If buyers believe the property is in demand and future price rise, dibs or no dibs shouldn't make a difference except for flippers that don't have mean to service interest payment and planning to sell immediately after vp.

In simplicity, if loan drawdown is averaged over 48 months periods e.g. for RM100k loan and RM2,083 per month, at 4.5% p.a. interest rate, total interest paid over 48 months would be about RM9,180 or 9% of bank loan. |
