12.38-acre, 8 blocks, every block got 40 storey, isn't it too high density?
but i like the size, floor plan and also the location of this project, my concern is the high density, any experience pls advise?
*
Yes very high density, and you need to consider the following:
1. 6 blocks sharing the same common facilities
2. 7th block would be under affordable housing scheme to make up total 1900 units
3. South got high tension cable
4. West got dirty still water retention pond (doubt that the developer could clean such a big lake)
5. North got sewerage treatment plant
6. The site previously was rubbish dump site (dirty soil not good for feng shui)
7. Upcoming incinerator will create air borne pollutants

Other than that, if you can accept all above mentioned, it is indeed a very good location nearby to KL via jalan kuching.

Lakeville is commercial title, development will be based on plot ratio. In city, plot ratio can be as high as 1:10. For Lakeville, based on rough calculation (really very rough, not proven as got no info for KM approved drawing, here is based on imagination, haha....), plot ratio shall be 1:6 or below, (correct me if you got the actual figure) which considered very reasonable. And some more, this plot ratio is also contributed from the affordable house of 600++ units on small localized footprint. These 6-blocks are having different common facilities/big E-deck with the affordable block, I think it's still acceptable... Haha, of course, with 1600++ units for 6-blocks, residents can be benefited from the maintenance cost in future, rather than sharing by limited share unit. (*note: Actually, in Ecosky, government flat also just beside the development)

The incinerator ar... really an issue lah, dunno what is the extent, think the big area of jinjang, kepong and selayang will kena, BN want rocket supporter die, rocket supporter have to die... hahaha.

But personally, Lakeville living room floor layout is square rather than conventional elongated and deep, except (978sqft unit), which I like it as it spacious and nice.

Anyway, pro & con lah, after considering all possible factors, you like then you like, you don't like then you don't.

Ok, bullshit finish jor...... Good nite.
*
Interesting fact, can you enlighten us as to which project has plot ratio close to 1:10?
As far as i know, the plot ratio of lakeville is even higher than parklane oug (a high plot ratio project that i can think of), and lakeville is sharing the same set of common facilities lagi.

Is the affordable housing part of Lakeville? Although no link bridge, can they come in to use the common facilities?

Rotten rubbish smells as it is rubbish dumping site, a place where incinerator is proposed  . I remember years ago the area is flat but now it is like small mountain. I check with eco world staff if they had any smells since they are nearer. 2 years ago they did esp during wet weather , but now hardly . Good to know that the smells won't be spread to lakeville

Pity those taman beringin residents

They will be prevented access because the faculty floor will required access from each block unit. Means access card guarded. Even through parking floor to access the facility floor still need access card. So I believe it won't be that easy.

Block G they will have their own swimming pool and others. I guess not many will cross over gua. Hope so. And what I think is that, to get a unit in block G will be superb hard, one good example of the low cost govt house in Jinjang, u need to pay under table of 10k to 15k in order to get a form and chance. Haiz !!!
*
Good to know that the access to the common facilities has been considered thoroughly.

Wahhhh even by paying RM 10-15k still can't get a guaranteed unit ah? Summore is low cost govt house lagi rclxub.gif

If you read from the beginning, then you should know which block facing where. It's personal preference.

When I went to the sales gallery last month, I really considered buying it. I was looking forward to buy my first property, and especially attracted to those low entry cost ones. For me the location is good because the location is quite close to the city center (only 15min without jam), high discount, comes partially furnish, which should work for me since I cannot afford to fork out the big amount of money for d/payment + renovation.

I was already preparing my documents for loan submission (I have not pay booking fee), and at the same time doing a lot of research about the property, and decided that its a no go for me, for a few reasons:

1. The incinerator that's only 2km away, of which completion is also on 2018, same with Lakeville
2. The total number of units is just too damn high. Yes, its a big land area, but all sharing common facilities???
3. The lower cost condo right next to Block F
4. The rubbish dump
5. Its weird that Mah Sing is throwing lots of discounts everywhere, could be due to their cashflow problem. On their defence the rights issuance by Mah Sing seems to be very successful (at least according to The Star newspaper), but then you only issue rights when you have cashflow problem right?

Anyway today I made a booking for a different property NOT around that area, now just finger cross that I get offer for loan:)

Congratulations on your purchase! And good analysis on Lakeville. Some of the points have been mentioned numerous times in this thread. But well, I would say buyers like, haters hate. All these are facts to be considered to buy/reject this property.

Future incinerator will be built at taman beringin, not to mention Lakeville was previously a rubbish dump site with polluted soil

I see. According to the google maps, I search the Taman Beringin it's about 5km to Taman Wahyu. From here, should be ok for the Lake Ville. Please correct me the distance if I'm wrong.
*
It's about the small particles pollution in air from the incinerator. Small particles don't travel using Google map estimated route. Added disaster if there's a lot rubbish vans pass by the area everyday.

I believe you have done some research on the incinerator and the impact, probably you have know that anything between 15km radius will be affected too. So now only the ecosky and lakeville is affected, the affected area will be up to Istana negara area. I'm wondering where do you live now ....
*
Honestly I didn't know it gonna affect up to 15km radius. Wahhhh! if like that those located at the core radius sure jialat.
