QUOTE(Rooney1985 @ Jul 17 2013, 05:13 PM) It's about time Anyway that's the solution right? feel free to give a better solution to the below scenarios. you like a property but can't get a loan... how to buy??? so only way is don't buy ... solved - Work harder la lazy fellow. Do something about your income and fix ityou find a property can get a loan but don't like the place... and you still buy??? so you buy something you don't like??? then everyday you tell yourself I pay hundreds of thousand for something you don't like... no right??? so solution ... you don't buy.... solved - Buy first and stay la.. If really too bad then move out la.. Beggars can't choose after all. you find a property that you like, and you can get a loan then you buy lo... solved The property I like cost million dollar.. Facing green serenity.. with personal pool and big enough car porch.. If I only buy what I lilke then hoseh liao la.. whole life no need buy.Its not about linking to "don't buy"... its facts are simple to tell... its lies that is difficult and gets more and more difficult to cover. fixed for you la. Solution is within your hands. Don't give excuses. This post has been edited by kidmad: Jul 17 2013, 05:27 PM

QUOTE(debbieyss @ Jul 17 2013, 05:05 PM) Guys, i need advice: May I know how to get the right property valuer? I'm confused. Should I say that I get few property valuers to value the unit one by one; thereafter I inform the owner the lowest value I have and propose him the selling price? Can someone briefly let me know the steps on how you guys normally do it? Mind to share your "achievements" in property so far? It works this way.. If it's back in my hometown? In KL you can get all the valuer and they give you low try to go and negotiate with the agent.. Those fellows will tell you there is buyer already. I'm talking about perspective of RM400k homes approx. Not too sure with anything above that.

QUOTE(accetera @ Jul 17 2013, 06:59 PM) Buy property for own stay... there are still many people who can just barely afford and had not owned any real property. Let them buy to stay as they had to do so. We have to be mindful that Malaysian rental yields are dropping and I would say that target market in the future is mostly yielding between 1-3% only. I know not many old timer investor could accept such low yield. accetera, imo even if it's -10 it's still worth it.. Afterall you are still collecting and someone is still helping you to finance your property.

QUOTE(AmayaBumibuyer @ Jul 17 2013, 10:00 PM) Wonder with all these population they don't need a house to live in. I think i have touched these before on my previous previous post. Of course they do. And is the supply enough? And what does the law of supply and demand in economics again?. Now you guys still want to wait to own a home? New graduates are being churned out from universities and will hunt for a house. Really, still want to wait and hope for the property price to crash? Good luck. when we brought this up some genius came up with the idea 1 house can fit 5 person. they are not aware that now days all mid 20's are already aggressively looking for property. Not everyone origins from KV.

QUOTE(Rooney1985 @ Jul 17 2013, 11:31 PM) Wow!! Really?!? If that's the case we're really heading for a bumpy ride... No wonder RM currency is dropping... The major portion of this liquidity would also go to unproductive purposes like corruption And therefore value is already overstated in terms of prices which is further spilled to surrounding developments that is absorb by public consumption which is in turned fueled by???? Debt, debt and more debt... So when we remove everything in the middle of the equation... It becomes clear that a portion of what the consumers are borrowing and repaying is in actually fact paying for the multiple layers of corruption!!! Hmmmm... And we've got a bunch of up campers here promoting this? Does this imply that they are pro corruption? I hope not... I hope they aren't here to mislead the general public... Well what I'm happy to hear is we had someone commending DAP... Well done... As for the others who are indirectly pro corruption... Shame on you... Rooney what rubbish is this about corruption. Base on your argument you should really apply "tak suka, then you keluar" idea. Corruption is everywhere in Malaysia perhaps even the shop whom u go makan everyday is paying RMxxx weekly or monthly basis to MB. Time to think straight. Those corrupted fellows are always there so should you just stop living? There are alot of ppl joining Bersih 1.0, 2.0, 3.0 and more to come. My father joins them too but the problem is not the government.. It's the people. We are still living in a 3rd world mentality country. If everyone is so against corruption, bribery and treachery, BN would not have the 49% vote during election. Before we can change the country the first thing you have to change is yourself. Stop blaming corrupted politcs... The corruption happens because there is someone out there who is feeding them.
