It is just my simple 2 cents.
i. MRTMRT gonna rock Kajang in future. For those who are familiar with Singapore MRT, Kajang is like Tampines, where the MRT ends. Tampines offers lower rental compared to those cities nearer to Singapore central. Similarly i think it would happen to Kajang as well, 5-6km driving distance to the Kajang MRT station would be a great deal. I am not familiar with the current project site, but so far from what i observed through google map, this project site is near to the main road (Jalan Semenyih). So residents in this area in future might take bus from somewhere near to Klinik Kesihatan Kajang and interchange at MRT station. It is exactly like the public transport lifestyle in Singapore, which is part of the vision in Great Kuala Lumpur infrastructure plan.
ii. LocationThe phase 2 of this project comes with a shopping complex with a cinema. So i do believe this would boost up the price at that area. Although there are shopping malls as well in Kajang 2 development which might come as competitor to Symphony mall, why we cant take it as complimentary to each other to serve the increasing population in Kajang/Semenyih?
As per development in ETP, the focus of development is going to emphasized at south area of KL. Even big player like Mah Sing is also started to invest in Semenyih. So you can see there is a big potential for this project site as it is just 5km from Semenyih which is connected by Jalan Semenyih.
iii. The future of Kajang (Project development around the site)It is one of my biggest concern, there is a Golf site next to this project which had been taken and develop as integrated city, Nadayu 92. Next to Nadayu 92 would be the famous Kajang 2 development. So as you can see, there would be great increase in population in Kajang.
With compliment steady growth in Semenyih, Kajang gonna be another Cheras / Puchong in future (this statement is provided by one of close friends working in property line).
iv. Developer backgroundSSH is one of the famous yet low profile developer in Kajang. So no worry about the quality of this project. The only cons is maybe this developer is too low profile, most of his property projects are always lack of publicity..
v. Pricing285 psf and low downpayment after 7+3% discount, what do you expect anymore? Leasehold shouldnt be an issue as if this project is freehold, you cant get as this low price. No DIBS? In reality, those projects come with DIBS is already marked up in their pricing margin already. I think maybe one of the reasons contributing to this low price is becoz without DIBS. So i personally think that even with property bubbles which to be claimed that it might happen but yet most of the analyst had been denied it, a 300k property is still within my affordable 'rugi' range. You can't compare this project with MKH Boulevard, look at the price then you will know the difference.
vi. LastlyThere is an apartment opposite to this project, developed by this same supplier, named Pangsapuri Residence. Launching price few years ago is at around 180k, but now selling at 260k. Leasehold as well.

Overall, it is a great deal. Actually this is my first property investment, so all the above are just my personal opinions to persuade myself that i had made a right choice.. haha.. i might be wrong, please correct me if there is any mistake
