Don't understand what u r trying to imply. I am just doing an analysis of the 2 properties. Maybe there are other advantages of Sentrio which I do not know aside from distance to KLCC thus I am enquiring. What do u mean by I got my answer for myself by buying Menara Polo? I don't need people to help me to make decision. I just need help from helpful Lowyat forummers to feed me with info which I may not know for me to make my own decision. Thank you.

went to the show room..yesterday and today and tomorrow are staff purchase...as of today only sold 10units to staff...according to SA..director/datuk not yet touch

Tuesday for business associates..banker, developer..etc

950sft (2+1) will be the most practical one as i personally think duo key concept doesn't really fit to our culture but looks interesting for rental.

2% downpayment, no dibs..must sign SPA within 14 days (including sat/sun/holiday), free aircons, timber flooring for rooms, kitchen cabinets hob and hood, washer and dryer

klcc view extra 50k..same floor, same size

surrounding not too bad in term of amenties...fast food, retail, car repair.....but 50-100meter surrounding it looks more like malay town..this make me think twice...(solely from investing point of view)

slightly like a mini uptown or ss2..the middle is vacant land for the condo..but ss2 is a chinese area and uptown also 80% chinese area

but proximity to kl is great

Bro, I stayed in Menara Polo b4. Agreed with u if it is just nearness to KLCC, no difference. But Beside being newer, Sentrio also has the smaller sizes that Polo does not hv for sale. I stayed in Polo, a 650sf (if i am not wrong) 1 room type. I quite like it. Unfortunately those sizes are not for sale. If they are for sale at less than 400psf, I will sure buy. I paid around RM1600 per month fully furnished. Another thing is Polo is directly opposite the school. Hope the info is useful. Anyway, I am staying away from Sentrio and Polo unless they hv the smaller size. Good luck!

The HT cable bit far atleast the block of shop away...This project look luxury but doesnt match the surrounding..will you go thru the malay town and check in to your hotel style entrance condo when is complete? Who will be the target tenant? I m still 50/50...to grab a 950sft unit

i faced similar dilemma last year and decided to get polo instead of g residence

pro: lower psf, bigger unit, well maintained, fully furnished, easier to rent out, good location

Trivia: Ampang enjoys excellent KL-KLCC Skyline view. But all of these units faces west.

Hi all, sorry for all the cloak and dagger but the developer is quite sticky about releasing information before it is meant to be released. Just to clarify all the posts here that have been made.

1. Registrants will be able to purchase this weekend, 24-25th. Business associates is from 20-22nd.
2. Promotion is 8% rebate, full documentation costs for SPA and Loan, first year maintenance free. Application of rebate depends on margin of loan ie whether on first 10% or second 10%
3. Free service charge for first year
4. The price loading indicated in earlier posting is correct ie 50K for KLCC view
5. The stalls on the south side are operating without licence. That said, they have been there for many many years. It remains to be seen if they will be cleared off or not. Otherwise, they operate nightly. The Ramadan Bazaar is legal and operates for a month for Fasting Month
6. There are 8 retail shops on ground floor and 5 office/retail lots on first floor
7. Service charge is 0.30psf including sinking fund
8. Carpark allocation is 1 for Type E and F ( 2 bedroom and Studio ) and 2 for all others. Dual Key ie Type A, B and C units will get 3 bays from Level 34 onwards will receive 3 bays. Lower levels for Type D ( 3 bedroom ) will get back-to-back bays or tandem parking. No additional bays available for sale and no additional charges for parking bays. Commercial and visitor parking in basement, tenants and residents on podium parking.
9. Units come with louvred aluminium sliding sun shades to shield from sun since glazing is floor to ceiling
10. Units come with split aircond to living and all bedrooms, kitchen cabinets with solid surface worktop, electric induction hob, hood, washing machine and dryer, instant water heater with fixed rainshower head ( in main bath ) and handheld shower, bathrooms with full height tiles, glass shower screen, mirror and vanity top, and Video Intercom system
11. 16 units per floor for Levels 9-17 and 8 units per floor from Level 18 upwards. 5 Lifts.
12. Commercial title so commercial rates for utilities. Starting minimum rate follow residential status but usage is based on commercial rates.
13. All units are Semi-D designed while Dual Key are independent with no party walls

In my opinion, good buy. Can't compare with Menara Polo, which is much older and larger units. I agree that the comment of this being Uptown and SS2 is rather generous but the potential is certainly there considering there is little competition, besides Menara Polo and Mutiara Upper East for completed and G Residences for Under Con. All of these are larger units. The other surrounding developments are large units and priced much higher. Easiest comparison is M City and Elements nearer MRR2 on Jln Ampang, which are at 1,000 and 900 osf respectively, both in inferior locations. Sentrio stands to gain from TRX and upcoming second MRT line too. The view of RSGC and KLCC is unobstructed since there is height restriction and G Residence is completing earlier, sure to raise the profile of the area with the type of tenants as well as retailers they will bring in.

One more thing, units being released in bands with first band of Level 9-12 only. Once 95% sales achieved, next band will be released, of Level 13-17. Pricing for higher levels unconfirmed as of now.

For me, best value are the Dual Key units because of the flexibility but this is assuming buying to let. If buying to sell, I would recommend Type D which is 3 bedroom, 950 sqft due to additional bedroom and carpark bay. Having said that, the Type E is most affordable since they are all on lower floors and.
