Boss, if super high dense need nice design like Elements Ampang compared to this white wash southview apartments.. hope future will have more glassy+grey building..

Maximise profit is good to be on their side Bad on investors side due to extreme density n ugly design.. I think they got high plot ratio due to LRT closeby..

I've not used the bridge but i mean the bridge is end to end n will thr be an opening for novum/soutview residences??

So u mean they mus walk 150m to bangsar south n then 300m to kerinchi LRT?? I think the bridge can make a lubang for southview n novum residents (2k units)

Bridge is nice n safe!! This one is a much btr bet than park residences or southview by OUA factory..

Usually when i passby i focus on seeing progress of BS, novum, southview, gateway n later on ecocity, southpoint MV!

Slight aircond will be good but is it tht stuffy inside? will be too hard to share cost after all development is complete! Telecom staff also come to BS to eat ah? Think thr not much food n pullwomen hotel location is so bad with no retails nearby, ppl always complain!

After hours was very quiet when i makan thr few yrs back but haven't been thr at night in a long time (no reason). With gateway mall, think the area will be slightly more lively at night? Should be quiet now with only residents n some office staff still thr at night..

My friend from the US said when he went BS at night, he saw d bars all empty last yr (same thing for me 3 yrs back) n he said the mamak shop in the apartments next door was filled with ppl.. he said thts what the market n specifically the kerinchi side of BS wants

Novum to gateway 300m.. Yeap, many choices maybe thts why E&Y wana move thr cos dsara heights no more food d after pavi dsara tore the buildings down Expect to lose tenants if got no food nearby!

Boss, of all the integrated components, i feel hotel is d weakest add on to yr resi components.. hotel staff usually not paid well n senior guys live in the hotel..only can help residents makan if they got big budget Most importantly, if u have a good hotel brand there, like ritz carltun or MO, then ppl will brand your development as a Ritz Carltun type area but this works both ways if they bring in ibiz then ppl say ibis area

I have confidence IBG will bring in a 4 star hotel brand or maybe their own brand! This area good for hotels

Actually u are right.. i see citytell n bulevard average reviews n i've stayed in gardens too also below standard.. only thing ppl say is superb location above d mall

OMG BUDGET HOTEL & 2000 rooms...madness but good for commercial shops nearby.. how small d rooms gona be? 100 rooms per floor like gentinj

if 3 star means OK but doesnt look like it.. Like i said should be 4 star hotel here as this area is suited for a 4 star hotel.. budget hotel will bring the wrong crowd n the commie here is premium n not the budget type.

But if IGB can pair it with some MV vouchers extra 4-6k footfall perday for MV

wah will be BBB like mad bangsar south many office, lrt, malls, retail, medical centre, hotel, former slum (oops) but good pricing

sure will be oversupply down here & prices will come down...good for those who have not vested here n looking for a slice of the cake albeit much cheaper now

uoa understands the future market demand remains in svc apartments n some incoming small office unit in BS may not perform as well as before.. i foresee future launch will be strata office n svc apartments to reduce the risk on their side..

mos new launch always whack the maintenance cos they say 4 yrs time will b inflation n all..many new apartment launch d roi will b lower cod vry high maintenance.. but btr than badly maintained condo
