This piece of land is leasehold and surrounded by few low cost block. Traffic is a headache issue and car park is another challenge.

one way to the actual site is through the smaller road next to Prima Setapak Block C, opposite "Mian Dui Mian" Noodle shop .. yes, surrounded by Flats

Heard about this last week.. It's called 100 Residency. From what I heard: 100 units, 1.4k sf and up. Price starting from 650k+. Launching next month or next 2 months.
Don't quote me - I'm only stating what I heard from a sales agent from KP.
Location right behind Flat Prima.

If they selling 650k, then I really solute those who intend to buy. Go in and out to the property is a headache already. Not to mention during evening time when everyone need to go back.

796K for 1,447 Level 5 = 550psf. 2 Carparks. DIBS. 5K booking. Now have 7% discount.
Level 3A & Level 20 have different layouts, standard layouts for Level 5 - 19 are 1,447sqft intermediate & 1,825sqft corner.

Every floor up increases roughly 7-10K, for Level 7 to Level 8 & Level 17 to Level 18 increaes roughly 15K due to Huat 8.
Got Freebies slightly more than 288 Residency. But more facilities. Maintenance 0.25 psf.

All same row single facing, Genting + Gombak view; no flat view.

Strong prove of properties market slowing down.
This is quite a surprise after overwhelming sales for all those PV, Setapak Green & 288.
Even MH Platinum have unit unsold, seem like Setapak area might just getting glut soon.

properties definitely slowing down not only setapak, but other like puchong, shah alam, PJ same...
bank now very strict they filter all your commitment, loan etc not like last time
i know few their housing loan rejected sweat.gif

Heard there will be one access road direct from jln langkawi to jln gombak. Dbkl has problems to clear the
Jln langkawi with 4 lanes stopped at teratai mewah apartment

not sure , but seems like not possible , due to there's alot old house overthere . even want to clear all also , could takes up to 5-7 years time to complete .

not saying direct access road , the main problem of this project is the high density surround . eventhou itself is low density condo .
