COMING SOON!

A new venture by the upcoming new big player in the property development, Eco World Development Sdn Bhd.

The Eco Sky would be the company's first mixed development project on the 9.6 acres commercial land in Taman Wahyu, KL. The mixed development consists of service apartments, retail lots and also hotel which bearing the concept of " Live The Future Now" ... It is very similar with the theme of the "Setiawalk in the KL."

The other upcoming huge township development would be EcoGardens, Semenyih and EcoBotanic, Nusajaya while Northern Malaysia could be their next destination. The master plan and the concept of the Eco townships would be the greenery private upscale townships with botanic gardens and nature themed sculptures.

Hehe, I am more impress with their township planning, which is eco greenery.

Consider near Batu Caves but nearer to KL side or Tmn Wahyu is actually at Kg. Batu. Near to Jln Kuching and next to Kipark and Sri Utara. Got KTM but no MRT.

If RM 550 psf, I think it is consider quite cheap dy. This is something similar with Setia Walk but ( without a mall ) smaller size and much higher end version with GBI.

Almost everywhere also simply RM 550-600 psf onwards. Kiara East, leasehold already RM 700+ psf bfore 5+3% discount.

Haha. I think u may get the wrong info, which is not even confirmed yet.

They might launch the Eco Botanic first, the premium eco homes of cluster n semi d in Nusajaya.

With such small size n concept with KL address, I doubt any developer would launch it at RM 450 psf at this period of BBB version. I sure buy if below RM 500 psf. Hope so.

Yes, next to the Tesco Extra or next to Kipark and fronting Jalan Ipoh. Freehold, shop-offices and service apartments.

Sizes btw 800-1200 sq feet and unsure the price psf yet. I think sure got early bird discount but about DIBS, they will trying to give, however the developer will decide it once they launch their Eco Botanic Nusajaya.

The sales gallery already > 60% done.

Previously schedule to be preview or launch at Sept but due to now they going to launch the EcoBotanic Johor first, EcoSky will delay a bit until the EcoBotanic Phase 1 is launched.

The responses for EcoBotanic is very great esp Singaporean buyers and existing relationship clients.

Small to medium size of 2-3 bedrooms, the future benchmark size of an apartment if KV is growing further.

800, 900, 1000, 1100 and 1200 sq feets.

My guess would be btw RM 570-600 psf

If u do, I am quite sure u will like this a little bit or even more.

The diff is ( if I not mistaken ) this is GBI building, 3 high lvl skydecks at service apartments at Lvl 1, mid lvl and top lvl, slightly different facade for each 3 blocks, can see all the greenery above the shop-offices rooftops, more than double ceiling to triple ceiling at sky garden for luxury functions, double entry / frontage for shops, easy accessibility entry / exit to the shops, apartments and car parks. And, build up covered pedestrian walk way directly to KTM.

5 sizes from 800, 900, 1000, 1100 and 1200 sq feet or anything near it.

Not surprise if the selling price is RM 600 psf since the size is quite do-able and flip-able. Hehehe.

I think the mere pricing should be depending on

1) Current launches for most of the medium high end condo are over RM 600 psf with such sizes and concept development
2) This is GBI with more Greens
3) Nearest competitor of Lakeville by Mah Sing and then Kiara East, which had just recently launched their DEX 2.0 at very high price and respond not so good.
4) Freehold compare to Lakeville and Kiara East, both leasehold
5) Lakeville tentatively at RM 650-750 psf, not sure the actual price yet
6) Kiara East by small developer already sold at Lakeville price and higher somemore.

Any other surrounding new condo and newly completed condo can be use as benchmark?

No worry, slowly, they will launch their EcoBotanic first which I am interested too, so will update you guys when necessary if I obtained any news of EcoSky.

No idea. Different concept of dev ( condo vs mixed dev ) , facade huge difference, Fourtune Lakeside Perdana is Leashold while EcoSky is Freehold and also different location, should be diff pool of buyers / investors / holding power buyers and by different developer profile n its background.

If buying for own stay, FLP is good price at matured location. Investment wise, no idea.

EcoSky launched on 22nd Sept also meh?

As per my understanding, 22nd Sept is the launching date of Eco Sky Sales Gallery in conjunction of EcoBotanic ballot date. Not the launching of the project and for sales.
