Cyberjaya stakeholders lobbying for MRT connectivity

KUALA LUMPUR: Stakeholders of Malaysia’s IT-themed city Cyberjaya are engaging the government in talks to include Cyberjaya in its mass rapid transit (MRT) connectivity plans.

“Stakeholders are putting in efforts to see if we can bring the MRT into Cyberjaya,” said Liew Yeon Keong, head of sales and marketing (property development division) of Cyberjaya’s master developer, Setia Haruman Sdn Bhd, at a media briefing yesterday.

“Cyberjaya is unique in the sense that there are four major stakeholders: MoF (Ministry of Finance) incorporated companies such as Cyberview [Sdn Bhd], local council Majlis Perbandaran Sepang, Setia Haruman as the master developer, and Multimedia Development Corp (MDeC).

“These four stakeholders are actually putting in the effort [to lobby for MRT connectivity] but we would not want to announce anything because we are still at the preliminary stage,” he said.

“We are in talks [with the government] but we cannot disclose anything yet. This is sensitive information which we cannot disclose … the stakeholders have our regular meetings and this is one of the agendas that we want to put forward,” he said.

Nevertheless, Liew expects the proposed MRT Line 2, which in its current plan will connect Sungai Buloh to Serdang, and then extend to Putrajaya, will still be a great boost for Cyberjaya although it does not stop at Cyberjaya.

“Of course MRT is great. Based on various studies in major towns and cities in the world, wherever the MRT station is, value of properties will appreciate by 20% to 30% … This [announcement of MRT Line 2 being extended to Putrajaya] is already having a positive impact,” he said.

Even if the MRT Line 2 is not passing through Cyberjaya, Setia Haruman said it plans to provide feeder services from the nearest MRT stations to Cyberjaya.

Greater connectivity to Cyberjaya through various highways has encouraged property developers to move their developments to Cyberjaya with the construction of the Maju Expressway (MEX) specifically lauded as a “blessing”.

S P Setia Bhd general manager of commercial and business development Pipah Mohd Nasir said, “Six years ago, Setia Haruman [was] knocking on doors saying ‘Come to Putrajaya’. I’ll say it’s a ghost city. But, the minute there is MEX … it is 20 minutes to KLCC and 20 minutes to the airport.”

According to Liew, Cyberjaya is only a few years short of showing its potential for a boom. The master developer is aiming to develop and complete 30,000 units of residential properties and expects the population to exceed 100,000 by 2016.

While an increase in Cyberjaya’s residential population will help businesses thrive, Liew concedes that his targets are modest.

“Of course, if you are talking about [Cyberjaya] being completed we are looking at a population of 420,000. That was the master plan. But, by 2016, we would have achieved more than 100,000, which is quite an achievement already.

“You need time for units to be completed. It’s a conservative figure and we do not set our aims too high. But, with that figure, we believe that businesses will be able to thrive. Beyond that, we are looking at much higher targets by 2020,” he explained.

According to developers present at the briefing, there is an increase in the number of people who work in Kuala Lumpur and Petaling Jaya moving to Cyberjaya, and they are poised to meet the newcomers’ demands for commercial and residential properties.

The MRT2 project is something that has been discussed over the past one year. But according to the master plan, it was supposed to start in Sungai Buloh, where the MRT depot is being built, and end in Putrajaya.

“Industry officials are perplexed over the alignment from Selayang to Putrajaya. If the line is to start from Selayang, this means the present Sungai Buloh depot will have excess capacity,” said an official close to the MRT1 project.

The 56km MRT Line 2 was the second biggest infrastructure project following RM27bil Pan-Borneo Highway that stretches 1,633km across Sarawak and Sabah announced in the Budget 2015.

But very few expected the Prime Minister to include the project as part of the Budget 2015 considering that the Government was cutting back on spending to ensure the Federal Government deficit meets the 3% target next year.

The Sungai Buloh depot and station is regarded as probably the largest in South-East Asia and is designed at a cost to have the capacity and support the convergence of two MRT lines.

