wow... so this thread do exist..... by the way... anyone look at their latest planning and developments? seems very promising xia this project.... new township.... with the new travel route for China's import shipment... Kuantan port seems to have more potential for development in term of seafront project..... hmm.gif hmm.gif the first phase launching seems like doing quite well.... my fren said around 70% booked for that phase....

considering the potential for development.... those who go in at low price... have a potential to succeed... yea... based on current situation without looking into the future... kuantan indeed is not doing well for investment... of cuz there are risk in relying on future as well...

lowest 200k can get one landed liao... haha.....

bauxite and lynas.... 40km from kuantan town.... inside deep jungle.... oni orang asli kena affected.... and now got ban liao ma.... not really main issue i guess... hmm.gif hmm.gif

The prices of landed there depends on which area. DSL got cheaper 200-300k at farer place from the town and have expensive G&G landed semi-d cost for a mil or above. The more expensive area are include Pelindung, Tok Sira, Alor Akar (ktn garden), Air Putih area as I know. I own one brand new at one of the above mentioned area 4 years back. smile.gif

in your opinion, do you think the kuantan seaside worth that kind of price for low density luxury service residence? 230k++ for 450 sq ft, 520k++ for 850 sq ft semi furnish...... hmm.gif hmm.gif

it's tanjong, with current tanjung lumpur bridge, going town is faster (time) than indera mahkota.

because of cheaper land price , almost all new development can found here, there will be a proposed aeon mall and a new bridge beside aeon link to tanah putih then indera mahkota.

Yes true, Tanjung lumpur indeed is a malay fishing village and famous for ikan bakar.

Recently the famous seafood restaurant of air putih named 海天楼酒家 just switched their biz to below the tanjung lumpur bridge near the car workshop there and JV with other as 皇家酒楼。

you seems familiar of ktn town too, bro.

Personally I think most of the local there might use the same amount of modal to get a double storey landed house and renovated it as homestay. Homestay biz there is still popular.

Else you might compare the existing kuantan seaside resort residences managed by Swiss garden to have similar of the development but diff location.

anybody have details on the progress so far...
i agree with comments where local ktn will not fancy high rise property at least at this moment...

for that price of 500k, high rise, i would expect to see a high end condo with good facilities and good management and maintenance

personal view so far i dun think ktn have such quality until i'm proven wrong =D

thats latest developer strategy which get the shopping mall complete and start the business then continue with the residence unit above.

not sure hows the malls gonna look like and its very depending who the anchor tenant and able to attract the well known brands outlet or may ended up like another kuantan parade or megamall

too many uncertainty on this... yes we shall wait and see

if im not mistaken... seems like one of the subsi of binapuri berhad..... if is reli binapuri, then the track records should be there.... and yea... this kind of KL concept mall+service residence+township.... really the first for kuantan.... not really sure what the investors think bout this project when they bought it for investment....

Independent review by expat living in Kuantan for 13 years.

I just visited the site today and the view will probably be the best ever you can get in Kuantan. You are directly at the river mouth where you can see fishing boats come in and out, the backdrop is the sea and the beautiful pelindung forest reserve on a nearby hill. The entire shore visible on the left side will for ever be beautiful nature because it is the location of the Royal Pahang golf course and the Taman Gelora park all the way until the beautiful wooden Tanjong Api Masjid which is again connected to a newly constructed river mouth boulevard.

At the moment the site is within the old wooden fishing village, but we can expect new developments there soon. The new KPJ hospital is a stones throw away and another sign of high quality development in the area.

The entire project extension into the see might only materialise in a lot later, but that would be no problem for me. At the moment there is another high rise near the sea at Tembeling. Many foreigners renting a reasonably price department stay there, but in my opinion this project would be more attractive to stay: nearer to town, more modern and better quality building, you can actually take a stroll on the beach ( not easily possible from Tembeling).

To sum it up..... I do not think you will soon get a better view/location for any high rise location very near to the city centre.

I did not do any research in the builder or possible returns. This is just my personal feeling about the project.

I was there personally to check on the hotel rates (monthly & daily) surprisingly it is good. Even higher than the rate in KL.

haha... i am lazy bum... didnt do math to this extend... anyhow... according to my local frens in kuantan... other than for beach side enjoyment... kelantan terengganu and even pahang people will go to kuantan almost every weekend for entertainment... the only slightly developed city on the east coast... left only kuantan itself... with decent malls, cafes and a little KL alike entertainment... he say kuantan city will always jam during the weekend cause of this... seasonal factors would be on the foreign and outstation visitors from the west side... smile.gif smile.gif

Believe most Chinese expat are in kuantan for iron ore and bauxite. With minerals price on downtrend, fewer will be around.

just check the masterplan, seem like the current launch will not be a good location.

the best part is the reclaim land service apartment with 500m (5-10minutes) walking distance to conversion center, hotel, central park, business hub, bus hub even the edu hub.

is there any new launching for KWRC? the current launching still at tanjung lumpur... left only city view units if not mistaken... the seaview all sold out already.... but its really close to the kuantan town compare to other similar projects...

the last few time i follow my fren to do some market research on our own... generally... weekend the hotels and homestays close to kuantan town... always fully booked... mainly due to the neighboring state need a place for entertainment... and kuantan is closest for them... generally a few homestay i saw thr charging rm200 per night... slightly outskirt... gambang location is a failure... it never an attraction to begin with... the gambang surrounding still so ulu... compare to this one... and the hottest part of kuantan...

just talked to agents, gonna update about GRR:

405 sqft = RM1500
860 sqft = RM2700

5+5 lease grr, first 5 years is compulsory and optional to renew another 5 yrs.

