QUOTE(LL00 @ Nov 29 2017, 10:40 AM) My only reason to buy southlink is its direct connectivity to university lrt via kl gateway. If this conmection is not happening i will drop my booking immediately even if uoa gives me 2 allocated carparks. My objective is v clear. |

QUOTE(gks @ Dec 1 2017, 10:26 AM) Do not think the link is within UOA control. Ultimately is Suez whether allow the link to their mall and subsequently to university lrt station. The lrt linkage meant to give travelling ease to the new hotel currently being constructed beside southlink. Hotel name is Southpoint. This hotel is owned by uoa and it is to their interest to ensure guest has good travel access to public transportation. This is arguably the primary reason why uoa wants the linkage to be done. Klgateway wants more foot traffic into its mall to increase business prospects for its tenants. To have a direct bridge walkway for southlink, southview and also southpoint residents and guests having easy access to klgateway is good for their business. So its a win win situation for all parties. |

QUOTE(hontoni1983 @ Dec 20 2017, 09:04 PM) Why not? Link bridge is just an added value, bangsar south itself is self sustain area with commercial and business center around, so I don't think the potential tenant will stay there because it is walk able to lrt station? Yes its a concern. Southview without a link to the universiti lrt is strugglimg to get tenants albeit better quality workmanship as compared to klgateway. Since vped 4 months ago heard only 20 + units rented out which is not very enouraging. Rental rates also lower at only rm1800 despite offering 1+1 room and buying price was circa rm100k more expensive than klgateway. That's a concern to u?? |

QUOTE(coffeeproperty @ Dec 22 2017, 10:53 PM) Crazy lor. How to absorb the supply ? Ultimately its d direct link to universiti lrt which is an added advantage which unfortunately may not take place for both southview and southlink & this imo is a real dampener for the future rental market.Who can prove the demand here ? I just see getting more High Grade Office build up in other areas. Damansara city, ekocity, TRX, are we really require so many office in this Big Data revolution, getting more jobs can working/done at home |

QUOTE(kiwiguy @ Dec 30 2017, 03:22 PM) best comparison i believe is the southview rental and transactions psf then factor in 4 years appreciation into it. Prop agent told me some owners are now selling southview at a loss. Sone selling to breakeven. 1 owner of the 1+1 room told me difficult to find tenant and the subsale price of southview has not moved beyond its purchase price of 2013. |

QUOTE(keneeth111 @ Jan 2 2018, 10:57 PM) BEANCOUNTER BOSS, which part did u concur? walking distance 20 mins? The saving grace to southlink is IF there is a covered bridge fr southview to block H of klgateway but for selfish reason, kl gateway aint gonna give approval for that link because it will affect their sales of block H adversely.I thought one can use the pedestrian bridge (currently still under-construction after the previous collapse) direct link to the Garden MidValley from KL Eco City where the Hukum Abdullah LRT station at.... |

Pity the southview units facing the construction site of southlink. Its going to be a bit noisy these 3-4 years.

QUOTE(BEANCOUNTER @ Jan 7 2018, 10:55 AM) diff no much lah..... Walking fr SL all the way through the covered link bridge to kerinchi station is circa 600m. It took me 8 minutes max to reach the kerinchi lrt station. If i walk more leisurely it will take me 10 min max.also depends on which unit you stay also......whether its nearest to the lift or furthest from the lift. |

QUOTE(coffeeproperty @ Jan 9 2018, 12:15 AM) i dont think malaysians willing to walk that distance under the hot weather, even I stay in a condo, people use to drive their car to restaurant just opposite the condo. The exposed portion is less than 200m to the kerinchi covered bridge. Thereafter the tenant will be walking along the covered link bridge of 400m to reach kerinchi lrt.walking under hot weather, Good mood also become bad mood LOL |

QUOTE(coffeeproperty @ Jan 9 2018, 12:11 AM) Only the tenants staying at southlink facing igb corp's land will be affected. Tenants staying at pool view not affected as they will be facing the pool and southview. |
