Received a sms today that the registration for landed property 22 x 75 build up 2020sqft open 28th May. Price starting from RM 408 158 for bumi and RM 438 880 for non-bumi. It is part of Glomac Saujana Rawang project, sister of Botania and Zero Lot. Registration of only RM 2000. Design is much the same with Botania except land area and smaller build up.
Is this a good price? I am planning to take one corner lot. Will contact the SA later. |

With the master plan of limited units within Egreta, with Tadika and Surau inside and flank by houses, I think it is F&G instead of proper G&G. Anyhow, the house of 22x75, facade looks good and better than Botania. Car porch foyer is quite long at 25 ft, leaving conveniences for home owners to walk with groceries on hand but if they leave spaces at car porch for a 22x75 house, they should leave 5' feet at the back and not 8' feet as per layout. The 8 ft at the back would be very much wasted and prompted the house length of 22x75 is kinna wasted unless kitchen extension is doing. The inner house is only 42.5 ft which is almost same or only 1 piece of 2x2 porcelain tile bigger thah M Residence 2 20x65 at 40' ft internal length. However, this launch and if the response is sold out easily in 1-2 weeks time, it would be very good news for those purchased Botania Phase 1-2 at circa RM 380-430k, at foot print of 22x70 but with 2250 sq feet built up, thus RM 169-191 psf compare to Egreta's RM 212 psf based on RM 428,159 price. Anyway, how to calculate psf price? Use build up of 2020sf? How about corner? I got quotation of 662,900 for 3717sf, which results of RM 178 psf. |

By the way, is there any other fee that I have to pay such as loan agreement, lawyer fees. This is my first property. Not sure how much the fees will go up to. I afraid my savings will not be enough to cover other hidden charge and fees. |
