QUOTE(Kvsual @ Sep 9 2013, 01:55 PM) Frankly speaking, jadite scale models no way can compare CT models after visit. And cnt deny the fact that CT project kinda well planned. Wah, Kvsual kor, how many times u have visited the sales gallery? According to my mom & friends, surprisingly jadehill landed workmanship aint that good. I wonder why she said that. Now I believe reputable developer aint always equal to good quality. Mahsing also has poor quality and complaint by their customer like samsung etc. SDP has also little complaints from 5stones ownerrs. finger cross zalam could build it with quality. |

QUOTE(chulk @ Sep 14 2013, 08:10 AM) Sorry for the late reply on your above query coz just back from outstation last night and only manage to find out more from my building manager this afternoon. Anyway, after having a meeting with our building manager today. 1) Swimming Pool leaking - due to a minor water proofing leakage. Swimming pool is a water retaining structure with water proofing to prevent leaking. Therefore, water proofing system is important during construction of swimming pool. The above problem can easily resolve by injecting with pressure grouting to the defect water proofing system and it tend to happen for the swimming pool constructed at the car park podium ( suspended slab ). Since water proofing is a specialist job and 10 years under warranty given by the water proofing specialist. So, the specialist is responsible to rectify all this minor defect during and after defect liability period. 2) car park floor leaking - we believe this is also happen to most of the condo. The reason of this happen mostly at the location of construction joint of the slab. For a typical construction method, contractor will construct the RC floor slab with splinting into few zone due to the floor area too big. So, in this circumstances, construction joint appear and it is a weaker point to the structure. After we handed over the building, the live load will also take place and sometime crack will happen on the joint and surface water tend to seepage into the crack line and lead to some leaking at the soffit of slab. The rectification method also quite a common once with pressure grouting to the crack line to seal up the gap. The above incident happen mostly in the new building. If you refer to our previous project that we handed over more then 3 years, all this is not happen any more. So, in general. The above defect is quite common in the new condo and it can be resolve easily during our defect liability period. For 1 Sentul, the leaking issue is no longer a problem at this day but for pertama residency, we are not the developer and the method of handling the above is much much more base on the developer experience and expertise in handling the matters. Please feel free to visit out sales gallery. Thanks. As long as developer rectify it asap and responsible on it, owner/buyer will happy already.. |

QUOTE(brianccg @ Sep 24 2013, 09:51 AM) Indeed is very jam around that area. Agreed, as i stay around 5yrs.. but jam will not turn people away from this project.Been working around there (nearby army camp) for 10 years and even we want to go out for lunch...also terrible jam. In the morning, the traffic will start from Selayang all the way to Mahameru till PWTC. Not to mention if you want to go to Kepong Via MRR2 during weekend afternoon (start from 4pm), the traffic is worst as a lot of uncivilize driver just triple (or fourth?) park their car along MRR2 in order to go to the Garden. .................On and off..........special smell will fly over....... You have to U-turn to KL.. this a bit headache.. Taman got small road to Jln Kepong? |
