Given the affordable rent of between RM6.5k to RM10k (US$1.6k to US$2.5k) per month for a smaller fully furnished unit and rent of only RM11k to RM15k  (US$2.75k to US$3.75k) per month for the larger units, this would be a steal for most expatriates and professional Malaysians. 

But we would know the real picture in about 12 to 20 weeks’ time, when the majority of the renovations are completed for Block A and the handover is completed for Block B. And more renter and owners move into R22.

Hey yup very true..mostly Malaysians wont rent above 6k, it would be expats. Yup the other condos you’ve mentioned are also amazing, with good price points, more choices for consumers. smile.gif

To answer your question on why so many expats moving in; One of my colleagues mentioned close proximity in terms of walking distance as a reason for R22 that is favorable among new expats to Malaysia. Their wives/husbands would prefer the school to be within 3 mins walking distance for convenience, and Garden International School’s gate is directly facing R22’s Jalan Kiara 3 entrance, whereas MKIS is a 3 mins walk from R22’s entrance on Jalan Kiara 4. All within 3 mins walking distance. For Malaysians not an issue, cause we all drive. But some expats do not have drivers, and their stay-at-home wives/husbands depend on taxis etc. Or they have to hire a private transporter/bus driver for their kids if they stayed further. Only the working partner usually gets a driving license and drive to work. And of course, no kids this won’t be a factor haha

But all also depends on family size and what the person is looking for. If just husband and wife, then I would recommend Tiffani Kiara. if bigger family, then R22 and Seni. If got driver, then Seni, 11 Mont Kiara and 10 Mont Kiara would be great choices too.

Tiffani Kiara – for the 800 sq ft - rent is RM3.1k to RM3.9k and for the larger units, from RM6/7k onwards.
Seni – for around 2,300 sq ft - rent is RM7.5k onwards
R22 – for around 1,900 sq ft - rent is RM6k onwards

Pros for Tiffani – lower entry level for rent - smaller units (800 sq ft available), close to Solaris Mont Kiara, mature surrounding, 7-10 mins walk to Publika
Cons for Tiffani – older condo (built 2009) but well maintained, higher rental psf for small units (RM4.50 psf)

Pros for Seni – established neighborhood/condominium, close to Solaris Mont Kiara, tenanted, 7-10 mins walk to Publika
Cons for Seni – older condo and design (built 2010) but well maintained, larger units

Pros for R22 – right opposite GIS (1 min walk), dual-entry (to avoid jam on Jalan Kiara 3), new condo and amenities (2018), new surroundings (Arcoris and Kiara 163 Mall: Nov 2018), 3-5 mins walking distance to Plaza Mont Kiara & 1Mont Kiara

Guys, Seni vs R22, if wanna buy now, in view of resell in 8 to 10 yrs time, wise kah? R22 small unit (1800sft) renting at 7 to 8 K (furnished).
Seni (2300 sft) renting at 7.5 to 8K.

Can the renting continue next 5 yrs? while seeing some appreciation?

Or MK is now no longer attractive for investment?

What's your thoughts? Dear experts....

i just think it is just going to turn into a ghost town in the next couple of years, the supply keeps comin whereas the demand is just not there. go there at night and see for yourself and let me know after 15 years.

Rental 8k (lets say)

Gross yield (quick calc) = 6.4% wow looks kind of decent?.

BUT! you forgot. Vacancy 30%. I.e takes 3-4 month to find tenant in between tenancies.

So 6.4% x 0.7 = 4.48%.

Interest 4.5%.

Does it look good now.?

What if it take 6 month to get tenant at 8k.

You need to drop price to 6k to get tenant quickly?

Etc.



So buy for own stay is fine. invest? hmm.gif hmm.gif

That make more sense to live in condo within 3 mins walk to school and commercial hub. Hijauan enjoys 80% occupancy being close to GIS.
