Agree. Location wise, surrounded by factories and low cost flat. Sorry for being rude here.
As of today, total four blocks, which they are launching two blocks now. Maybe test market first. The two blocks are now 10% sold, not that optimistic. sad.gif

Ecosky has exactly what u mention....factories, low cost flats, open burning in the plot of land behind at night....and possible toxins from a possible incinerator. Cant be choosy and have e best now especially in klang valley.

Initially my gut feel tell me, this concept may be quite well received by selayang people who may be deprived of such so called grand project in their locality and imagine it becomes the local talking point and selayang lang all feel proud to own a piece of it...

It's like the best of the best in a pool of average versus only being among one of the best in a pool with many many best...

Maybe the developer should launch the first block with a bang at a price that is irresistible and up the price along the way Or start with slightly bigger size (may be selayang people still find it hard to overcome the bite size unit mentality) and then maintain the selling price for future blocks but reduce the unit size along the way...it's the final profit that matters but with 4 blocks and first 2 blocks slow to move is quite jialat...

Based on previous launching price, RM500+/sf is quite pricey in Selayang area (some more surrounded by low-cost flats + factories).
Will go there jalan-jalan & enjoy aircond =)

-newly launched 800+ and 900+ units: These units reduce the number of total unit bcz they have re-design and offer bigger unit to fit to demand from their first preview.
-probably more parking lots open for sales. Currently one unit is given 1 car park lot.
-Ramp from Rawang has been proposed to be built. Traffic light junction from UiTM Med Faculty to Hospital Selayang. Both in the process of applying and pending to be approved.
-Shop lots are all rented, not for sales. GSC with 12 cineplex, AEON Maxvalue, Pacific Hypermarket have been confirmed.

Just my opinion, i still don't like the idea of staying above a shopping mall despite how convenient it is when u want to shop or dine...if it really turns out to be a hotspot, how are u able to stay relax at home during weekends or public holidays while people are crowding up underneath? smile.gif

Wow...GSC with 12 cineplex? hope that it really jadi as i'll be moving to that area once my house's ready...
i remember that there's also GSC inside Selayang Capital when i was still a teenager...somemore, gt the Store, McD , KFC, SugarBun and Funzones inside as well and the business is quite good also...but don't know why, all in a sudden, the Selayang Capital became like a ghost town...anybody can share about the reason for it?

Any idea when sp setia templer big pojek launching? Keep reading those old selfish nearby residents protesting about the projet...they dont mind buying projects at oter places but complain incessantly when projects near their homes citing traffo. Jams blablabla...i mean how can they be so selfish, denying other people to stay at the area, wat they want people to buy their property instead, they r mostly retirees and old yet only want themselves to sty there

I used to go Selayang Capitol when I was a teenager (last time it was called Summit Square). tongue.gif
I think it become a rundown shopping complex because the design of the shopping complex.
If you notice, there are inner layer shoplots and outer layer shoplots.
Those inner layer shoplots can survive at first because nearer to escalator.
Those tenants who own outer layer shoplots will have no business, thus converting the shops into store.
Anchor tenants like The Store, KFC and McD soon shifted out.

The Management of the shopping complex also did not perform. No superstars of HK visiting, no show, no events.
Unlike Selayang Mall which survive quite good even until today. The Management of Selayang Mall did some work to maintain business of tenants there. You can notice that Selayang Mall management converted the outer part to rent out to Subway, Chatime and others....
Even after the cinema next to the bowling alley closed down, Selayang Mall renovated it to rent to boutique shops.
Anyway, all of these sign0006.gif. Hahaha....

Hopefully the GSC can flourish here in Selayang.
The Aeon is also welcomed.
I do agree with Mashimaro1234 that living on top of a "ong" shopping complex is quite restless, definitely a no-no for me.

I am staying near by the spot, it has potential but not as like central area of KL, it locate next to main road to rawang, there are actually quite a lot of new development going on, semi D, terrace, condo along the road. Also the price of housing getting crazy in the central of KL, more people looking at the border land, Nilai, Puchong, Cyber, rawang etc. Rumor there will be a waterpark @ Rawang? well, nothing is impossible.

Just an update from my friend.
He almost booked a unit in Selayang Springs. Lucky for him.
He still keep track of the progress of that project, so he knows abit.
According to him, not the developer cabut. It is the Main Con who has cabut!!
This Main Con was invited to take over some other lousy contractor last time.
In the end, they also cabut.  shocking.gif

And if not mistaken, the drawdown for Selayang Springs is almost at 50%.
So, like it or not, purchasers are paying RM300++ each month for the interest of loan (not yet even paying principal).
Really pity Selayang Springs purchasers. Hopefully some other contractor can take over the job and finish it. sweat.gif

There may be potential revival of Selayang Springs. Sorry for bringing this up here but since it was introduced already as off topic, what would the ideal sizes be and what is the right pricing for the project that is poised to change the face of Selayang?
