Hi all I just booked a unit 1+1 pool view for about 415k from an agent. I still think it’s too much. My budget is 400k. He manage to hold my booking till tomorrow as I haven’t give them the cheque yet. Now I am reading that UOA can get 1% referral. Any UOA agent here?

QUOTE(propertybuddy @ Nov 19 2017, 03:36 PM) with the 1% dont make much difference. It’s already pricey at 415k, why proceed? My initial budget was 400k max as I thought that was the price I could get coming from prop cafe website and here. Also prop cafe said maintenance fee is RM0.22. What they have informed is RM 0.25. Not much of a difference but just thought to update other potential buyers. East view - there are still units less than 400k tho Still thinking if I should change to east view... ugh..15k for a pool view.. This post has been edited by vonwaterloo: Nov 19 2017, 05:09 PM

QUOTE(propertybuddy @ Nov 19 2017, 05:46 PM) While 1% matters but shouldn’t be the among main purchasing consideration factor. Should consider it base on your investment goal, entry price vs competitions, rental range, how well it suit into your gameplan, what’s your risk vs rewards, how u mitigate or reduce risk n optimise your rewards, what’s your max Loan Installment capacity, 90% or 70% LTV, what’s your opportunity cost of buying SL n not other developments, would u be able to buy better or safer products with ~415k... Reading from entries here, I am seeing ppl planning to exit at 450k-500k. I booked at 415k. Assuming 35 years loan with 10% down payment, monthly installment roughly 1.8k(excluding maintenance fee) Loan interest roughly 18k upon completion. Completion: Q2 2022. There are a lot to consider. But I agree with your points. This post has been edited by vonwaterloo: Nov 19 2017, 09:57 PM
