I thought that was huge difference to the BS area IMHO. Secondly i booked one because it had close access to Kerinchi covered access into LRT station. I would love to not be stuck in traffic jams if I lived right beside an LRT. MY car just for my weekend escapades. im also hoping by by 2019-2020 period during the handover of property that the MRT's wouldve eased the human traffic on the LRT and Malaysians can really enjoy public transport. All big 'IF's because it still some time away and God knows if there will be economic depression because of China, Euro and US causing delays and halts to all public works. |

The value of property consist of how many services implemented in those buildings for instance:-
1) childcare centre 2) schools 3) public transport 4) market 5) retails 6) parks 7) amenities 8) community halls So far we got 1 community halls, schools, market in crappy situation. Theft and burglars everywhere smashing windscreen and vandalism. Lack of parking. Everyone wants new property building but sustainability in KL is $hit. Look at current building most of it badly maintain. Cracking concrete pavement like nobody business. I bet there's no population ratio studies on the suburb that's why the traffic is horrific. Obviously, this Novum is not really suitable to build family and raise your children, as I always prefer landed G&G with quality school nearby for family stay. However, for investment and rental purpose, this Novum is one of the hidden gem I would say. With so many quality office and companies set up their base in Bangsar south, definitely there will be increase demand for studio and 2 bedroom unit for those higher income group of blue collar. This is why this development 60% is 2 bedroom and 30% is one bedroom after research. And the main selling point of this Novum? Freehold, free car park and selling at camellia subsales price! |
