Price is fair and about there.

Any facade to share? But the 2 acres land seems too small plot for a shopping mall instead of retail lots with 2 service apartments on top of it.

sales gallery under construction now at site...ready by mid sept and the official launch would be by then. Not open for sales yet now but you can reserve / block / book your choice unit now

Angerik Residence is built by the same developer across the street. Looks new and clean. Saw 1 unit with banner for sales. Any idea how is that apartment doing?

Yeah, if i m not mistaken his anggerik residence sold within a week or if not less than a week. This project is more of +/- medium cost product with no full facilities n average fasage.

Secondary mkt for this is around 280k.

But need to study further location and it's surrounding. I found a little bit, Kajang people still focusing on Freehold props within Kajang instead of Leasehold props.

I was thinking the same but MKH boulevard proved me wrong. Leasehold also ppl sapu.

I`m not sure actually who will be the target tenant or buyer. Will those work in KL move to Kajang once completion of MRT? hmm.gif

from our past history a lot of these investors are from putrajaya & cyberjaya. You will be supprise to see the figure. some landed property buyers up to 50% are from there....

We found out many of them that work at putrajaya n cyberjaya cant afford the premium property price there n start moving to kajang area

Hmm, some typical buyers are really buying the name of developers, which I seldom unless fair prices or not too high compare to prevail market.

About the MRT, I think it would be a boost for the future, but in the short term after MRT / LRT completion, I don't see it will be a highly great booster due to KV is just not yet there with such demand of props near LRT / MRT and furthermore, within the new lines of MRT plus LRTs, there are too many new projects surrounded this line of MRTs/ LRTs.

Really would be interested to know how mkh boulevard buyers justify their buy. 420-600+ psf at kajang. Even though near future mrt station.

kl ah ? ? i drive use silk exit country height then go straight and use smart tunnel.....hm around 30-35m i think.....anyone here can comment on this? ? ? but if u use lekas to loke yew road then i think more jam

I think no one can escape the jam from Lekas/silk/grand saga highway all the way to KL.From the tunnel till Silk still need to pass through a lot of traffic lights and u-turns. Might be rather jam at peak hour. But best to escape the town jam is to go through back road pass through hillpark home ,pass through the light warehouse industries then straight to Lekas. Thats might save plenty of time.

Besides lease/freehold, i also doubted on Highrise play in Kajang area. Its a risk. PPl normally look for landed in this area,Semenyih area. But MKH planned big by taking risk into highrise. Hope it works.

exactly. highrise in kajang-semenyih it is still an unknown.

kajang high rise started by TLS about 10 years back in sepakat indah, sungai chua area. that area is now flooded by middle eastern and also some locals bought for own stay. the most recent pearl avenue was a success in capital appreciation. most bought at 210k and could now sell for 350k. however rental is still lacking some momentum. although cannot be rented out for good positive cash flow, most owners are not selling but only renting out.

kajang-semenyih area does not have much high rise to benchmark. the recent completed one is anggerik residency. rental demand still unknown. anyone familiar with the rental market in this area please enlighten me?

At this price range, i would prefer without DIBS. The interest during construction is minimal and can be easily borne by the buyer. Keep in mind that any freebies offered has already been factored into the price. My question here would be what do the banks value the this area to be? Is RM 285 psf (after discount) a fair price? Im assuming this is only for the first floor units rite?

How much would the 1020 sf unit cost mid floor? What units enjoy the best view? How far is the nearest MRT station (in actual distance pls) ?

level 1-7 are retails, parking & facilities floor.....8 floor onward is 1st floor for the service residence. Hence the view starting 8 floor is quite not bad already.

Unless you like penhouse floor for own stay then the you add around RM2 psf per floor.

80% of the units are type A (1050 sf) & type b (1070) which are 268 units.

If you are looking at mid floor, which floor? if level 10 (out of 10 floor, 7 floor are retails, parking, facilities), actual level for service apartment is 3rd floor only. this floor you already enjoy good view

So 3rd floor, the price before discount for let say type A is RM338800+RM4000 = RM342800

RM342800 After 7%+3% discount is = RM309,240 / 1050 sf

Hence nett psf still: RM294 psf

Even at 8 floor, you also already have good & unblock view.

