I bought a unit recently as well at TA, was checking out BR and ES earlier, for me

BR is too big and a few big pieces of land is meant gov project, so a few unknown here, otherwise the planning is great.

For TA, I get more resort feel looking at the Bayan master plan, compare to earlier phase. as well as truer G&G, there are a lot of house rules notified by the developer lawyer during the signing of SPA.

As for ES, I feel the density is slightly higher than TA, also the price is higher for the modern facade.

Any Bayan buyer out here, can we set up a group, I plan to ask TA to make some changes to the design.

maybe the others are actually refer to the whole master planinng, as TA is having a 85acres lakes, maybe total TA land/unit will have a lower density, been into that deep for comparison already

Sorry, I came out too strong. I should say all of them has its own benefits.
To compare 3 of them, let's take alook at their strengths and weaknesses.

BR - Low end, cater to those who wants to invest at landed properties. Won't be any universities or colleges till 2020 atleast. Liability as you won't get any passive income in years to come.

TA - Intermediate, cater to own stay tenant. Encourages family to do outdoor activities as they have central park and jogging track for the community to cycle and jog. Garden living, consist of lots beautiful flowery scenery.

ES - High end, cater to expat and investor. Those who wants to live extremely luxurious, more like a hotel than a landed property.

These are just my 2 cents, correct me if I'm wrong.

Finally after countless visits to Canal city to check out 3 developers, signed for a Bayan unit. Extra lucky ang pow rebate. Price maybe higher already.

Staying in condo. At least can sleep well at night. G & G still my top priority. Anyway, looks like I might need to change plans as family is not happy my decision again. 

Will give them time to think about it until next week. If I think for myself only, condo is still my fav place as it's smaller and easier to maintain and clean.

Will see 1st. Spoken before confirming booking. Was very happy with this ideal location but will be too big for 2 persons to live in.

Hi all, my loans approved today and I'm one of the house owner at Bayern residence.

went just now.
38x80 after 5% rebate is about 1.3m.
40x85 is about 1.5m. dual frontage.

design didn't really excite me. very plain.
maintenance fee about rm550. calculated by unit, not by sqft.

not sure why too but sales is real slow as the pricing is real low, 5% dp and FOC for all legal related, very attractive IMO.
perhaps ppl are waiting for 2nd phase opening, which has some distance from HTC, for current phase nearest range is 300m, furthest is 700m.
and seem there is a change of plan, highrise opposite of phase 1 Arahsia got swap to bungalow development, congratz to Arahsia first row buyer.
not sure if it is true, SA is saying SRJK© in TA is confirmed and pending for signature only 

note: myself never believe in sticker from tropicana 

I heard also the SRJK, hope it's true. Having one is definitely good for the city.

Heard it might be from a Kedah school which have to close because limited student
