Get the key early June, or was it late May. Does not matter much now. Lay back a bit, now almost end of July and the drawing still not yet approved by the local authority. Adui...

Long story short, once the drawing been approved, hopefully before raya. Otherwise another month of delay can be expected rclxub.gif

Since there were no renovation started yet, so only share some costing incurred to date.


House dimension: 20 x 75 (Double storey)


Damaged so far:

Legal Fee + Stamp duty = RM 29,500 (Property SPA + Loan SPA)

Drawing for local authority = RM 2,300

Valuer fee = RM 800

Waste bin = RM 560

TNB = RM 313 (Open new account)

Cukai pintu 0.5 tahun = RM 255

Syabas = RM 100 (Open new account, forgot exact amount Orz)

Title search = RM 50

Photostat = RM 10

Damage so far = RM 33,888 (so huat, so gud)




Damage (to be):

Front extension 7F + Balcony + 1st floor concrete slab roofing

Construct carporch 12F = RM 14,000

Construct 1st floor concrete slab roofing = RM 8,800 (need to recheck, if this is the balcony, amkan!)

Hack Ground Floor wall & roof = RM 4,500

Construct Main gate wall 16F + 3F + 1F = RM 3,300

Casement window 2 sets = RM 1,664

Door = RM 600

Dismantle 1st floor 4x4 window + install new window = RM 500 (only labour)

Subtotal = RM 34,540


MISC (Lazy to categorize)

Install new roofing on top of kitchen area = RM 2,800

1st Floor plaster ceiling = RM 2,100 (800SF++ if not mistaken)

Install & Supply metal door frame x 4 = RM 1,800

Install & Supply 6x4 sliding window x 2 = RM 1,664

Kitchen wall & table top tile hack = RM 1,600

Dismantle wooden door frame x 4 = RM 1,050

Hack wall @ master bedroom 15F x 9F = RM 1,000

Hack wall near staircase 10F x 9F = RM 800

Grills whole house = RM 3,000

WC + basin x 3 sets = RM 3,000 (material only)

Toilet water proof x 2 + Tile/WC installation x 3 = RM 3,000 (RM 600 for each toilet water proof was quoted)

Anai anai = RM 2,000

Car porch tile laying = RM 2,000

Electrical wiring = RM 2,000

Ground floor casement window = RM 1,500

Tile for 3 toilet = RM 1,000 (1 x 2 mostly, less than 180SF in total)

Car porch tile hacking = RM 1,000 (400SF)

Car porch punya tile = RM 800

Subtotal = RM 42,900



Grand total = RM 105,164

Over budget liao rclxub.gif Need to part time at jalan alor...

my bro is a kit cab vendor, so the price should be reasonable.

my toilet is relatively small, 60-70SF, so water proofing is relatively cheap. (the previous owner potong the original toilet into 2, thats why end up with 2 miniature toilet...)

need to do additional water proofing under the water tank also, otherwise water will seep through the ceiling on top of toilet..

Once obtain approval next week. Will have a ground breaking ceremony next weekend despite already told the contractor such "pantang" is not a concern. He insist of doing this before the chinese "Halloween" to ensure smooth construction...

If you are talking about the Hacking ground floor wall & roof, it is actually to remove the existing 20Ft x 10Ft wall + dismantle existing pitch roof to give way to balcony.

All in all, i pay RM 18,500 for:

1) 5Ft front extension - living hall
2) 12Ft Covered car porch cum Balcony

I reckon that for front extension or back extension market rate hardly below RM 20K, i am ok with the price i get. There is other factor that i taking into consideration apart from cost.

The price quoted inclusive of construction of new wall & plastering it. Otherwise i will hack the contractor head for hidden cost.

**Edit: Front Ext + Balcony was actually RM 18,500 instead of RM 22,800. Same goes to the below post...

In addition, the original plan was to extend 7ft but end up with 5Ft due to regulation from local authority. (outer gate to main wall must be 20Ft & above...)

So the RM 22,800 was meant for 7Ft ext, but now the actual ext going to be 5Ft only. Perhaps will get the contractor to do me a bit of favour in providing some free service here & there.

RM 1000 for 3 toilet is the tiles only. I will buy the tile to choose the design that i like. Since the total area for these 3 toilets are 190SF, and each 1 x 2 tiles around RM 5/pcs. I roughly estimate the tiles cost will be RM 1,000, but VERY LIKELY it could shot up to RM 2,000. I forgot to include the wall rclxub.gif

Am aware of this. Not too worry about lights, but wardrobe can be easily another few thousands there. It will exceed 120k anytime soon, will pray hard that it will not touch the magic number, otherwise every meal need to jiak roti...

I asked the contractor to quote itemised price to have clear picture of the nature of works. If one lum sum, later the expectation & outcome is difference then there will be a lot of argument.

2) I bought a 12 y.o subsale unit and the toilet really run down. Since the WC & Basin got to replace, and more important the toilet is leaking, the tile need to be replaced. No other choice...
3) Plaster ceiling (agree partially; in my case ground floor has plaster ceiling, might as well install it on upper level)
4) Main gate. The ori main gate already koyak, need to use steel chain to lock it sweat.gif in addition, the gate going to be 16F wide, normal manual swing gate am afraid that after a while either panel will sunk due to the weight and difficult to close the gate.