Let's get another example for penhouse floor for type A & type B as this 2 type are the typical type & it consist of 80% of the total units.

Penhouse floor price for Type A is RM364,800 before 7%+3% discount.

After discount: RM329,086 / 1,050 sf

MAX PRICE PSF for type A : RM 313 psf


Penhouse floor price for Type B is also RM364,800 before 7%+3% discount.

After discount: RM329,086 / 1,070 sf

MAX PRICE PSF for type B : RM 308 psf


This price is still lower than today secondary market Pearl Avenue @ appx RM315-320 psf

Well its not for own stay. Its for investment.

Need some info:

1) Expected completion date of the shopping mall?
2) Any anchor tenants confirmed?
3) How far from the nearest new MRT station?
4) Is the bank loan interest rate or panel of banks fixed by the developer or is it entirely between the buyer n the bank?
5) Can we get BLR - 2.4% minimum?
6) What are the surrounding developements? Open land? Any pics of the actual surroundings?
7) When is construction expected to begin?

pls dont get me wrong. I would say this pricing has margin to flip to secondary market when ready in 3 years. type a & type b is the choice type for investment as bigger in size.

type C & D are corner units where you need to pay additional 5% premium. As for investor, i would choose type A & B (off course it is my own preference)

Shopping mall already got DO. Now discussing with few anchors tenant. Can't disclose until it is sign isn't?

Now piling work has started.

The developer will have panel bankers. Final List to be out by sept. rate would definitely be competitive

Any area that is not walking distant <500 meter to MRT i think it is fair not to highlight MRT point.

If really want to measure, i think it is around 4+ KM but base on google map calculation.

If you are really serious, I would advice you do visit to the actual site.

yeah however landed property in kajang 2 now transacted at RM650,000 - RM680,000. Maybe other nearby area also should have fetch at least RM500,000 onward. How average income earner to own landed property there now!!!!

My personal game plan for condo / service apt has always been low entry / below mkt at a location that people dont mind to stay. . . .then sell at margin!!!

This game plan has work for me even for location that has no MRT/LRT/KTM or etc

Yes i know everybody has their own game plan for investment but i have always wondered why property agents can be so confident about a development and yet when u ask them if they have invested there the answer is always no. Not suggesting that ure not being truthful or anything but just wondering.

definitely need to go to the site for someone who are not familiar with Kajang town..MRT is not the only factor I think...need to know more about the developer as well...

i invested in mkh boulevard... if the soho can rental @1k. its already can cover my loan instalment.

wondering if this project or the current condo near kajang 2 can get rental RM1,400 or not?

Here is my take.

Cons
-In terms of value proposition it loses out to some of the freehold launches around. This project is equal or slightly more expensive.

-This side lacks exclusivity

-It is next to the main road. And I reckon it be noisy in future.

Pros

-Ease of renting of this place will be better than the other similar condos launched. This area is very "wong" and has a lot of business activities, albeit leaning to industrial activities.

-A shopping mall and Mydin is a big bonus. Shopping malls is the lacking attribute right now in Kajang and this may address it. Existing commercial activity is already high here.

-The development will be next to Tropicana development. This is a big plus. Moreover, the big piece of land just slightly up North I reckon will be a new planned township in future. Would like be a nice development in future. This may bring upside to the place.

-accessibility of this project is quite good being right smacked next to the highway access.

Super food but so expensive now....Try to buy a few more farms and increase the production so that we can enjoy cheaper bananas...Is it true that the good fruits are exported to SG and locals get less quality bananas?

Nope, did not book this. If die die must buy Kajang highrise, TLS projects are a better bet I guess. Rental 1400 too low and can't cover loan also.

Not because bananas are not good. As a matter of fact, bananas are good, but every shop which sells bananas they use Calcium Carbide to control the ripeness timing of the bananas.

