QUOTE(ManutdGiggs @ Jul 20 2013, 10:12 PM) I acknowledged the recent hot weather. But wonder wats it so hot bout tis fennel??? i think many ppl think that no point keep money in bank. money will get smaller especially when Jib gor announced high income (high inflation?) by 2018. so we are 2 years earlier for high income high prices era. i think more parents willing to fork otr thier saving to buy prop for their children. 1000 today maybe will become 500 in 2018. everything start naik harga now. Buy 1 get 1 free kinda product??? Dun think so. Its no doubt vely near to kl city but at 800+k with 1+k sf, its a lil overpriced for sentul. With almost the same distance, royal regent look more promising thou I like the fennel design vely muchi. However if its an almost sold out project, it mean many out there stil willing to fork out $$$ for props. With tis price tag I blif not many fliipers were in the queue. beside prop what else can we hedge to inflation? |

QUOTE(ibwo @ Aug 3 2013, 10:24 PM) once upon a time, ppl used to Q for 3 days for new property launches. Now at least you get to ballot. what is 2-3x? sap sap sui oni... shanghai prop price gone up more than 10x in 10 years time. scary or not BUY BUY BUY ppl .... u can at least make 2 or 3x. So far it has only gone up 2-3x, i think it got room to grow another 2x. All condos will be priced above RM1k psf from the current avg RM500psf. So average 1000sf unit will sell for RM1 million ... BUY now before it is too late ppl ... |

QUOTE(slickz @ Aug 13 2013, 06:52 PM) I've asked in the previous pages but have yet to get an answer... also depend on the size, some DSL or 3SL build only on 14' x 30" land. but ppl still buy. my fren just bot one unit near segambut dalam.1. Is it realistic to expect new launches for non Pr1ma terrace/linked houses to be in the price range of 500-600k anymore? |

QUOTE(ManutdGiggs @ Aug 18 2013, 10:22 PM) So far I'm buying props like buying UT. I buy UT regardless of the pricing every mth thru standing instruction. So far not bad I would say. I oso make sure every yr I buy prop. Oso regardless of the peice as I dunno whether it ll drop tomolo. But so far rental enuf to cover all installments. And im not sure if prop ll down. me too, i hv been buying prop since 25 yrs ago and average 1 prop every year so far all doing ok (rental and capital). i try to diversify my prop portfolio (like UT) and buying bungalow, semiD, terraces, condo, apartment, factory, land, shops, retail, REIT etc. from my 25 yrs experience, i think prop will rise in the long run. it is better to start earlier. all my earlier purchases make good $ and location wise is better. (after more developments in that area) |

QUOTE(cockee @ Aug 19 2013, 11:28 AM) Taiko, you are real big timer here. when i buy prop, i don't gamble. i will make sure the prop is "rentable" so they can cover at least my installment. if the area is good i can rent it out fast without suffer no rental period.Yes, property will rise in long run. That's hard to dispute. Anyone who had bought in the past 5 years sure making profit. Those accumulated for the past 10 years made bigger profit. And those accumulated since 25 years ago sure now making tycoon-level profit. For taikor like you, you definitely can hold and get reasonable average yield due to the low average base price, since you bought some long long ago. Many of us labelled DDD is looking at the CURRENT pricing level, and expressing doubt on its yield and appreciation, and the holding power of the market. If I may use gold as an analogy; even tho the price dropped like 20% since its peak last year, those who invested in gold since 15 years ago will still be profiting. But those who entered the market in 2012 will be sweating. Same like you boss; whether the price up or down 15% also wont impact you so much, because your base prices are much lower. But not everyone in the market is like you, especially in the past 5 years when property became THE investment vehicle of choice. Imagine if a young ciku earning RM6k now owing bank a RM1.2 mil because he want to flip it at RM2 mil in 3 years time. Isn't that different from your situation? i am lucky because i start my prop in setapak area where lot of TARcian renting my condo. also lot of working adults like to rent mid cost condo (rental around 1000-2000). many of them intro my unit to another or i can put ad on notice board without paying com to agent. i think other area will be same if it is rent able eg PJ, damansara, kelana, cheras, sg besi, jl ipoh, BB, klcc etc you can not compare prop with gold investment coz u can still collect rental (make sure it is rentable) if market turn bad. ppl still need a roof to stay. eg near Uni, hospital, offices, downtown, shop, mall, lrt etc if u loss your job during bad time, u can stay with parent /fren and rent out ur condo or sub let your condo to other to cover your installment. my shops also doing good . give good rental and stay long term. i have to make sure it is busy and matured area, and sometime also buy subsales with tenant to secure rental. QUOTE(Martinis @ Aug 20 2013, 08:56 AM) i've sold my low cost apartments and concentrate only the higher rental prop. found troublesome to collect rental less than 1k..but still hold more than 20 prop. so far all tenants bank in their rents into my bank account every month. most of my prop is at good location (matured areas) so tenancy are not a big problem to me. i think will sell some resi in future and eventually focus only commercial eg shops , factory (found easier to manage) + some landed sometime feel a bit sayang to sell those prop which give good stable rental esp those landed prop. (cant get back the same if sold) many of my prop hv already settled bank loan. (thks to the tenants who help me to pay installment for many years esp when i start invest in prop) i am not worried if prop price drop tomo as my entry price is low. in fact i still continue to buy new prop (eg shops) as i still hv many older prop as buffer i still strongly believe prop price will continue to up in long run and our money will further depreciate due to inflation/ new lifestyle/never ending desires etc prop (esp freehold landed, shops ) is one of the best tool to preserve as well as increase wealth.. maybe 30 years later we need mil rm (like rupiah) to buy a plate of chicken rice.. |

QUOTE(super911 @ Aug 21 2013, 11:21 AM) You are a very experienced property agent. You will know out of 100 buyers, how many of them are tycoons, and how many are ordinary household. if every business man buy his own shops/factory to do biz/production then no shops/factory for rent liao..same if everyone can buy condo then landlord cant rent out their condo.. for landlord, they do wish more ppl cant afford to buy. this is cruel facts... prop tycoon understand this, so they will accumulate more prop to rent out especially when more n more ppl cant afford to own or prop price become higher n higher so it is up to you if you want to own or renting... to be frank, i am happy if i can rent out my prop forever and continue to collect rental.... |
