This development may be is freehold. Few apartments further down from latitude are freehold....

But now economy turn bad. Malai seriously lack of affordable house. Singaland has more than 70-80% under affordable house.

See what surprises can bring up from ijm.

agree - they cannot price lower, cos of 236. already, 236 about 10% units unsold after trying all sorts of strategies.

at this price, I think riana will struggle even more, unless like u said they give FH.

Surrounding already have Angkasa Condominium & Altitude 236 , will the condominium supply over the demand for rental market?

What is the average RM/sqft for apartment & condominium in Cheras?

I would say not easy. As you said, there are some options nearby and further in Alam Damai. I dont think their student population is that big yet unlike UTAR in Sg Long for example. And furthermore, lots of pak hitam from the college and many staying in Angkasa and Puncak Banyan.

Been to d sales gallery office. Show unit not ready yet. Price from 561k before 10% rebate. Collecting cheque n giving queue number. Leasehold. Total unit 5xx units.
2 blocks just next to new UCSI faculty. Also have a link bridge from this new faculty to the other side of UCSI.
Maintenance fee 30cents. Official launch / choose unit in d next few months.
Dunno it is good buy or not but i think this is real walkable to d UCSI n it is convenient for students. Been looking for condo right next to university.
D main concern r if renting out to PH, might/might not affect d subsale price n whether d rental can cover d installement or not.

If manyak units rent to ph 100% sure jialat. U can rent a unit nearby in puncak banyan to observe n check it out.

I will student rental for examples...
Allow me to quote Angkasar rental, it's around RM1.5k(+/- 200).
Pucat Banyan an has lower rental than Angkasar and many more units available... Waiting for tenants...
Attitude 236 is asking RM2.4 to 3k for semi-furnished room and also many available. Suggest to drive thru at night and observe how many units taken...

So I think RM3k is a bit high for Riana and cater for the rich students.
Also students' rental turn over rate is relatively high.

Of course RS is a different category. But if they are targeting both student tenants, RS investors need holding power.
For own stay buyers, as long as they like it (not interfered by SUKA) and financially capable then no worry

Was informed by a SA the SUKA is at a height as facility level(L8?).
Also, SA told since the buildings are like an inverse-L (or 7) shape, there will be a part (not sure which block or side) nearest to SUKA. Not sure how close....

Which block is closer to the "broad" back mountain?
Any concern on the light intensity on units(especially low floor) facing the mountain?
Would the atmosphere be a bit dark or dim?

yup. To be honest the info is not accurate, previously been told start from 499k after rebate but exact start from 504k after rebate.

and best thing is, each floor up 10k for level 4 to 7 and 15k for level 8... doh.gif

yea i went, 578k is tower A right? tower B starting from 655k bangwall.gif like pasar indeed, 'hand fast got, hand slow no'

i was completely stunned when inside, looking at the price chart. all my plan was different lol took tower b at the end

ya, the price was higher than what the agent initially mentioned...even now my pre-loan has to be revised again due to the higher price..

nonetheless, i still bought as i have confidence in UCSI's expansion and the fact that the units are smaller than altitude236 and nearer walking distance from the campus...made the condo more attractive

plus, i've always wanted to TRY buying something from a developer like IJM...see if bigger developer would deliver something better onot

Yup..even my agent was lik what the hack the price so much diffierent from what IJM told them..however, still everyone in BBB mode, like how we always said, buying vege at market.

N i have the same thought with u..my previous 2 condos were not up to the expectation due to cap ayam developer. N having been visiting my friend hse from ijm at wangsa, it gaves me confident on it.

Last but not least, which tower n unit u bought? Facing which area?

i also have very big concern buying this project as the price is far far beyond my expectation. my number was 100+ and i stay inside think about everything until the number goes to 200+ lol the psf is indeed expensive and expected rental cannot cover installment but come to think about the area, near city yet got mountain (i like greenery lol) and 600k buying a condo seems like the trend now..

