Sat is just a preview and queing for the unit you select. It seems everyone can que for the same unit. At the actual soft launch, the 1st in que for each unit will be given 1st priority to purchase.

Booking and admin fee amount not confirm yet. Packages unconfirm yet.

Seems developer is unsure how to price their packages and other conditions.

Sat is preview for Block A and B. Block A soho, Block B service apartment.

developer is using this preview session to gauge the 'hot-ness' of this project, if a lot ppl place cheque they will jack up the price lor, since the final price/package havent finalize, maintenance fee pun tak tahu…

hmm……

Then what's the point of going?
IIt make us look so silly to go just to place a cheque for something that don't even know the price, package and worst can't even confirm can get the unit or not.

Sound so silly...

Waste time, petrol, parking and cheque

IIf they say your unit already taken worst still we don't even know whether is truth or not or behind the scene some hanky panky deal done..

What a blunt blind preview

Just to gauge the market only.. If hot 🔥 then ma increase price lor.. If no show... They will start to think to bring down the price.
I think this place is overpriced at 650psf without anything great around this place...

What are we looking here? 1.5k rental for the  450sf? Without mall without lrt without mrt?

well said, 1200+ units of soho, and 600+ of service apartment… want to sell or rent also stiff competition…

my question is studio can fetch 1.5k rental here?

if 3-room condo with 1.5k rental, then again the yield is still bad (with price 540k+)…

if 3-room condo, 540k, need to rent >3k per month , seem like not so likely
if studio, 1.5k per month, seem like possible, but if so many units, and also not so sure about the SOHO concept in the future market, then i'm not sure

if 2-room, 680 sqft, 2k++ rental look possible
*
studio got 1200+ units!!! how is the market there to absorb all and with 1.5k rental per month possible?

2-room 680sft is about 450k? then need 2k rental to cover...but 2-room units only gets 1 carpark sad.gif

Other reference: Rental for Pandan Perdana from iBilik
If studio for RM1.5k, then it is a tough competition with single room-to-let which is only a few hundred ringgit.
(Yes, we can say different category though)

DSL rental is only RM1.1k...

Bukit Pandan 1 Condominium, Pandan Perdana(KLCC view), 3BR - RM1400
http://www.ibilik.my/rooms/626312/bukit-pa...rdana-klcc-view

DSL Pandan Perdana RM1100
http://www.ibilik.my/rooms/756856/2-sty-ho...-pandan-perdana

Room RM 200 - RM 500
http://www.ibilik.my/rooms/pandan_perdana?page=1
*
the rate is very low compare to other location which can rent out a 3-room apartment for rm1.7-2k... rental can't cover installment or even loan interest...

9,10,11th car park floor can use car lift.
Pity those ago assigned the car park at 7th and 8th floor, needs to drive all the way up as part of the daily routine, pening is one thing, petrol consumption and gear box maintenance will be killing.