Then good luck bro. What I can think of is diff play here, if we compare PJ with Kajang is like comparing apple and durian here. Most DSL in PJ age >20 years vs condo maybe <3-5 years>. Ppl of coz prefer new stuffs with great facilities concept compare with >30 years products i guess?
In Kajang here, dont forget all those landed i spoken before just have <3 years history. worth a thought of it?
But i still doubt about highrise play especially for rental in this area. Maybe i am wrong after 3 years. Just my opinion. No right or wrong.

I think the main point is MKH Boulevard is at the Kajang Town and accessible to hypermarket, MRT/KTM, hospital, McDs, school, New Era UC, etc. Also, MKH package is fully furnished (if you are the buyer of this unit, you probably know the bare unit price but too bad that it is a compulsory package for their FULLY FURNISHED which make the psf higher).

How do you forsee the Kajang properties in 5 years down the road since you are a local there? Which place has the most potential? hillpark section, Taman tech, Nadayu part, Kajang 2, Mewah, Kajang Town, Jade hill part, etc??

If you ask me, all projects are with its potential but don't think the rental return yield can be too high if the location is not strategic. If your holding power is good, room of appreciation will definitely there but timing issue only.

For me, if I keen to look for rental and capital appreciation, so I will go for those nearby Kajang Town/ nearby universities/ KTM or MRT station as those location will attract more tenants since it will be more convenient for them.

Did u manage to grab some unit at Abadi Heights? btw the price at Meranti Jaya amaze me. Last year price for 2.5 storey at 650k, now already 750k+. sweat.gif

location still ok, near to kajang town and also can take silk highway to bypass kajang town and take saujana impian to saga highway for heading to KL. heading to semenyih and seremban no problem ..

this is not within Kajang 2 area. quite far from Kajang 2. the nearest is Nadayu 92. still consider quite far from Nadayu.

this place is within Anggerik Perdana/Anggerik Villa/Bandar Teknologi Kajang area.further up is industrial area.

the postcode is 43500 Semenyih not 43000 Kajang.
mostly the landed double storey house 20x70 / 22x75 here is lease hold. the selling price is around 350K to 450K. u can check from mudah - Anggerik Perdana
The rental price for landed property (double storey) is around RM600 ~ 700.

there is 1 condo near to this area and the rental is around RM1k.
the apartment rental is around 400 - 500.
for anggerik residency i dont know as it facing future Mydin hypermarket.
basically this place is ok but the traffice is bad during peak hours. the main road in front of the Klinik Kesihatan Kajang will be flooded instantly during heavy rain.

hope the developer can improve the situation when this project completed.

I do suggest u guys to check the entire master plan for kajang 2, tropicana heights, nadayu, n this surrounding development.

Observe the entire road system n accessibility to this area. Then you will know the potential

Current Komuter Kajang is not in Jalan Reko but Jalan Bukit.

The development is good

heard about this too and the soil testing is going on at hentian kajang traffic light opposite based on reliable source and the roads over there will be widen as well.

Empty land next to apartment, facing jumbo restaurant & in front shop lot anggerik perdana area......
U can see there is 1 building in the progress....
This empty land is kinda sloppy cause got big drain from main road

Kajang town always busy and jammed
I work in klcc area
Use silk highway or grand saga....but need to push off very early...before 6.30 am
If not then jammed like hell at sg ramal area or saujana impian area.....
I can reach my office in 40 min if the road clear

Sure, let's plan for it then. . . . . lowyat forumers site visit cum coffee session!!! The symphony residence sales gallery & showroom will be ready only by mid sept. If meet at my office also nothing to see yet as model house, brochures, leaflets, banners and other A&P materials is in progress and to be ready only for the mid sept launch.

Hence, maybe we can meet up at either metro point one of the cafe there or papparich near saujana impian or other cafe you guys may suggest.

you guy decide which date and time ya.....and maybe lead by nagaraputra or tikaram taiko!!!!

Yes sir, mydin build n own by our company. We do long term lease to mydin. In fact that whole area total 52 acres develop by us. Now left this final 10 acres mixed develõpment land we r doing now.....