“We are surprised it’s not Sungai Buloh to Putrajaya. The Sungai Buloh depot is being built to include maintenance depot, operation and control buildings for two MRT lines and their rolling stocks.

“MRT Line 1 will be operated by more than 50 train sets and I expect MRT Line 2 should have the same number of train sets as well. That is the capacity for the Sungai Buloh depot.

“If the plan is unchanged, another depot will probably be built in Selayang or Putrajaya,” a source said.

The MRT2 project is expected to take five years to be completed, inclusive of pre-advanced works such as land acquisition and moving of utilities.

“The announcement is timely,” he said.

The Sungai Buloh depot is currently being constructed at a cost of RM459.9mil on 65ha at the Rubber Research Institute site.

The contract, which was awarded to Trans Resources Corp Sdn Bhd (TRC) in May 2012, is expected to be completed by first quarter of 2016.

TRC’s scope of work will include the Sungai Buloh maintenance depot, operation and control buildings, external works and other associated works.

Mass Rapid Transit Corp Sdn Bhd (MRT Corp) chief executive officer Datuk Wira Azhar Abdul Hamid was previously quoted as saying that the development of line 2 that is proposed to be from Sungai Buloh to Putrajaya should start as soon as possible, according to a StarBiz report on May 24.

Azhar added that the development of line 2 should begin as soon as the civil works for line 1 are completed.

The first MRT line from Sungai Buloh to Kajang is about 50% to nearing completion and most of the civil works are expected to be completed during the course of next year.

The MRT Line 1 runs for 51km and, upon completion, will have 31 stations serving 1.2 million commuters with links to existing public transport systems.

The MRT Line 1 project recently drew attention when an accident near Sungai Buloh caused the deaths of three foreign workers. Following the incident, Azhar announced his resignation from MRT Corp on Aug 19, just hours after visiting the site.

Nevertheless, MRT Corp’s board of directors had on Aug 27 decided not to consider his resignation at this juncture, as they had evaluated Azhar’s performance since he became CEO.

The whole MRT project is proposed to include three lines where the last one is a circle alignment running around the Kuala Lumpur City Centre.

Recently there are some ground work construction in front of Kepong Jusco, zKepong Carefour (Aeon Big) and Public Bank (Taman Rimbunan).. whole stretch of the jalan kepong main road.. Not sure whether it is related to the MRT2 or not.. Will upload pictures of it soon..

In front of the Kepong Jusco, they gonna build a pedestrian bridge fly over to the Kepong jusco..

Then I go over another ground works (yellow boxes) to geh poh again..
the workers said they are appointed for researching/collecting data of the land for MRT2 rclxms.gif
Right in front of the public bank kepong have 31 checkpoints..
They drill 80m - 100m into the ground and decide which point is suitable to build the piller/station of MRT2..

If you guys passed by Kepong, you might see some ground works as I drawn in the image below.. they moved from point to point.. at the moment is in front of the public bank kepong..

I live in Kepong, so I'm quite excited about this drool.gif

Residents see value in new MRT line

KEPONG residents welcome the Sungai Buloh-Serdang-Putrajaya Line (MRT Line 2) project, which will pass through the area, provided the people’s interests are taken care of.

Representatives from different groups of stakeholders in Kepong were briefed on the project during a closed-door meeting by ERE Consulting Group Sdn Bhd, which is also carrying out focus group interviews to gather public views on the project.

Jimmy Tham, who is a partner operating the Jinjang Hawker Centre, said they were not against development but hoped the relevant parties would put the people’s welfare first.

“We want assurances that the project will not affect us.

“If it is necessary for us to move out to make way for the project, we hope alternative locations will be provided,” he said.

Tham, 70, said there were 25 stall owners at the centre who need their stalls to keep running to earn a living as they have dependants to look after.

Kepong Hawker Association secretary Ng Aming, 58, also concurred that the project was much needed but was concerned that business would be affected.
