Developer got exp in kedah but not sure about highrise exp.. they also building apartment near veloshitty side.

Maximise profit is good to be on their side icon_rolleyes.gif icon_rolleyes.gif Bad on investors side due to extreme density n ugly design.. I think they got high plot ratio due to LRT closeby..

Will the LRT walkway be opened up for novum n southview residents??

Usually when i passby i focus on seeing progress of BS, novum, southview, gateway n later on ecocity, southpoint MV!

Slight aircond will be good but is it tht stuffy inside? will be too hard to share cost after all development is complete! Telecom staff also come to BS to eat ah? Think thr not much food n pullwomen hotel location is so bad with no retails nearby, ppl always complain!

After hours was very quiet when i makan thr few yrs back but haven't been thr at night in a long time (no reason). With gateway mall, think the area will be slightly more lively at night? Should be quiet now with only residents n some office staff still thr at night..

My friend from the US said when he went BS at night, he saw d bars all empty last yr (same thing for me 3 yrs back) n he said the mamak shop in the apartments next door was filled with ppl.. he said thts what the market n specifically the kerinchi side of BS wants brows.gif brows.gif

Boss, of all the integrated components, i feel hotel is d weakest add on to yr resi components.. hotel staff usually not paid well n senior guys live in the hotel..only can help residents makan if they got big budget brows.gif brows.gif Most importantly, if u have a good hotel brand there, like ritz carltun or MO, then ppl will brand your development as a Ritz Carltun type area but this works both ways if they bring in ibiz then ppl say ibis area cry.gif cry.gif cry.gif

uoa understands the future market demand remains in svc apartments n some incoming small office unit in BS may not perform as well as before.. i foresee future launch will be strata office n svc apartments to reduce the risk on their side..

mos new launch always whack the maintenance cos they say 4 yrs time will b inflation n all..many new apartment launch d roi will b lower cod vry high maintenance.. but btr than badly maintained condo