I went to site checking. Honestly, the area is still new to be develop it. It takes time to grow. Yup, mydin building is constructing and I guess can be ready soon. The site is quite easy access to highway. The surrounding is those double terrace houses and low medium cost apartment. If I m not mistaken , anggerik residences is the new one recently . Further down , is nadayu development and kajang golf club also not far from the site. But, no far away, there is the industrial area there. And I couldnt see any site for the rafflesia school .. Hmm..

In my view point, another 3-5 years for this area to change,Hope the developer can do well in this area then it will be another new township area .

May b MRT - at stadium Kajang. it is 5.5km away from the site. No doubt is not walking distance but not far if travel by car. For me, is shorter distance compares now as I need travel more than this to park my car and take LRT station. cool2.gif

thanks guys for pointing out some of the good points and bad points. lets me compile a list and if there are more points to come, we can extend this list:

good points:
1) easy entry (3k booking),
2) mydin (currently constructing), Symphony 2 & Shopping Mall (unconfirmed future launches),
3) easy access (at least 3 access roads)
4) MRT (5km away)

bad points:
1) leasehold
2) many condo around will be launching/ vp at the same time , eg kajang 2, kiara sememyih, 9 mewah, kajang sentral, ivory, ammera etc etc... competition on
rental
3) semenyih address.
4) near factory areas ( kajang technology)

One is freehold and one is leasehold. I dont think the mr Ho is from developer side. He is like one of the appointed sales agent for this project. Im dealing with another agent, he is more in depth with this project. If u want to compare their service among both of them, i can pm u his number.

No body knows is quality or not. Unknown cinema operator. But its gazetted in phase 2. Its still a RISK involved.
Frankly speaking, i dont even know who is the developer. Some agent promote it very secretive. Everytime asking u to refer back their blog.

Seriously, surrounded by low and medium cost. Even Nadayu also trapped inside jungle there. I think they still praying for the bypass road directly to SILK via kajang 2. Like i say, nothing beat Ivory and Ameera in term of price, package, facilities and location

If I m not mistaken, the developer is the same who building the mydin. Getaris sdn bhd - under ssh group.
yes the opposite mydin, anggerik is built by them.
if you go the site, mydin construction there got white board signage info. Since, blog mentioned the development include mydin, shopping mall, soho and residences. I think 2.2 acres land included those buildings which mean same developer.

anyone can confirm? Anyway, I might consider a unit due to entry cost low and the projection rate per sqft in next 3 years could quite optimistic compares now KV, puchong area.. easily rm 500per sqft .. and if this can happen in those areas , why it couldn't be in kajang 2 area. It just matter of time to grow only....

the HTC cable is located outside and does not really affect health if it stays away with some distance.

When meet him up, got some info on this and seems likes all the new upcoming new projects by Dijaya, MKH, Nadayu are interconnected. SSH also have more land to develop. Thanks Harvey for the info.

yes bro. Must go through sales agents. i am one of them as well biggrin.gif As even u call developer also they not open for registration as they give priority to agents.

Not oldtown only bro, papparich also will do. hmm.gif Booking for desirable units available now but anyhow loan apply starts after official launch.

If interested, will PM u my contact. Now available units start from RM 340,800 as the lowest floor ie 8th floor reserved for bulk negotiation.

Hi everyone, I just make a deal with one of the agents involved in this project few days ago. Highly recommended , unlike some of agents who are like 'if u x wanna buy, I still got a lot customers' attitude. He is patient in explaining about the projects and answering all of my lousy questions as it is my first property.

Overall I do believe Symphony is a great deal.

