yeah but when the entry price works out to be the same, I'd rather opt for A marine cos it'll be easier to rent out a larger unit for the same price rather than a smaller unit with fewer rooms..

BTW, i feel A Marine n Lacosta looks good n is worth it but Nautica looks like it's starting to age

Yes with this kindda supply, price is king!
If one can really nego existing ssq condo and then rent it out slightly below market price, I think it'll be a better buy then geo 2

Just walk by Sunway booth in Sunway pyramid. GEO only 10 units left n selling for 1000 before rebates*.

Shoplots also available at 5 mill plus.. maybe not good frontage but forgot to enquire on the sqft.

Heard this GEO residences only ready in 2018 but the retail will be completing soon? BRT in 6 months right?

Can see ur previous comment about GEO being the most promising. I can only agree with u especially for phase 1 buyers.

Visited Sunway Pyramid yesterday n their mall retail strategy/tenant mix/renovation is keeping them ahead of the competition that's coming their way. This one more promising than T Gardens tongue.gif

Thanks.. Hope they increase the frequency of the BRT from the current proposed once every 5 minutes to help boost the retails n increase the value derived from the BRT.

Yeah.. but the LRT should be complete by mid 2016...still doubt them though based on their track record..

I expect them to double frequency by the time the LRT is complete..

Oh 10% is really low... Yeah sunway is not known for 5 star workmanship. Yes i've seen pics and i think it'll be a great place to stay with all the amenities nearby biggrin.gif

Sunway pyramid phase 3 opening in 1 yr also mah. Btw, from lacosta side can walk to BRT ah?

BLC,

It's sad though. They should try to increase the number of components/people linked to the BRT to maximize the use of the BRT. This BRT will be used as a precedent for future BRTs in other places. If the numbers are bad, then future developers might not build more BRTs.

Does the walkway from Lakeside to Sunway stop at SSQ or any of the condos in SSQ? or walking distance?

Think BRT should do well as there is connectivity from the Geo Residence, the new malls, hospital and from SunU and Monash... Be tough for Lacosta as its a bit of a walk and yet to see the access from the small roundabout to BRT..

boss, i look at this shops prices psf wise n i was quite shocked hehe.. I think many premium/hybrid shops like this are on the more challenging side.. I dnt bliv in GEO Resi cos i think BRT is no big deal..

boss, my friend own apartment in south quay ( of cos no lrt thr) n say occupancy still 20-30% for the few apartments thr despite low rental... but GEO got direct BRT, mall etc but u can get tht from USJ apartments near d BRT aso.. i think at the price point they bought in for geo 2, would struggle to cover installment blink.gif blink.gif

B Marine.. friend owns a unit thr n say rental thr can go below 3k also.. I totally agree with bigman on south quay especially for ownstay but geo more suited for investment although i doubt the rental... cry.gif cry.gif

Whats yr target rental for yr geo unit?
