BTS is the way to go.

- buyer don't need to wait 2.5 years completion

initially was aiming for the villa as it is conveniently located but the design is kinda weird..i mean ok lah funky got "ascending" and "descending" type but personally not practical in terms of the allocation of rooms ....i.e. ascending type, there is no room for maid unless u use the utility/store as the room...

but what puts me off is the maintenance fees....about rm 460 for the villa....too pricy lah

What i like about the villa is that it is very exclusive and low dense. no other houses behind or in front of you.

What is the built-up size for the villa and how much bro?

If villa and with facilities, ZI think RM 460 mf / mth is kinda fair.

Sales for this launch is slow... I've been to their Sales office more than 3 times. I do not see much increase in people buying the condo units. Even their initial offers have been extended after the launching.

Maintainance fee alone comes to RM400. So expensive?
Can cover your electricity, water, internet & still have money to spare... And RM433/sq ft is pricey in a market where there's less demand, more supply, especially after yesterday's fuel hike.

For Andana condo, psqft is about RM411 after rebate. IOI La Thea at 16 Sierra is selling at 5xx psqft with smaller build up though.
Both leasehold. Noticed 2 more developments nearby, O2 and Sfera... both also priced near RM500 psft range.

Wao! RM411psf is a very good price, hardly can get any condo with such prices in klang valley now a days. I heard is very low density, only about 100 units in total.

I think is a good buy, as mentioned by wenhsiung, surrounding area higher much higher price with higher density. Hap Seng is a reputable developer and cash rich, that's why they can do build then sell. I think the reason why they are selling lower price then others is because almost all the building materials are supplied by their own in house subsidiary companies including tiles, bricks, cements...etc...

I personally like the size and price for own stay. The layout not bad. Anyway the things I not so like its in between two highway (high traffic somemore). so believe its gonna be noisier and dustier.

but size and in the such low density its not a bad project. But the design of the building abit haha. not so nice la haha

the project seems less attractive to many investor perhaps due to the larger build up, the smallest condo unit is 1572 sqft. some more build and sell, no grace period for price appreciation that normally enjoyed by new property project, which may take 3 - 4 years for construction.

location wise, 16 sierra seems to be targeting mid high end market. whether ioi could make it a premium township in years to come, perhaps only time will tell.

RM400 = RM150 (Unifi) + RM150 (Electricity) + RM50 (Water) + RM50 (Misc).
Not to forget, that location, everyday confirm have to pass through at least 2 tolls one way to get to your workplace/destination, etc. Eventhough I can get loan up to $1 million, I cannot see any reason why I have to pay such high so called "maintainance fees" + "highway toll for a road that's jammed most of the time" just to live in this place.

Now is buyer's market, not the time for speculators... Time for genuine buyers to demand & ask for more!

Firstly, how do you define "a reasonable class"? Do you have an objective method or subjective, based on your own perception?

Secondly, did I mention I want to pay RM0.05 or RM0.10 psf? My point earlier if not implied is that each resident should pay a reasonable monthly maintainance fee to ensure the upkeep of the shared premises. Not just let the developer set a quantum that doesn't make sense. Are they being transparent about how the funds are going to be spent on monthly basis when you sit down & sign the S&P? No right?

So to answer your question, where can I get that? Well, definetely not in Malaysia where the rakyat votes for morons into the government & accepts the status quo. We as citizens should be fighting for our rights as consumers and also demanding fair prices for properties, regardless whether they are landed or apartment/condos, gated/guarded/maintained, etc. The goverment should ensure that it meets the need of its citizens to have a roof over one's head since it's a necessity and not a luxury.

Anyway, that's my view. Up to you to choose to buy or not.

I remember SA told me is RM0.20 for condo, i.e. around RM314 per month before GST for 1,572sqft. It sounds reasonable.

Those day people don't even look at Kota Kemuning because of Kesas tolls. I have a couple of years of peaceful living there and travel daily to office located near KL tower. Until recent years crowds starts moving in and cause heavy traffic at roundabout and kesas highway, and property prices are on the rise though cannot compare to other prime locations, it is still a decent place to live.

Made a tour around 16 sierra, it offers similar 'home' feeling for many who wish to stay away from the crowded city, and enjoy more spacious home.

