QUOTE(kokfai_wai @ Oct 9 2013, 09:29 AM) I just talked to the panel lawyer. She claims that developer is obligated to use the standard S&P under Schedule H - Housing Development Act 1966, which explicitly stated that purchaser will pay for the S&P legal fees and maintenance fees. Also, all other freebies are agreement between developer and purchaser. They are not allowed to put it into the S&P. I've seen it a page (part of SPA) attached with Title: FREEBIES PACKAGE... freebies as listed: 1. Kitchen Cabinet including Hob & Hood 2. 4 units of Air-conditioner 3. ... 4. ... 5. ... 6. ... 7. SPA Legal Fees borne by developer (only applicable to our panel Solicitors) 8. Loan Legal Fees borne by Developer (only applicable to our panel Bank & Solicitors) fair enough!

QUOTE(ecin @ Oct 9 2013, 07:53 AM) Sorry bosses, I meant I've ever seen it in other proj I wish one of us here had gotten back the stamped SPA. Then we could have looked into the clauses. Developer seems to be delaying their signing, ugghhh.

QUOTE(deosiri @ Oct 9 2013, 07:44 AM) I just signed my SPA yesterday morning. My panel lawyer is Jeff Leong poon. There is no documents indicating legal fees is free in SPA but the lawyer in charge did mentioned it is free legal fees for SPA and loan documents. But MOT fees incurred is by purchaser. Also there is no clause in the SPA indicate the freebies by the developer, the list if freebies only stated in the booking form when we signed. Also, the leasehold things is NOT listed in SPA that the developer will extend to another 99 years, I have sent the queries to the lawyer and ask the developer to clarify. Also one thing that the lawyer in charge did clarity that is they are pro developer, so we need to understand every clause in SPA. Tengster posted earlier a statement from Huayang confirm that the lease will be renew upon vp.

Seriously, I don't foresee any issue so long seveloper's letter of offer mentioned those freebies.
I remember signing SP Setia spa. It was the same. No mention any freebies or extended warranty or dibs etc but they honor it since there is black and white.
I think Sentrio buyers should go along the same line. If in doubt, pick up the phone then.

Agreed with Tengster,I don't think this is an issue since the booking form has written the freebies in black and white. Just keep your booking form nicely if you are worried.

With TRX going to take place, this project begin to see the light. Moreover, the positioning of unit sizes is pretty spot on.