It is just my simple 2 cents.

i. MRT
MRT gonna rock Kajang in future. For those who are familiar with Singapore MRT, Kajang is like Tampines, where the MRT ends. Tampines offers lower rental compared to those cities nearer to Singapore central. Similarly i think it would happen to Kajang as well, 5-6km driving distance to the Kajang MRT station would be a great deal. I am not familiar with the current project site, but so far from what i observed through google map, this project site is near to the main road (Jalan Semenyih). So residents in this area in future might take bus from somewhere near to Klinik Kesihatan Kajang and interchange at MRT station. It is exactly like the public transport lifestyle in Singapore, which is part of the vision in Great Kuala Lumpur infrastructure plan.

ii. Location
The phase 2 of this project comes with a shopping complex with a cinema. So i do believe this would boost up the price at that area. Although there are shopping malls as well in Kajang 2 development which might come as competitor to Symphony mall, why we cant take it as complimentary to each other to serve the increasing population in Kajang/Semenyih?
As per development in ETP, the focus of development is going to emphasized at south area of KL. Even big player like Mah Sing is also started to invest in Semenyih. So you can see there is a big potential for this project site as it is just 5km from Semenyih which is connected by Jalan Semenyih.

iii. The future of Kajang (Project development around the site)
It is one of my biggest concern, there is a Golf site next to this project which had been taken and develop as integrated city, Nadayu 92. Next to Nadayu 92 would be the famous Kajang 2 development. So as you can see, there would be great increase in population in Kajang. With compliment steady growth in Semenyih, Kajang gonna be another Cheras / Puchong in future (this statement is provided by one of close friends working in property line).

iv. Developer background
SSH is one of the famous yet low profile developer in Kajang. So no worry about the quality of this project. The only cons is maybe this developer is too low profile, most of his property projects are always lack of publicity..

v. Pricing
285 psf and low downpayment after 7+3% discount, what do you expect anymore? Leasehold shouldnt be an issue as if this project is freehold, you cant get as this low price. No DIBS? In reality, those projects come with DIBS is already marked up in their pricing margin already. I think maybe one of the reasons contributing to this low price is becoz without DIBS. So i personally think that even with property bubbles which to be claimed that it might happen but yet most of the analyst had been denied it, a 300k property is still within my affordable 'rugi' range. You can't compare this project with MKH Boulevard, look at the price then you will know the difference.

vi. Lastly
There is an apartment opposite to this project, developed by this same supplier, named Pangsapuri Residence. Launching price few years ago is at around 180k, but now selling at 260k. Leasehold as well.

sitting 1-2 minute drive to main semenyih road, 2 interchange highway, not far away will be an kajang 2 site.

Yeah, i believe nowaday new cinema is promising. Thats why if SR manage to provide a quality cinema, whole kajang gameplay will be different. Dont forget, the metro point is doing quite weak. Hence, phase 2 retails and shopping mall is crucial

anyone can provide ur advice the diff for leasehold and freehold property. ? Does it really affect ....? Im curious when I told someone is leasehold property they will say NO .... is it big impact leasehold and freehold under investment portfolio?

Now no more early bird discount of 3% for non-bumi. Only left with 7% discount. Bumi still entitled for 7% + 3%.

Today 1pm, developer stopped it due to number of buyers reached their target for early bird.

Those who bought it earlier icon_idea.gif If not, still can go for it but just that need to pay a little bit more than previous early bird by considering future appreciation.

Yeah but nadayu, kajang 2, tropicana are actually near to bangi border. Ioi resort mall is near to north south highway. Try driving from nadayu, kajang 2 to this area. Only 10 minutes. With a mall as big as ioi resort mall, would u wanna go to a smaller mall? Maybe but most of the time no. Kajang 2 mall is also at the back only. Ioi resort mall should be a keng mall imho. Gsc and parkson signed in. Other tenants should follow suit. Same with setia city mall last time. Anchor tenants already there at ioi resort mall.

Anyway, the good thing about landed property is you do not depends on your "upstair" neighbour or management office... you can decide how / when you want to repair or renovate.... You have more direct influence on how your property's conditions would look like... instead depending on managment office to decide when to paint... whether others are paying mainenance fees...etc.... We are more in control....

