the cost of DIBS is very easy and simple to calculate.
if you bought property from developer without dibs before, you should know about the cost that you are paid during construction period. does it comes anything close to 6%? smile.gif

we can do it in 2 different ways.

some developer mark up the price for 6% and give dibs, to encourage purchaser not to take dibs by giving 6% discount. and however if the purchaser still prefer to take the dibs, developer are happy enough to earn the extra 3%.

you should know the answer. smile.gif

another things need to consider is the construction period.

well the reason is simple.
for every brochures, we must print the AP number at the back.
i know many developers dint follow this rules but we do.
we can only print it after we obtain the number.

there are at least 2 fung shui master bought here for own stay. (not Brian, Brian is more like iron board god calculate......) rclxms.gif

first one spend more than 20 hours measure this calculate that before confirm the unit,
the 2nd one is a full time fung shui master, bring along a compas to find their best unit.

hints: one of them is in the forum, chating with you guys recently. icon_rolleyes.gif

1. very near to 2 indah water sewage plants, nearest is about 100 meter away, quite big size one. (500 feet x 400 feet)
2. next to 8 blocks of "pangsapuri", that come with a big surau.
3. facing few rows of mahajaya shop lot, that are quite empty when i visit it 2 months ago
4. no guarantee but seems this is the first time developer with no track record.
5. opposite 2000+ units of jib kor 1 malaysia houses that going to built by dont know when.

banks, i remember MBB, PBB, CIMB, HLB, alliance rhb uob affin ocbc mbsb and few other, cant remember.

the rate is pretty good, you can check with your SA.

bankers start coming in 1 by 1, you can apply loan from RHB now.

the rate is quite standard, BLR - 2.4 (2.5 subject to approval), no lock in period.

quite a good offer IMO. smile.gif

1. up to date now, Oct of 2013, there is not a single high rise project, or condo approval from Majlis Perbandaran Kajang on that subject site.
2. subject site development plan still remain the same: landed link houses.
3. we have no idea about anything on what and when the land owner going to built in the future.

I can only share with you what I know, and the fact remains that we cant promise anything that beyond our control. hope you understand. smile.gif

for praxcis, don't play play, you try to call them say want to appoint them for landscape design for your development, 90% chances are they wont entertain you.

unless you are somebody big, or introduce by somebody that praxcis need to give face.

due to Bank Negara instruction, most of the bank no longer able to work with the DIBS Scheme.
for any bank that not come with auto DIBS scheme, developer will reimburse to purchaser accordingly.

we still waiting on it, will discuss about the detail afte the budget day on this friday.

and by the way, is very important that purchaser ONLY apply loan from our panel branch.
please contact your SA for furthur detail.