If anyone wishes to try feeling of the broad back mountain environment, one suggestion is to visit the next building Pucat Bayang and walk towards those low floor units facing the broad back mountain to get a feel for ten minutes.

I try not to off track, one example of a project in hand that you can find is the thread that l posted pictures constantly....

In soft market like this, strategy needs to be refined/adjusted to avoid "shxt-full" cash flow.

What is the point to publish an article if the path findings / analysis can only last for few months rite biggrin.gif.. Niway back to Riana South, despite recent lousy made landed by IJM, I think Riana series can be one of favorite by the fans on high rise.. the advantages are still there, students catchment for UCSI campus (at doorstep) which is under expansion.. just don't expect the rentals can replicate what Nadayu / Geo residence able to get for Monash and Sun-U, it is totally different geography, students profile and market segments smile.gif. Not agent else I wouldn't say they need to do it better for landed. The article just serve as reference and points identification hence we become more prudent from market choices. But undeniably buying any high rises above 600k will exposure yourself at some risks esp without deep due diligence and under estimate individuals credit capabilities.

Not this project but booked other residential high rise which is below 600k. Preferably FH still after sold my last LH (Midfields) so not going to buy another LH nimore.

My SA told me 0.33c from the sales kit. But it was one month ago and worth to recheck.
LH or FH does make the difference, be it technically or on reflected pricing. Cost of acquisition is already different. smile.gif
Will u consider LH if there is one FH of equal capacity & commercial offering besides Riana South?

Previously 0.30 + 10% but now is 0.25 + 10%.

Definitely fh will on higher upper level but nowadays difficult to find a property that side by side but different tenure. What i can share is, i missed out lot property due to my stupidity of LH.

Miss out j dupion, lido, kiara residence, sentrio kg pandan, amaya maluri...so for me, tenure is not my priority. My 2 cents

Thanks to clarify on the fees ya SA said the Dev did revised down the maintenance b4 launching to make things more attractive. It is however just an estimated one as more facilities means higher fees and less facilities also translate to lower enjoyable lifestyles.

And in Msia even on a large plot of LH territory, there are possibilities to convert by pay up outright premiums. This is quite common especially in Ampang or Rawang, even same Taman or circular 3km will have both typesets of land title.

Hence from the examples, it will be two aspects to ponder - one is whether LH or FH is the same, and whether said area has only LH to choose from. Can only conclude land title has its difference however 1st tier popoti to central business districts usually has rather limited FH to choose from.

I'm still considering - made the appointment with SA this weekend. So far so good as discussed earlier but need more personal feel on buy signals to justify the purchase. This is by far good buy for own stay (and worth exploration) as compared to vicinity new projects per said. Congrats to you too bro, I'm also ex-IJM purchaser smile.gif

They have been vped many years and spelt earlier.

efficient rate 4.25 is good but once maybank BR 3.0 is totally very dangerous. if suddenly mbb increase the BR to 3.5, then rly bangwall.gif

dont be fooled. its not compulsory... ask them to send you black and white in email, saying its compulsory, see they send or not.. hahaha

but most banks will give u better rate , if you have mrta/mlta. not much also, maybe about 0.05-0.1%

Yeah I heard. So that's why I just went ahead and selected my bank without waiting for PBB to process. They didn't do much persuading, so I think they have a lot of business lah.

Fast, yes. Professional, no. The agent who was handling my case was very unprofessional. Did not like his sales tactic. If you want me to go for your bank, you should sell your bank to me and not smear the other banks. He also drew up a comparison table where the numbers, I suspect, were manipulated. How is it the amount of interest to pay is lower than other banks when your interest rate is same but the 90% loan+MRTA total is significantly higher?

Well, just sharing my experience. Hope you guys had better experience.

yeah, lock in of 2% during BICC is still reasonable coz they relaxed a lil on the penalty terms for defaults.
4.25% is the best rate for MBB already, and their ETIQA insurance is also competitive to 3rd party offering.

