 Tropicana MetroPark VS Magna EcoCity VS iCity, Which one you think is better?

We have 4 big development project going to develop in Shah Alam. These project listed below:
1) I-City, Sec 7 Shah Alam
2) Magna Eco City, Sec 15 Shah Alam
3) Tropicana Metro Park, Sec 13 Shah Alam
4) Utropolis, Glenmarie, Glenmarie Shah Alam
*Potential mix development project by BRDB next to Tropicana Metropark

All these project expected to complete in the year 2017.

All of them got quite the same structure which are:
1) Service apartment
2) SoHo
3) Megamall @ very big shopping complexes
4) located next to Federal Highway

My question:

1) which one you think is better for investment?
2) does the Supply going to match the demand? - its going to be HUGE amount of supply in 2017.
3) Federal Highway already jam like hell. do you think the highway able to support these large amount of people in 2017?
4) Only i-city confirmed that LRT will reach their development project in 2020. How about others?
5) is there any LRT/MRT plan in Shah Alam?

I think magna eco city is beside the famous "Char siew" shop.

I think the real competition is between metropark and sunway geo.

utropolis is mainly student market...

i-city is gonna be tourism destination

metropark has not decided yet because their masterplan will spill over 10 years.. anything can happen, otherwise they have the best potential because Dijaya (chinese is their majority customer base)

magna is just like the company... lol

i don't think utropolis should be in the list.
because i heard it's not open for public sale. paramount jz sell internally to staff...

otherwise, i would go for utropolis...

I-city soho has been picking up steadily.
Went there today and last week. The boss always
there. 465 sq ft-around 300k...also selling
retail about 300 units with 3 yrs guaranteed
return...

650psf! Retail unit only have 100units. But i see the sale not that good as well. Tower A launched quite sometime, still remain a number of unit. Tower A1 sale not that good as well.

No idea. Currently only 3 units sold instead of 100units retail. I suggest I-Berhad to take back all the retail units and rent together with Central plaza mall. Otherwise, 2000++psf for retail size about 460sf, how can sell easily!!

1 is from GS and another is their own ppl.

Retail selling slow. Got Shopping Mall beside still got ppl wanna buy retail under I-Soho?
Tower A1 by internal sale person. Tower A by GS, more aggressive, but still got balance units since Jan this year.

i vote for ICity.

Megamall + LRT + Students + Tourism + Strong Foreign JV + Future IT Hub + Gomen backup = Too big to fail formula. Lol... Anyway anything could happen, despite this might not be the best investment for the moment, at least it's not that bad and might turn out to be the greatest place in SA.

These parameters are working in SimCity too to up a city center..lol.
