Any idea of the built up size for 20x89 and 24x79?

20x89 seems too narrow n too long, hence layout has issue of relocate the furniture as well as side by side parking. Nevertheless, RM 600k is quite good price for a size of 20x89. Its cheaper than Saffron Hills.

Bcz Denai Alam is their flagship product and township.

For Sime Darby, Denai Alam subsales going strong as well and their sales staffs really earned a lot. Now another wave.

It products too hard to swallow and none of their projects made me interested to follow even with 20% lower than actual price.

But, this time, I interested into their Canal City nee development. Awaiting the full masterplan and premium pricing for their phases.

I rate Denai Alam and Elmina highly, but hope it is not overrated. For me, Sime darby townships, Denai Alam has equally outshine others and Bdr Bukit Raja performance had been very well for the past 2 years.

But crucially to justify a hot hot hot season for Elmina, how many units offered to public and how many units had privately sold to own staffs with and without staff discounts?

Depends on the pillar. If pillar to pillar column free, then possible, but also rely on the main gate design.

Seems like Elmina East is better than Elmina West.

Anyone has idea of roughly how many kms away from Elmina West / East to Federal Highway?

Oh, RHB now offering promotion rates of BLR - 2.50% for most ( if not all ) of the top developers project. If I hear correctly, the min loan size is RM 400k and above.

Yeah. Project basis only in limited period. Was told by my RHB banker that only applicable to selected big developer's projects.
