Got their price quotation, it is higher than what they gave me previously

How come everyone quote the difference price?
From initial RM 458,888 ( Non bumi units ) and now becomes from RM 520,978 onwards.
If we see the brochure, the lowest price for bumi lot is RM 398,188.
If we take RM 398,188 / before 10% discount allowed and then / 7% bumi discount allowed, it should be gross selling price of RM 475,732 where
if bumi lot is RM 475,732 x 7% discount = RM 442,430.76 and then x 10% discount allowed = RM 398,188 ( as per brochure )
if no bumi lot is RM 475,732 x 10% discount = RM 428,159
If the real selling price is begins from RM 520,978, even after 10% discount, it would be extremely high for a 2020 sq feet built up of a 22x75 foot print.
For this price of close to RM 500k, I feel this should be G&G price, ( not stratified with own club house, cctv surveillance, garden or park and etc ) but just simple F&G with DMC signed.
For the small built up of 2020 sq feet of a 22x75 land size, it looked like this is going to be G&G house.
If same as Botania, then this is not G&G because my friend who bought Botania mentioned it is only guarded and not G&G.
With the master plan of limited units within Egreta, with Tadika and Surau inside and flank by houses, I think it is F&G instead of proper G&G.
Anyhow, the house of 22x75, facade looks good and better than Botania. Car porch foyer is quite long at 25 ft, leaving conveniences for home owners to walk with groceries on hand but if they leave spaces at car porch for a 22x75 house, they should leave 5' feet at the back and not 8' feet as per layout. The 8 ft at the back would be very much wasted and prompted the house length of 22x75 is kinna wasted unless kitchen extension is doing. The inner house is only 42.5 ft which is almost same or only 1 piece of 2x2 porcelain tile bigger thah M Residence 2 20x65 at 40' ft internal length.
However, this launch and if the response is sold out easily in 1-2 weeks time, it would be very good news for those purchased Botania Phase 1-2 at circa RM 380-430k, at foot print of 22x70 but with 2250 sq feet built up, thus RM 169-191 psf compare to Egreta's RM 212 psf based on RM 428,159 price.