2 blocks, same layout. 1 for own use, another 1 for "lease grr".
own use is pricing cheaper due to SF.

if lucky maybe one or two months... if unlucky maybe longer... sometimes the stamping and the coordination with the bankers are the part that take very long time... you can constantly call your lawyer to follow up anyway...

hmmm you can refer to those original seaside high rise in penang or even PD... forgotten the names... the better ones with good facilities still able to command better occupancy rate and better rental yield than the newer ones... and comparably... the newer ones wont have good location compare to the older ones...

its the same concept as this kwrc... they are the first seaside project at kuantan town.... of course u go further up to teluk cempedak or even timor bay... but the location for kwrc is way more strategic and a larger project than them comparably... its a township project anyway...

china msia already have a joint cooperation for a huge industry area in kuantan.... generally prospect are there with china intend to make kuantan their main stopping port in msia.... the port in kuantan also upgraded already.... and also for homestay purposes... alot of visitors from north will visit kuantan during weekend mainly for entertainment and some non halal activities... haha.... they are better than malacca as they have alot of space for commercial opportunities... Malacca only driven by tourism and nothing else....

yea nowadays really gging.... especially lately economy getting worse for the market there.... but of course.... we cant see for the future also... by the time it recovered we just can we cant see it.... haha so i wont directly say prospect is bad but current situation reli looks bad... at least the industry investment already made... a starting point... the homestay etc etc is only bonus point.... lol

The overall site progress as of now, possible next year VP meh? This project took $5K deposit refund back once VP. The agent told me estimated middle of 2018 will complete.

Today when I went to Mesra Mall, Kerteh, there were agents selling this KWRC phase 1. For 1 room studio suite, they are selling at RM362k with GRR of RM1.5k per month with lease term 5+5 years. I spent about almost 40 mins listening to their explanation and kinda looks desperate to sell of the units. Seaview all sold out. Luckily my wife bailed me out by calling my hp. Then I came across this thread while searching for more info on KWRC. Good sharing and info. Keep it up!

Kuantan doesn't need this kind of project, at all.
the spending power is kinda low compared to "other city state" in Malaysia..
I don't get it what's the purpose of 2nd mall behind East Coast Mall as well? To make both malls suffer?

is the east coast mall currently suffering even during other weekends? from what i saw last time when i travel there... alot of travelers from neighboring states in the mall... and that's a normal weekend... not festive weekend or what.... and a few times also similar case... but generally alot of window shoppers though... here cannot have a mall like the gardens or pavilion... will go bankrupt in a month...

no chance to visit again after the second mall open, before that if after 11:30am most kuantanese wont go there because hard to find parking.

means its good business for them...? although not sure how much really spend in the mall... but along the east coast... kuantan have the most proper mall already compared to other locations along the east coast... and recently kuantan also growing alot... getting more crowded along the streets... alot of new developments mushrooming there as well...

That sounds very good and promising for the people of Kuantan and also the East coast states. With the ECRL, pretty sure things would pick up even better and faster. Now it only depends on the people's spending power.

Never heard for the university and new bridge But I think Kuantan already have too much mall.

Kompleks Teruntum - already died (only still standing because have office)
Kuantan Plaza - died completly
Berjaya megamall Kuantan - next to die (parkson the main anchor already close shop there)
East coast mall and kuantan city mall both at the same location.Every weeekend full of lacal people WINDOW shopping only.Only the China(I mean the China mainland )people working in the Kuantan port I see shopping.

Yea I also heard KWRC project involved with government. Hopefully all goes well.

This project can complete by 2018? Possible? I remember my unit as per agent, the completion will be latest Q2 2018. My deposits $5K still with them now.

I agree with what you say but can't blame them entirely because their state government lacks the funds to properly manage and maintain those beautiful islands. They rather allocate their budget for more important issues like matrimony of 11 year old girls.

I recently booked 1 unit for this.. from what the agent said this is kaw kaw good for investment.. went there for site visit, currently at the 20th floor if im not mistaken.. project still going on

I bought the cityview unit tower b with gr with 380k
But i wonder if this is a good investment or i kaw kaw termakan agent punya promo 😅

I do drive around the site and observe for a while.. the work definitely going on there. Im not from Kuantan but i do go there once in a while for short vacation at the beserah beach or enjoy the city or ikan bakar at tanjung lumpur near the site (that is what most people from kelantan and trgganu do when they came during the weekend).

The GR also 1 of the thing. Others are McD will be opening their restaurant at the soon to be built commercial lot next to the building. And there will be more projects in the future at that area tanjung lumpur which are aeon mall, hospital ibu dan anak, and the ongoing second bridge to tg lumpur.

Regarding the GR, owner will get rm1500 every month for 5+5 years, but then when you minus the maintainance fees (around rm100), u'll get rm1400.. still will need to topup a bit to cover the installment

This tower b will be run by swiss belhotel. Does this mean they provide the gr?
