Cant go up already. Too much supply. Go down may be. But no pressure to sell yet. So decide . No right or wrong. Like casino bet red or black. But at least u not likely to loose much unless u borrow heavy. Lol

True. Price can go down thats for sure. But thats require owners to sell big time. Only the sellers can tell . Mb the answer is when. But if one can hang on ok . Only high debt problem. That is the black or red. No one knows. Ur next roll........ very exciting. Lol.

Condos lately mushroomed like a rush in `KL? Its like somthing boiling. evryone seems so confident is when u need to reflect a bit. This confidence need to cek.

First affected. Developers they cant sell at higher prices as speculators gone or limited. We ll see if new launches have ability to sell. This will be a good test of the sustainability of property prices.
If not then probably see prices tumbling at the secondary market. As it is there no acfive volume in the secondary market now as sellers have difficulty in selling as stuck w obligations and high entry cost. So lets see. Property analyst reported good indication of sustainability of prices are max 5 times annual income elsewhere. But i guess malaysia different ma. Not like usa or japan. Perhaps the next dice roll is black after 10 times all red.

Developers can still sell the launches coming up. Margin is good. All they do is just reduce the prices. so the impact is definetely good as prices will come down. Again we all wait with interest if developers are doing that. Immediate? depends on new take up rates. But likely can see prices coming down by 20%. Its long time coming. But at least the developers wont lose. New buyers have more options. So win win for all....

Just hope interest rate dont go up. Dont Think it will as it will kill off the economy n will really spiral down the prices.

How can price come down if no sellers n developers who are the main players selling down. Stable price is good for developers as they can keep churning at this prices. But they smart as they only target better off buyers who are not generally affected by bnm new rule. These category of houses n condos will not be affected particulalrly good locations (not sure puchong. Kajang, same category). The ones tgat of not good locations and generally bot by lower income, will be afected by bnm new rule. But who cares. Develper.? No. Seller? No. Good quality buyer? No

Its location location location said the foxy dev. The truth is Developers had over goleng some area that convince people to buy n chnces are will get stuck. This u may see prices drop 30 pcnt min with harder to sell with bnm new ruling. . But those good location (not many) can sustain mb a bit. Its going to be a long long wait. We saw a train coming but tot not so fast la can get out. But sure going to be blood every where. Hope not. But thats wishful.

Like a runaway train coming head on. Cant see how price can sustain like this. Dont sell for sellers. Dont buy for buyers. Who will break. Somtimes waiting can be good option.

Price going up near KL area only. Even then its hovering for the last one yare with direction still uncertain with all the new rules. Its a gambling for sure but thats natural. Win or lose. But beyond KL n pj cant see how can sustain, and theres no urgency u can wait.
