I blif if tis north kiara is built with very gd access, eg Jln Segambut dalam is widen and built into expressway to link the hartamas part with Sri bintang part which in between we hav all those important project in north kiara, many DPCer ll hav the option to reach pj by tis route rather than the all day jam LDP. And if north kiara is selling at 700psf as rumoured in the Anjali thread, DPC ll hav more potential to set the higher benchmark in the near future. After all DPC provide a mini township lifestyle, north kiara is mostly single development by diff Dev.

Hi CMW kor...I have differrent view wo...as what I know, they will construct a multilevel carpark to counter the problem of slope land, and in actual fact, if they can utilize the slope land wisely, they can design a functional multilevel carpark, means the entry from Jln Kiara 3 goes to the lowest level whereas the entrance besides MK28 goes to middle level of the carpark. 

Assuming that total level of carpark already higher than the plus highway, so all those units or facility floor will be above the highway.

With the further development around Jln Kiara 3, this project serve 2 entrance/exit -- Jln Kiara 3 and road besides MK 28.

Furthermore, there is no small duplex in Mont Kiara (big duplex yes, like Vivaldi, lumina kiara), make it value added, fully furnished somemore.

The only things is it price range, and what kind of promotion package the developer provide...

Visited the sales gallery at Ara Damansara before New years and was told that the smallest units were blocked off for official launch so it's not exactly sold out save for units booked by internal staff and business associates. Sticker game-ish there.  Also access is via Jalan Kiara therefore the location is quite central. Only thing is that it doesn't have good facing units - either NKVE or MK28. Overall impression, yes can buy!

Confirmed with SA, there's no link between Jln duta kiara n Jln kiara 3. Good news, entrance only from Jln duta kiara. Welcome Twy to be one of the first tier location MK condo.

Went today the sales gallery
The higher the floor the more expensive. 21 floor above get 2 carparks. The below get 1 carpark. Rm945 psf for 23rd floor. 21st fllor aboit 920 psf. 12 floor rm800 plus psf. Only remember these few floors. Concept is i would say one of the good ones i have seen. Metropark in subang jaya asking price is already rm850 psf so i guess its a good buy here

Can double glazed window reduces the noisy 100pc or 60pc?

1 thing i don't like is the toilet is upstair. Maybe because i never bought a duplex studio before but won't be troublesome to always go upstair to use the toilet. 

Not having to open your windows can be a pain in the longer run...Noise travels, so the higher you are, the louder it gets.
