The 3 room dual key unit was selling at rm620k + during the initial launch without grr. With the grr package, uoa has priced in the grr cost into the revised s&p pricing. Thats why the price has balloned to rm1.0m. With the rm1.0m price, they can sell to foreigners as foreigners can only buy unit priced rm1.0m and above.

I heard fr a buyer that some1 pulled out during the spa signing and uoa is going to refund him the full rm5k. No penalty incurred even though the buyer pulled out last minute and all the legal docs have been prepared by the lawyers.

I am in 2 chat groups currently. 1 was formed after spa signing and the other formed just after vp. Both also v active. But to be enrolled into the chat gp, u need to text evidence to the admin of the chat gp that ur a buyer and not join the chat gp as an observor.

I only bought because i got my level 20 something unit facing southview for nett rm376k for 1+1 unit. Think the absolute price is still reasonable.

Actually mine not really good unit as its west facing. Hopefully souhview can block part of the sunlight. For those of us who bought with discount can consider good already as current dont get any discount anymore. They just get 6+2% rebate, thats all.

I didnt keep track of the prices after i booked my unit. I hv aigned my spa 2 weeks ago and paid the balance of the 10% deposit and also paid the lawyer's fee for disbursement and loan stamp duty.

Actually i didnt bother abt the view whether can see pool or not. I recalled it was the final hours of the 8+8% discount period, think last day. I just wanted to buy the cheapest unit available so when vp i can rent out cheap and still breakeven.
After all nowadays whr got people buy for own stay in such a high dense project. Some more unit is shoebox size and definitely too small for my own use. But i hv to admit i like the unit because it has a balcony which makes the shoebox more airy and liveable.

I wanted low floor unit facing southview but all gone. So i had to settle for a unit above level 20 also facing SV.

Heard kerinchi lrt will interchange with mrt3 from a friend. If its true, its good news for novum and southlink tenants as these 2 blocks are the nearest to kerinchi lrt by foot.

Southlink tenants will benefit along with novum. Southlink is 150m to the entrance of the lrt covered walkway bridge at bangsar south. Fr there another 400m covered walkway across federal highway to kerinchi lrt station whr the mrt3 interchange is.

In such high dense project, its best to enter at lower price because once VP there will be a bloodbath among owners to rent it out. So s cheaper can rent out cheaper and get tenant faster. Most apartment development are bought by majority investors. Not many buying to stay. Our job is to buy for others to stay.
