1. phase 2 price lower but unit size smaller at 600sf ..or phase 1 price higher but cheaper cos unit size bigger
2. purpose of purchase : invest or ownstay?
3. requirement like low or high density? as phase one having 1 block and phase 2 having 3 blocks etc

SENTUL..the next BIG thing?

For a while now Sentul has been regarded as that quiet area you drive past on your way into the city. However, recently a number of projects have begun to emerge and interest in the area is starting to increase which leads to the question; is Sentul the next big thing?

Sentul has always been an ideal location, just a stone’s throw away from Kuala Lumpur City Centre. It is easily accessible from Jalan Tun Razak, Jalan Ipoh, Jalan Sentul, Jalan Raja Laut and Jalan Pahang.
However, in the past, Sentul has had one issue preventing it from being the prominent choice for potential buyers – a significant lack of appealing properties.

With little interest from potential customers, Sentul had appeared to reach a hiatus. There were very few malls established and even fewer restaurants, leading to Sentul becoming a quiet space within the heart of the city – in many ways this was appealing to those who enjoyed the relative sanctuary, however, with its prime location and services, not to mention its proximity to the city centre, Sentul could not remain quiet for long.
In recent years the area has seen a number of prominent investors, attempting to invigorate the area, with new malls and high rise properties to bring back public interest.

Sentul has enjoyed rapid recent development, spearheaded by the 294-acre urban renewal project plans of YTL. Suitably named as Sentul West and Sentul East, the Sentul KTMB train depot and tracks divide these two portions with the former having a private and gated 35-acre park known as Sentul Park.

As for desirable properties, the sell-out success of the first two blocks of The Fennel have proved that this issue has been overcome. With modern, chic designs, these freehold properties are bringing in a great amount of interest from young, urban people keen to get on the housing ladder or upgrade their living standards.

With young purchasers snapping up properties, the renewal programme seems to have been a success and it appears that with time Sentul will continue its growth to become a thriving area in the heart of the city. The opportunity for investment is strong and the future for this part of KL is strong. Maybe even the next big thing.

+ add on LRT there connecting to batu caves sweat.gif
+ have free bus shuttle to nearest sentul lrt which is just like 2kms away
(but still 1hour to commute..haih- BRT perhaps is no lrt......i call it Batu-caves-sentul-masjid jamek line )
