 Saujana Rawang - Glomac - Egreta, New Property

Received a sms today that the registration for landed property 22 x 75 build up 2020sqft open 28th May. Price starting from RM 408 158 for bumi and RM 438 880 for non-bumi. It is part of Glomac Saujana Rawang project, sister of Botania and Zero Lot. Registration of only RM 2000. Design is much the same with Botania except land area and smaller build up. sad.gif

Is this a good price? I am planning to take one corner lot. Will contact the SA later.

I work in Ampang Park. Now I stays in Kampung Keramat, rented property. Since I am preparing for my marriage soon, and I think Rawang is still the best choice since landed property around is expensive. sad.gif

MR2 is good and nice, but it adds additional travel time to my workplace. I tried travel during peak hours from Rawang tol to my office, (needs about 1 hour++). Saujana Rawang will add southern exit, by the time it completed in 2 years time, I believe it will be great place to stay. Jusco, shop lots and badminton court is nearby (BCH). biggrin.gif

I don't know much about difference between gng and guard... I visit the sales office few times, the guard at around just like Puchong Bt13 type. With a rope and 'palang'. Not much. SA told me the Egreta aim for medium class, the security is much better, with card access. blush.gif

I am from Perak, so I chose Rawang over Southern KV because it is nearer to my hometown. No offense to people choose South KV for investment. I am looking house for family stay, not investment. biggrin.gif

both quite similar mileage.

Rawang -> Jln Sultan Ismail = 38KM+/-
Kota Kemuning -> Jln Sultan Ismail = 36KM +/-

I did not try Puchong (Bdr Bkt Puchong) to KL cos i'm not from there. is Bdr Bkt Puchong near? i doubt that. smile.gif

in my opinion, Rawang is not far. Bkt Beruntung is FAR. But do not consider Bkt Beruntung as whole Rawang just becus it bearing Rawang Address. smile.gif just my 2 cents.

rclxms.gif I totally agree with you. It depends on your destination. All I can hear people said Rawang is far, but I done several trips around, it just takes 25-30 minutes to reach Duta tol from Rawang in non-peak hour. So, how far is far? I went meet client from Keramat to Subang took me an hour (during peak hour) and sometimes I need to drive to Kuala Selangor as well.

It really depends on your location and destination.

The foot print of 22x75 is quite nice but it would be a wasted if only 2020 sq ft was built and it was reduced by 200 sq feet from previous phase, Botania which is smaller land size at 22x70 but cheaper ( well, it was below RM 400k during 2011 )

If price to price comparison,
Egreta Saujana vs M Residence 2 Alpine
RM 438,888 vs RM 458,000 ( both before discount )
22x75 vs 20x65
Built up 2020 sq ft vs 1885 sq ft

Non G&G vs Fully G&G
Leasehold vs Leasehold
Individual title vs Strata Title

rclxms.gif Thank you... I think the Egreta got 10% discount, the SA told me that you just need RM 2000, and you can process the loan and the price tag 438k is the after 10%.

Anyway, I take it as marketing strategy, raise the price to super duper high, then gives you 10% discount, and tell you don't have to pay downpayment sweat.gif We pay for 438k after all, not them. tongue.gif

That is why I feel weird when I was informed 2020sqft. I was told two months ago it was 2200sqft. I am still waiting for their official information. They inform me that they will send to my email. sad.gif

For the small built up of 2020 sq feet of a 22x75 land size, it looked like this is going to be G&G house.

If same as Botania, then this is not G&G because my friend who bought Botania mentioned it is only guarded and not G&G.

With the master plan of limited units within Egreta, with Tadika and Surau inside and flank by houses, I think it is F&G instead of proper G&G.

Anyhow, the house of 22x75, facade looks good and better than Botania. Car porch foyer is quite long at 25 ft, leaving conveniences for home owners to walk with groceries on hand but if they leave spaces at car porch for a 22x75 house, they should leave 5' feet at the back and not 8' feet as per layout. The 8 ft at the back would be very much wasted and prompted the house length of 22x75 is kinna wasted unless kitchen extension is doing. The inner house is only 42.5 ft which is almost same or only 1 piece of 2x2 porcelain tile bigger thah M Residence 2 20x65 at 40' ft internal length.

However, this launch and if the response is sold out easily in 1-2 weeks time, it would be very good news for those purchased Botania Phase 1-2 at circa RM 380-430k, at foot print of 22x70 but with 2250 sq feet built up, thus RM 169-191 psf compare to Egreta's RM 212 psf based on RM 428,159 price.

Anyway, how to calculate psf price? Use build up of 2020sf? How about corner? I got quotation of 662,900 for 3717sf, which results of RM 178 psf.

By the way, is there any other fee that I have to pay such as loan agreement, lawyer fees. This is my first property. Not sure how much the fees will go up to. I afraid my savings will not be enough to cover other hidden charge and fees.
