got invited for the preview today. block B 900+sqft so fast all sapu. i booked a 450sqft for myself. final price is RM291k, intermediate unit facing city line.

it comes with one car park and somewhere in oct they will confirm what colour scheme i would like for the unit. either manhattan scheme or tokyo scheme.

This will become one of the landmark in pandan perdana. The only attraction is the lake. IF the shops/retails doing good over here (if they do)... this might be a threat to 1 shamelin

As I knew this lake is not natural, is for mining purpose, so is the soil is strong enough for a condo? I think I need an expert give me a good insight.

I just bought a unit & having unpleasant buying experience. The agent did not do his job to study the property and lead me booking a wrong unit. Didn't explained to me there is 2 types of design to pick, loan legal fee not bear by the developer...I only realised all these after I do my own research and read their "after purchase" booklet. I am so angry and regret.

Advise you all to alert if you are interested on this property. The Property is great but the agent is suck!!

it would not be possible to do a fair comparison. Cochrane and Velocity are centres of activity with lots to offer. The prices of units there are approximately twice that of 28BLVD, riding on the convenience of the surroundings. This will surely appeal to some but at the same time, many are unable to afford living there. Imagine buyers who committed to a residential unit there, at circa RM1,100 psf (already conservative); they would need to rent it out at RM4.60 psf to get a 5% yield. This translates into approximately RM 4100 a month for the 2 bedroom unit. This is actually possible as we do expect prices to rise in the vicinity but most of those who will work in this area in terms of the service industry and junior executive levels will not be able to afford this. In such light, something like 28BLVD becomes much more appealing. That same rental is more than enough to accord the BEST unit in the entire development with 4 bedrooms, fantastic view, augmented with a lakeside living environment, assuming an equivalent 5% return ( at RM550 psf average for the larger units in 28BLVD )

To be clear, we believe both Cochrane and Velocity are exciting developments with their own respective merits - some very appealing ones due to the integrated nature of the master developments, the connectivity with the MRT lines and being opposite TRX. Our concern is the returns one may expect, from an investment perspective. We believe it will be more challenging to receive the same returns as 28BLVD on account of the much higher prices, greater competition, with three developments pretty much neighbouring each other, and the busyness of the vicinity.

Pandan Perdana is a highly mature neighbourhood which is a short distance away but offers a much more residential nature. The lake is incomparable and the 60-plus acre Pudu Ulu park nearby cements the more natural and comfortable living environment it offers in comparison to the metal jungle of the other two developments. Of course, there will be those who like the pulse of constant energy and choose to live in those projects. And there will be those who like something less hectic with more balance in terms of living environment.

Do check out the sales gallery and show units if you have yet to. It will be an eye opener, we assure you.

Thinking of buying a soho for investment, is it worth? What I mean is would there be demand for it?

Read the review by propcafe, seems like if you compare apple to apple would be the Shamelin Star as the surrounding are low cost, thought of waiting for Shamelin to be VPed and see how's the demand
