Yah, that is Tiara Residence, by Engtex. Completed construction already. 4.5storey with own pool for each villa. Around 2.2million.

I still prefer S18 concept, style, layout and location. smile.gif

Same here. And SA said S18 will be officially launched in end Aug 2013. I think price will increase by then.

S18 is service apartment, or u can call it condo. Mid high cost at selayang area. Luxury or not depends, no such development yet in selayang area. Upcoming Eduplex and Res280 almost similar but location i think S18 better.

Based on Menjalara18, i hope that finishing and worksmanship will be good or same as Menjalara18.

Bandar Baru Selayang is quite serene, compared to other selayang parts. Almost 65% malay residents, 30% chinese, and 5% indian. Shops near stadium selayang are now fully occupied. Majlis Perbandaran Selayang located right next to S18 site. Generally, I would give a rating score for BBS around 70%,(abit jam due to pasar borong selayang, less food stalls and and cafe like bukit maluri, no MRT yet), just my personal opinion after staying twenty years here.

I think there r misunderstanding about the retail shop, i dont think there is any retail shop at lower floor, but the shoplot are built in front of the condo.

Retail shops in front are called Edge18. All sold out. For S18, first to fourth floor are carparks, not shops. smile.gif
I also hope F3 can deliver good quality condo.

Just managed to check with banker, DIBS still available, but need to be fast cos limited slot. DIBS given based on loan approval.

I asked my banker friend. He said might be marketing tactic. Ended up maybe all can get DIBS, or he said based on quota of RM30million. Cos each loan different amount, bank and developer agree a sum of DIBS, once hit the RM30million (for example) then no more DIBS.

Hi, i just signed my LO with Maybank too. I have asked SA, S&P around end of Aug 2013 ready to be signed.

They will officially launched S18 next month. I asked : "Then will have show unit?". The SA answered no show unit, just official launch and can advertise in newspaper. Sad, no show house to view or refer. sad.gif

Anyway, price will increase after official launch.

There is definitely a gym according to SA. Anyhow, I dun mind F3 Capital just giving 4airconds and raw unit. Cos I would like to have better quality kitchen cabinets and design which suits my everday cooking needs. If given free cabinets and wardrobe, like V-Residensi (not to be rude here, sorry), ended up I might be in dilema whether to use it or hack it off. So personally, it is fine for me.

And thanks for answering my quiry regarding show unit. smile.gif

Just called up SA to check, the gym is on 5th floor, same level as swimming pool.

Additional info from SA, no more DIBS offer by developer after today. Booking today still entitle for DIBS. Afterr today, they will prepare for official launch with no DIBS.

I think F3capital (or known as Radiant Symphony when they develop M18) was 'in power' for 3 years as listed in the SPA. The original committee (obviously developer's people) was not elected to continue to serve the mgmt (lost majority votes). It happened in last year's AGM, some M18 residents were then nominated to form a JMB to take over the management and now the condo is maintained by the newly elected MC. Ever since the new MC is formed, the financial, facilities and security is much more transparent and optimised to the interest of majority.

As a M18 owner what we need to endure currently is the development of Dua Menjalara just next to us, there are some sound pollution in the day time but i'm sure m18 will further appreciate when it's done. I certainly hope S18 will share the same luck!

Yah, I can understand the noise pollution of construction just next to M18. Hopefully Dua Menjalara can bring up price of that area, and subsequently all projects by F3 Capital.

Regarding the JMB, thanks for info. Will find more info on this topic.

Security is my main concern. Hopefully the guards and management office will be strict with security issues of S18.
