For some reasons I was under the impression that this project is under residential title. Was corrected by my lawyer that it's under commercial title instead. Hurmmm.

No I didn't.Wanted to get a 950sf unit but units for lvl 17 n below were sold out (to associate or some quick buyer).Whereas lvl 17 n above cost 60k more just because of the lesser units sharing 5 lifts.Thus at the end I have decided to forgo πApart from that,I agreed with you that this area seems quiet which I think is good for own stay too,not just investment.