As long as you hear IJN(you know the real name), there's NO FH project in this area.

yes she did and mentioned that they will renew/extend the period. i still think it's a good buy coz IJM is one of the top 3 developers in Malaysia. so i trust in their workmanship and quality. if for whatsoever reason the leasehold period is not renewed (touch wood), then i'll deal with it as it comes. if it's renewed and all smooth, then praise God.

Ah, ok. Now I see where you're coming from. I informed them beforehand that I was not free on their launching day until much later.. I only went to see their showroom at 5pm, and the lawyer already sau gong for the day (the lawyer would be a story for another day). So they probably gave me an exception for that. I have my friend to thank as well coz helped to reason and rationalise the situation with them lah.

The access is not always jam lah. That's an exaggeration.
If you want to say during peak hours/rush hours, everywhere is jam.

UCSI students? I'm not sure of the demographics of UCSI students. Considering UCSI intends to build a dorm for the new campus, and there are many options around this area, rental price would certainly be pretty competitive.

Got mine i think 2 weeks ago. There is a small stamp "Paid" in red. So i guess its considered paid already.

if looking at new projects in cheras.... i think this is one of the okay one... how your unit cost? depends on whether you need public transportation or not... otherwise metro cheras or sapphire 9 would be better... and their density not too high... but at slightly inside of cheras near batu 9 there...

My agent told me that I need to call the law firm to ask them when I can collect the S&P sweat.gif

This law firm I really drop spectacles. First time encounter such "good" and "professional" service. Make appointment to sign LA also we have to email them first, then they don't reply to acknowledge or confirm. Masa I tanya "confirm ke tak?", dia orang cakap "no reply means confirm lo". Now how the heck would we know that? So difficult to reply email ya. This time collect S&P also I have to ask my agent what happened and find out I have to call them.

This is the only part I'm very cheesed off. Otherwise, my property agents and bank agents were all very good, efficient and professional.

Actually Block A almost sold out as the price is slightly lower than Block B, just recently got 1-2 units in low floor get release due to loan reject only.

Bcoz I heard rumours too said Sunday normally McD and Giant is full of African and Negro ppl, so I purposely visit those place on Sunday and find out, eh... why all chinese family geh? So now the surrounding and stories has changed as UCSI less taking African international students, but more on local and China & Korea & HK International Students for their pharmacy, medical & engineering courses.

You all also can personally go Taman Connaught to survey and research also ;D

It's definitely will get some UCSI students as it's near to UCSI, but because IJM project has good reputation and it's location quite good in Cheras (near exits to MRR2 and East West Link) and low density residential condo adjacent to forest reserved with fresher air, so there are also quite some people buying for ownstay.

hmm...UCSI rate as top university among all the private uni in Malaysia, surely will attract more foreign students, and local student will get more credit hour when they going for further study abroad. Somemore UCSI is keep on expanding.

For investment you have to know the strategy, student prefer the accomodation by 500m radius. Over than 500m there will have many choices.

The rental cover 90%? i would say it can goes to 120% depend on how you manage on the unit.

Access to the Giant "carpark" is open to public, no charge imposed. You need to pay only if you park your car there

Passby riana south today. They are progressing very fast especially Block B. I think maybe around 15th floor already.
SUKE pillars are pretty close to Block A. 😂😂
I hope they will install a good sound barrier on the highway.

There is no glass door, it will be a solid wall with a door for both 947sf and 1238sf, eventhough showroom seems like transparent sliding door - yes, u may refer the layout to see how it exact looks like, but if u like the showhouse design, u can always renovate and convert it later.

Best to pay a visit to the site to see the actual progress and reference to SPA signed if significant delay then timely to approach developer for status update

Yes, fully sold.

I think noisy is subjective, as some would say convenient and this project half is for investment and half is ownstay, if ownstay they chose those that facing inside.