Week 1 - Mainly hacking work, internal & external

The column at ground floor is up, steel work for balcony is ready. Just waiting for sunny day to lay concrete. Problem is it's raining 5 days a week. Delay.

Week 2 is happening. The ground floor WC got blockage, RM 800 burnt. Further RM 450 damage to construct a water gutter for neighbour. RM850 for concealing the PVC piping.

Best part is, the neighbour's brick wall has protruded by 4" into my house. So there will be visible protrusion @ living hall unless hack down the entire brick wall fencing, which is not really an option.


Week 3 - Concrete slab for balcony (6 inches) finally completed. Judging on the current progress, major wet work should be completed in September. Another concrete slab on top should be competed by end September depending on weather.

Week 4 - Day 24th

Start constructing brickwall + column for upper floor. By right need to check whether the brick wall is Senget, but after considering the effort required to climb up stair, lets do it another day biggrin.gif

Only 10 working days left for September, judging from the progress so far most likely the RC roof for upper floor will not be ready.

RM 2,300 is only for drawing floor plan for the renovation + submission to local authority for approval.

Anyway the waste bin deposit can collect back after the renovation completed.

not interested in getting anything from Singapore.

Cement rendering done, window frame installed. Next week will put on the "make up" after casement window arrive.

Most wetwork should be completed by end October including toilet tiling.

The sliding window looks disproportionate, or was it the viewing angle. Cincau2.

1. Piping work. Initially only prepare to spend 3k on it, but the bill easily close to 8k-9k now. mainly due to

- Construct a new water gutter that previously sharing with the neighbour = 450
- Repair a stuck WC = 850
- Repair leaking pipe at dining area = 450
- Replacing all cold water piping for 2 WC & 2 Basin + 6 new stopcock = approx 1200 (old piping leak is common these day)
- Conceal water pipe from meter to water tank = 850 (for cosmetic reason...)
- Conceal & relocate piping work at wet kitchen= 600 (for cosmetic...)
- Relocate water meter to give way for 16Ft folding gate = 600

2. Wiring work. Initially only budget 2-3k for new power point + light point. might end up spending additional few k on

- relocating TNB meter + conceal wiring due to front extension = 1500 (not aware it is so costly)
- relocating MCB box = 700 (contemplating to spend on this. otherwise the box will sit on top of TV Cabinet...)

3. Removing existing tile on kitchen table top and install new tile. (big mistake. it cost a bomb. might as well hack & construct new table top @ RM 160 per feet long.

- it should cost around 4-5k in total inclusive of new tile. will only know when the final bill comes. (i got 20ft+ of table top in total)


There are also other items that i conveniently omit since the price tag was enormous sweat.gif


A word of advise, give it a pinch of salt when someone quote you something 20-30% cheaper on renovation works. i think within klang valley there is a market price for anything from A-Z. might end up penny wise dollar fool if engage a CONtractor due to very cheap pricing. if the guy is relative or close friend then different story.

Most electrical & piping work at final stage. Tiling work start this week, target completion by end Oct.

Hope they can finish the wet work soon so that i can start painting external.

Take almost 2.5 hr to apply Nippon 5170 for an area of 140SF, consuming approx 2.5L. Anyway wrong application since it is meant for non-covered area. Acrylic based is difficult & messy to handle.

After it dries, it only takes 1hr to paint the same area (140sf) using ICI Maxilite Plus, consuming only 500ml-600ml. At a price of RM 65/18Litre, it makes perfect sense why most contractor quoted their paint job using Maxilite. Cheap & user friendly.

Contemplating to paint it with Nippon Weatherbond Solar Reflect, decide to reserve the 5L for upper floor. The price tag of RM 138/5 litre is a bit stiff on budget.

Another Half cut DIY project for 2" x 8" brick wall:

- Material = KG brand Premix plaster powder (Simen Putih) + Sika tile adhesive (Susu gum kuning tong)
- 20KG Premix Plaster = RM 15, Sika tile adhesive 20L = RM 65.
- 2" x 8" BRICK tiles = RM 104/Box. (Each box contain 96 pcs)
- On average 1kg Premix plaster can apply 15-18 pcs of brick, depending on the coating weight per brick

Steps:

0. The wall must be rendered with rough surface cement first. The rougher the better.

1. Mix the plaster with Sika adhesive, start with small volume of adhesive first, add adhesive and stir it until it gave a texture of porridge (not teow chew porridge ya).

2. Start from the floor level first. Ensure the floor is flat using Level ruler.

3. Punch two nail on each end of the wall and tie a string there as guide line for the first row of brick.

4. Apply 4-5mm of the mixture on rough surface of the brick.

5. Install brick tile on the wall, press it on the wall kuat2.

6. 10mm gap between each brick, use your index finger as reference.

7. After the installation is completed. Apply the mixture to feel all the gap, use finger to remove excessive filler to deliver a more distinctive 3D looks. Preferably the thickness of filler is less than 3mm.

Total damage so far RM 400 Indon wages for installation on 42SF wall )+ RM 416 (brick tile) + RM 90 (adhesive) = RM 906

Still work in progress though.
