Why meranti Hillpark got so many wall cracks at the front wall 2nd floor? Any one staying meranti?

If you look from outside, almost all the units got wall crack at the front wall of second floor. I do not stay there just noticed it.

Here a good example of case study.
Unit sold back in Dec 2020 by a lady name "Siti".
Bid fight from 324K, sold at 420K.
Almost 100K increase in price.
Much higher than 2 previous rounds reserve pricing.
Details as below:

Today, the same unit re-auction again by the bank.
Meaning?
The buyer fail or forfeit completing the process.
10% deposit equivalent to 42K burnt.
Most probably didnt aware that here required double transfer process since title issued by the developer but the defaulter didnt complete the perfection yet.

This unit is non bumi lot. Anyone can buy.

I recently visited the Hillpark Iris sales gallery. They are offering a 19% rebate which honestly deters me a little bit. This is the first time I see a property developer downplay themselves this much in order to get sales.

SPA price - 676k
Nett price - 543k

Developer credits 9% cashback to bank ACC after VPed.

0 SPA, Loan, Mot fees

Any thoughts on this? Is this a good deal or something fishy is going on?

You and me both. Last year I went to enquire and when I found out that they were giving cash back, i became wary already. That means the selling price is above true market value. As can be seen from the auction prices, the true value is around 400k plus minus. This is because of the land status (leasehold), demographic (bumi) and location (far away). It is OK to buy if it is for own stay, convenient to travel to your workplace etc. and you wanna keep for like 10 years. But if you are thinking for investment, you are much better served getting a sub sale condo in KL/PJ. Conlusion - Buy if own stay, no money down and get back money for renovation and can afford .

Thanks for your input. Agree with you on the true valuation part.

I am buying it for own-stay. But the second thing that concerns me is the build quality. I saw quite a bit of negative reviews on Google directing to the bad service and built quality issues, particularly on other Hillpark projects.

As a first-time house buyer myself, should I be overly concerned by those reviews? Or should I be settled with the fact that houses are built by humans, and they inevitably have quality issues, regardless of the developer's portfolio?

Note: MKH provides 2 years of defect liability periods.

I think hairline cracks are quite common. check previous status of land eg. plantation, forest, landfill, swamp, pond etc. learn about "cut" and "fill". Construction on some land will cause more cracks because land takes time to "settle". Especially the fill up type of land like ponds, rubbish dumps etc. Then next is the developer.... some developer squeeze their main con/sub con so much that they cut corners

just paid the rm100 booking fees on weekend for IRIS, compiling documents now.

But still thinking is IRIS a good idea?

if you already decided to stay at Puncak Alam and okay with IRIS layout then I think go ahead with it.

for me the layout a bit tight if compared with Saujana Perdana Tresna unit.

both also same 20x70.

I also went to Iris Sales Gallery last Sunday, but the only thing that concerns me is the rebates, which is 21%, so I am just thinking what the actual price for this project is.