Perhaps, these properties are meant for those who are willing travel distance for home and can afford tolls and petrol. Not for the mass market.

If I remember correctly, unsold units at La Thea are selling at 520 to 570 per sqft depending on build up. 1200 sqft unit are selling at min 620k after rebates. Comparatively, 1572sqft at andana is selling at min 650k after rebates.

Extra RM30k for additional 372 sqft. Of course extra space may cost u additional maintenance fees.

For family with kids, perhaps little extra space does make quite a bit of difference.

Just went there today, forgot to snap photo on the chart but basically higher floors are selling same price as lower floors, facing north is facing LDP highway, and the 1572sqf unit facing north comes with two single car parks (not tandem) which is good! They give 5% discount for dp, and bear legal fees on loan, you only need to pay stamp duty. The maintenance is 0.20 per square feet, if I remember correctly.

RM0.20 for Condo unit and RM0.15 for villa, i think is relatively low rate as compare to others in Klang Valley.

The direct access road from LDP is currently under construction, it will be to the door step of the guard house once its completed.

And someone who feel pain even not the one asking the question. cry.gif like baby. The Puchong South LDP stretch is very long like 1 km only. It is super long. There is only one condo beside the LDP stretch of Puchong south.

Nope, just seen the unit photo album printed in A3 size.Was there during the official launch, crowded but only abt 40% take up when i left at 1pm.

My fren went a week before, and manage to visit the actual unit, very spacious was the comment he gave.

No harm to call them up for a viewing appointment if u r considering this project, sure they are more than happy to serve you.

Thanks for the reply...looks like very limited options to dry clothes unless the wet kitchen is used as the drying area as well...dryer wont be cheap tongue.gif

Cash rich company. They started d alpina back in 2007, land cost is way cheaper. Construction for andana also almost completed, not affected by gst. So.. no hurry.

if one can wait till the project hand over by early next year, they can choose the actual unit at site, provided good units are still available.

I was there two days ago, I think is almost 70%-80% sold...ya, cash rich HapSeng, they are in no hurry, so far I have not seen them doing lots of marketing, just slow and steady.

Only 116 units condo, and price rm411 per sqft, not a surprise to see 70% take up.

Perhaps, the left over would be the block b facing LDP, closer to highway, and bumi units.

i actually went to see the actual unit. units are all pretty much completed by now, only the areas outside the units and common area and facilities need work.

all the fittings are in, airconds are all also installed. 4 per unit. toilets still left mirrors not yet installed when i saw. that was a month ago.

from what i see no major complaints. maybe the toilet needs a bit more work, however the basin and toilet seats they use are decent. they say they will fit mirrors into all toilets but not fitted when i saw, also shower screen and shower head not fitted. tile colour in toilets are light greyish brown. good colour for me.

paint looks good to me, didnt see any defect, however the wet kitchen 'ventilated' brick wall they use is no good and should be taken out and replaced with a window or something once the property is bought.

in the dry kitchen area, the wall is tiled up to the ceiling with white tiles, makes for easier cleaning. floor tiles are the big ones, they don't look cheap.

window in the hall although it looks small looking at the condo from outside actually stretches all the way almost to the floor. occupies almost the whole wall. makes the place feel even more spacious.

overall design to me is very basic, nothing creative.

Personal View - It's not worthy with the location in the middle of 2 highways.

Bad experience last Sunday where the appointment made with the agent on 11 am but she postponed to 12pm, this was fine. However, when we arrived at the site, she asked us drive back to sales office for registration, this was also fine. After that, when we back to the site, the main entrance was locked and she called the office and then told us that the guy hold the keys went for lunch, asked us to wait for 15 mins. After 10 mins, she told us to wait for 1 hour. WTF the agent and the developer management didn't communicate properly? The management should not just let 1 guy to in charge and hold the key. There were few people out there waiting as well. It was really disappointing and we left without waiting and viewing the actual unit.

Nope. I do not have any internal info.
The only thing maybe is due to bumi lot only. Less interest.

Maybe can check with developer too.
Another thing maybe title already issued out and developer disallow direct transfer. Maybe required double transfer.
Just speculating here. Need contact the developer to find out more.
