attractive package with good concept. Kinda low density of 250units+++
Layout wise prefer green residence over 9ine.

if you really like that location, that kind of neighbourhood, that kind of access road, why not.

but IMO almost 99% of the people prefer other area.

The best is to go to the sales gallery and site for both projects to compare. Ultimately, its depend on your budget and preference. 9ine is cheaper as compare to green by at least RM100k. went to their showroom and the site.
There is no show unit at there, but they only left 3-5 units .
My bro booked one unit .
A bit inside up to the hill but still acceptable..surrounding with low cost apartment + residential area which more than 30 years.
for own stay i think can consider. 488 per sq ft

Reputable valuers do consider auction price and units before endorsing the value. Otherwise they are liable to indemnify or blacklisted by banks. Some will place forced sale value in their report.

Is just never ending from here.
But is still good price good size for own stay. High floor unit. Majority lelong units sold from here before all low floor unit.

Another lelong unit sold yesterday.
But do not wait for price to drop till rock bottom.
Will end up fighting and higher than last month reserve price.
Last month can win unchallenged at 398k. Today end up fighting and sold at 434k.
36k wasted via fighting.

Yes. Please do consider management fees as well.
Here price lower because it good for stay but not good for investment.. plus the opening price is crazy... sell 6-700k but bank value only 450k😅