I went to visit that area last week...my concern is the HTC, but seems like quite far away from it according to the map.
I saw the apartment Anggerik Residence is just only 100M away from the HTC. shocking.gif

i owned a unit in Pearl Avenue. Yes owner can sell it at RM350k above with current market demand but bank valuation still very low. I checked with RHB for potential refinancing but they can only give me about RM250k due to low market transactions for that area. Not sure if its just RHB.

Yup..went to the site last weekend..surrounding quite good oso..road is double lane per side...

shoplot is there with basis (mamak, speedmart etc)..i guess once mydin launch is ok already..in the mean time, maybe can consider the township next door (kajang prima i think), quite established..quite a few banks n yumchaa place there..beside mkh i think..

So far no block view except current anggerik residensi, but its not really close, so still ok..

anyone has book a unit here? Non bumi unit which sold out is only for soft launch right?means during actual launch still hav?

Yeah....now show gallery doing the interior design and gallery. Now choosing date for official launch. AP obtained and now updating bank system for end financing. Next 1-2 weeks bank system should be online and thereafter can apply loan.

Non bumi unit no more discount. Many queing

Dear Imapple2, as a buyer you gotta fill up the developer sales form before proceed to loan application. Your agent / sales people will call you to fill up the Dev sales form soon. Developer will invite all buyers to visit sales gallery very soon too. Cheers

My viewpoint of its are good for investment or stay. Nearby this area is already mature township. it has very convenient highway access. Furthermore, mydin is one of the selling point there. Residential nearby convenience store like this always hot cake in future. Of course , there are some disadvantages like leasehold, surrounding area there are many developments, and it would have competitive price to flip in future if you are property flipper. smile.gif

a hotel? really? i thought just a shopping mall. interm of rental rate, i dont think ppl wanna pay RM1500 for that area as there are many landed houses. right?

yup if rental yield then i dun think its feasible, at least you would need to wait for phase 2 to be completed to gain a better ROI.

boutique hotel is in phase 1..beside the apt itself..phase 2 is apt above mall..1500 seems quite impossible now but 2 3 yrs down the road who knows? Plus with recent announcement BNN, less people afford to buy house, more people will rent house..but yeah 1.5k seems too ambitious..

wonder how getaris will deal abt the 10% early bird rebate after recent move by BNM

Based on the goole map estimation, I think the the site is about 600 - 700 m away from the high tension cable, should be okay I presume.

Since this is a highrise, any unit will be facing the high tension instead?

600m - 700m is definitely a safe distance as the minimum requirement between HTC to the nearest point of a project is 200m btw.

Just to share. Rental in nadayu 92 is rm1600 to rm1800. This is real rental price and not asking price. Not all will get this kind of rental in that area i believe. At least for now

landed is always have lower rental yield. Single storey at ss4 kelana jaya (100m to lrt kj) rent out at 1.2k and kelana mahkota, sterling condo (not walking distance) been rent out more than 2k..

nvr heard a std 3b2r condo been rent out < 1k so hopefully this will not be a record breaker..touch wood

Bumi lot sure cant sell to non bumi. As mention this is bumi quota. So many bumi quota units transacted to non bumi in d subsale market.

Beside bumi buyers here also quite strong.

is it true that one of the tenant for the shopping mall is GSC? i remembered that i saw the picture where the shopping mall with GSC logo, but then it is removed.. anyone can verify?

My agent just said there will be a cinema in the mall. Either gsc or tgv. But he said not confirmed yet. will only confirm after phase 2 is launched. He dare not give any promises. smile.gif

Im planning to stay there. But worried on what kind of rate the utilities are, commercial or residence. The SA told me the rate follow residence, but I cant find any way to confirm it. U know how to confirm what the sa told me?

If its commercial, confirm I will rent it out

Hi Guys. Anyone heard the new rule for bank loan? My loan agent told me. Bank is not accept the rebate as dp. They calculated 90 percent after the discount rebate (TT).Meaning need to bare 10 percent dp.

Jz want to know the accuracy of this info.tq

RHB I know already give only 80% max MOF for this property. I applied maybank early feb, still able to get 90% mof. N rebate as dp still applied.

