Kinda agree to certain extend. Imagine you bought an integrated resi + entertainment development. All sharing the same road to go in your residential. Weekend confirm jam, your movement will be limited coz sharing the same road with those coming in just for entertainment purposes. Unless that development has separated access road but highly unlikely imo.

ya bro, agreed with you. But i guess thats because the practise of letting staff balloting first. Reminds me of my first visit to KR whereby all good units are booked by agentw. Anyway, i believe phase 1 will be fully booked 2mr, doubt all sime staff can afford to buy phase 2.

what do you think of phase 2 price?

Conclusion. If you can hold it, you can still do it. Don't believe the rental will fetch you much though.

do you think for township, we should use DPC as the benchmark? like all shopping malls use midvalley/gardens as benchmark.

township master plan, maintenance, catalyst = your future profit.

Agree with most of the part. however, from my understanding now.. this place is still lacked of catalyst. Unless they can emulate the surrounding landscaping from DPC, imo, its still not really a buy call. Look at the brochures... the design doesnt really look modern.
