Drove by Jalan Gombak just now as there is a bus catches fire by road site so everyone slow down, so got chance to peek at this project doesn't seem like any progress at all from last few months which I last saw, seem like those tree & bushes still there, no site clearing, I didn't turn to the other site of the road though, at lease from Jalan gombak point of view nothing happened.

Projek Tegendara ?? Anyone !

After this tempo "abandoned" Gombak Sentral next to Pasar Gombak, SCP lauch another project at 4th Miles Jalan Gombak opposite the yellow mosque & Sentul junction.

Anyone had any info, thinking to check it out but thought of "abandoned" project chill me.. sweat.gif

No ! Gombak Sentral is a service residence suppose to build next to Pasar Besar Gombak, but till date no activity what so ever, u can check details at SCP website, btw isn't 1st page of this thread had is photo ?

Accetera ! As TS of this Thread u should have check detail of this project before simply hearsay.

1.) Gombak Sentral is Not KL Traders Square despite the develop of both project is SCP.

2.) Location of both project is different, Gombak Sentral is next Pasar Besar Gombak aka opposite junction to Setapak Garden, KL Traders Square is located opposite of junction to Sentul, next to a abandoned Islamic College (Pink color building)

3.) Look at the picture of both project is totally different

Now U see the differences ?? I think high possibility the original Gombak Sentral Project been abandoned as last week i notice the signboard at Gombak Sentral been removed, SCP website too had removed the Gombak Sentral Project in their future project list.

This thread will look quite funny in future as the actual project comple is totally differerent from the first page.. doh.gif

If both of u r free over the weekend try pay a site visit at these areas then u know what I mean, u can notice the 2 site totally different area though is stone throw away but different side of the road.

U can come & have a lunch at the famous gombak road 4th miles fried chicken chicken rice or if u prefer halal then Mancongkam nasi ayam garing. ..lol

As I said for some reason SCP had abandoned Gombak Sentral project & start this KL Traders Square at another site, I bet abandoning project for such new developer at this booming time is not a good reputation marker, if u r not familiar with this area u will be easily "confused" & thought is the same or just name chance, but if u familiar with this area then u know what I mean.

Not because u r right but because admin don't allow argument.

I always make sure my information is accurate by personally drive to this area & see both sites, I am ascertained the one next to Pasar Besar Gombak with blue metal sheet hoarding is Gombak Sentral as there is a signboard that stated it with the photo, (the sign been removed recently) whereas this KL Traders Square is newly hoard up with Green metal sheet & last week been covered with KL Traders Square poster.

Both project timing also years apart.

Why do you think both project need to put up DBKL complaints notice differently if it is a same project.

BTW I lived at closed by area for 20 years so I know what I am talking about.

This so call KL Traders Square land is belong to a Office furniture factory (can't remember the name "U something") & some very old shop lot & some wooden house, in fact those shoplot just been tear down early this year & metal sheet hoarding been put up recently, the DBKL notice been put last month.

The one next to Pasar Besar Gombak is indeed Gombak Sentral because I personally go & visit that site & saw the Gombak Sentral signage was on their blue metal sheet hoarding, though they removed it as I go to see the area last week since they put the light blue colour posted at KL Traders Square.

I also saw the SCP website they replaced Gombak Sentral with KL Traders Square, reason perhaps only known to them.

I am quite surprised initially when they decide to build condo next to Pasar Besar Gombak as that side of the road doesn't have much development due to low area prone to flood & next to river, mostly malay kampung, most of all next to a mosque, I believe if Gombak Sentral is indeed builded there u they would have problems selling it.

How could Gombak Sentral open for registration last year & DBKL notice put up last year & KL Traders Square registration & DBKL notice put up this year is the same project ? can do it twice ah ??

Anyway I will stop here as pointless if I argue any further as non of you or accetera live near this area.

KL Traders Square is the first & only name of this project as at now, Gombak Sentral is next to Pasar Besar Gombak which it may be called other name in future but as at now the project is halted.

A service apartments between a Pasar & a Mosque, not surprise it's difficult to carry on.

No news yet, SCP sometime quite funny they will advertise a project later no news & suddently cancel off (eg previous Gombak Sentral next to Pasar Besar Gombak).

It a hugh project few thousand units so donno current senario is good time to launch.

Anyway just wait & see.

Used to write as Gombak Sentral later hoarding take off, now donno what happened.

Anyway just drove by that area, saw they have removed one of the old shop lots & start cleaning the areas, maybe launching comming soon, can't wait to see the pricing & size, hopefully cheaper than Season Garden & Gombak 126..hehe wishful thinking.

Traffic there still acceptable for now as you have many road to divert, only morning rush is a bit congested.

River of life project i see & smile only for now, unless they can solve the flood issue after rain & the mostly malay reserved land title issue, which is why the ex Gombak Sentral land next to Pasar Besar Gombak been abandoned.

Own stay i don't really fancy high density as this project 3K+ units, some more lot's of Middle East & African are expected since surrounding condo are full of it.

Investment need see first the price offered, if RM 600psf like Gombak Sentral then forget about it, people can afford that price doubt like to live with Pak Hitam & Pak Arab (Not racist but reality), so hard to sell off in future.

Setapak Green area jam because many from Genting Klang area try to use the road to avoid jam there.

Don't think is KL Trd Sq as starts from 903sf & near LRT.

KTS starts from 850sf, no LRT nearby, not all unit come with 2 CP, this sound like the project at Ibukota price 5XXK up.

Many property never stated car park in their SnP, this is very normal, instead the car park are allocated to individual unit.

Free aircond definitely not stated in the SnP, even when you buy Corn Flakes the free toys also never stated in receipt.. tongue.gif

Maybe the lawyer was right low price property car park not stated in SnP, actually KL Trd Sq is consider cheap by today standard as this is a rare few property launch below 500K in prime location with KL address.

As for the car park is already stated 19th floor up come with either 2 tandem car park or side by side, so the developer will mark which car park is allocate to you later when allocation done, need no worry.

Yes the car just allocate to you legally still belong to the mgmt/jmb, no there is no problem when sales later date, as the car park will not stated in the secondary SnP as well, new buyer can use the same car park previously allocate to you.

Perhaps some member here talking about extra car park they bought.
