Landed already expensive in klang valley.

The more reason to buy landed in KV rather than high rise. There are some landed that are not yet fully showing the true potential. I.e: kajang and semenyih

According to latest survey...

Condos will be more preferred by new generation. Interim of safety and scarce of land in prime area...

Landed will slowly be replace by high-rises.

That is why more condo needed... Landed will only those like superlink and bangalore be built in future trend...

I personally think if high rise goes up in price, landed will be higher immediately. We have this culture of mostly everybody wants to settle down in a landed house. Seldom (not all) i hear people wanna settle in high rise until die. Most malaysians want to even have bungalows. If cannot get, semi d also ok. If cannot get superlink also ok. If cannot get, link also ok. I believe high rise is still considered a stepping stone for a person before moving into a landed prop. Until our land is too populated, this will be the trend

Landed won't have LRT/ MRT on your door step and can't offer the lifestyles. High end condo still have it's own market.

Look at Bangsar & MK condo which is more expensive than many landed still have strong demand.

Check out bangsar and near MK for landed and tell me which is more expensive. Landed or high rise. Please compare apple to apple

It is a no brainer if high rise becomes expensive, landed will become more expensive. If the landed has clubhouse and g&g even even more expensive. Although this is not a 100% fair comparison, u can see this happening in hong kong, singapore or even istanbul if u wanna compare.

I agree.
People also have to understand. A building (condo or double storey link) cannot last very long. I think above 50 years, you start to worry about the structural integrity. The wiring, pipes, the structure etc. will give way eventually, unless maintained and monitored meticulously ( I am not talking just new painting). A landed property's building may give way, but people are willing to build another house on the land. But for condo, you don't have the flexibility.

By the way just curious - what is the oldest condo in Klang Valley, Penang still popular with investors/owners?

Ya lor. If u compare 30 years old house in subang jaya vs another 30 years old high rise, most likely the high rise will now look like shit and nobody wanna stay there. Landed ones people usually renovate to look like current styling if they can afford.