I think RHB is quite strict.. they even ask me to fixed deposit for 8k for 3month when I ask for flexi Islamic Loan.
Still waiting for Affin and HL.. Not sure how they will offer me sad.gif

yeap, same goes to me. RHB ask me to pledge 3 months of my monthly installment for 3 months (cannot redraw within 3 months) for islamic loan. and HL loan agent just SMS yesterday that HL bank quota for symphony has alrd full.. sigh..

Finally my loan approved for 90%.. phew.. but a bit weird that the bank will not cover the legal fees.. :S

But need to cover the legal fees ourselves. How much is it normally? or it will be absorbed by developer? I think SA told me that developer is only covering the SNP or do i getting it wrong?

Wahh, u got rhb? cry.gif that was my proffered bank, but when I sent application few month back they only do 80% for this property.

N legal fees, stamping n snp on developer side dev cover. Legal fees on bank side (disbursement, legal etc) u need to pay. I had to pay around 5k. U can also choose to put that amount in ur loan if im not mistaken.

I think its standard price. My fee was around urs also. I just use same lawyer with dev, but I dont actually recommend it. Coz everytime I ask some more details, or question the snp, the lawyer keeps trying to dodge the question, or simply say dont know n tell me to ask developer. So yea, got some conflict of interest there. But good thing about it, everything settle fast

The Symphony Residence just near the KKK,it might affected if what you heard is true.
Hopefully the drainage system will improve when all the big projects coming here, per said Nadayu projects and etc.

What im told, the project site is not affected. The flood is only at the main road the junction to enter bandar teknology.

I got loan offer from MBB and RHB. Both offers same rate -2.35. Just the difference is RHB did not include loan legal fees into the loan,while MBB does. In terms of monthly payment have only slight different. Now in dilemma which one to choose.

Anyone can advice which is the best? biggrin.gif

Already received letter from bank lawyer informing the release of 10%. But not yet received any intruction to pay. What about u

As of today. I guess they are starting on 4th floor already. By the side I see they are starting to build something, I think its the hotel. Hope some1 can clarify this.

N if it is the hotel, I honestly dont understand their strategy of building a hotel here biggrin.gif

From what i understand the bank statement purpose is too

1) to see ur monthly cash flow. See how u manage ur cash.
2) to determine if u have enuff cash to pay the monthly installment by looking at the end of the month how much u have balance
3) for salary applicants, they want to see if ur bank statement telly with ur payslip
4) too see if u have a steady income. Meaning every month whats the minimum amount of cash that comes in

Just concerned, checked with two banks already. My current salary is able to purchase this Symphony but when i download my bank statements, balance every month sometimes high sometimes low..

So just quite concern this may be a possibility for them to decline my loan. (touch-wood) cry.gif

bank statement just to check your salary is stable monthly, i believe balance is not important.

Coz last time I checked with promoter, he said only certain roads in bandar tek kajang got maxis fiber. But today I checked in unifi website, bandar tek is not in the list. So I assume got maxis only biggrin.gif

I also got an answer from one of the kind SA that they checked with TM and unfortunately Unifi coverage is yet to reach there. Streamyx got. Huhu.

I went to the showroom last weekend but the SA didnt mention about the cinema. I am looking to purchase for investment but not too sure about the surrounding looks like will take more time to mature.
Also im not sure why they want to build the boutique hotel there. Do u have any idea?

Pros more than concerns. But the longkang thingy am not sure of la got smell or not. Hopefully not la because we are also way up on the 8th to 21st floor. Hehe.

Anyways so far up till now, i am excited on the Symphony Mall. Just want to know the tenants already signed up for a place at the mall. Hope we can get decent to great shops/ tenants there. thumbup.gif

And the cinema. Hopefully can get good cinema there. Can jalan kaki to the mall. Hehe. biggrin.gif

Not too sure about the boutique hotel. But maybe sometimes visitors like hotel in the outskirts of KL. Maybe la just my opinion.

I thought we only pay the interest of the loan amount released during construction. Only after vp we start pay in full. Can some1clarify this??? Did I miss something in the snp????
