Last saturday I also passed by the area via GCE. They were constructing the big bricks signage (or monument? hehe, not sure what to call it) just like what they have in Ara Damansara near the 4-way junction from Saujana.
Well, maybe a better one than that |

QUOTE(cwyan @ Jul 17 2013, 04:16 PM) Hi guys...need some help here! Looks like it. Did you hire your own? That might be the reason.I have sell my condo and signed the snp (Selling price RM480k). Now the lawyer charge me RM5720.60 which I am not sure why so expensive (RM5720.60). I am the seller, by right it should be around RM2k++. I think they are trying their luck to charge me higher. Can you guys advice? 1. Deed of receipt and reassignment (RM480.00) - Stamp duty on original and 4 copies thereof RM50.00 - Registration fee at kuala lumpur high court RM30.00 - fee for preparation RM400.00 2. Sale and purchase agreement (RM4010.00) - Legal fees RM3810.00 - Telephone, fax, courier & transport charges RM200.00 3. Statutory declaration (RM50.00) - Affirmation fee and stamp duty 4. Filing CKHT 1A & 3 (RM330.00) - Fee far preparation RM300.00 - Photocopy charges RM30.00 5. Deed of Assignment of Tenancy (RM500.00) - Fee far pre preparation RM500.00 Miscellaneous disbursements (RM50.00) Government service Tax - 6% (RM300.60) In my case, I used the buyer's lawyer. They charged me RM1,092.00. I asked for discount and they lowered it to RM1k flat. The studio selling price was RM370,000.00 If you PM me your email, I can give you the quotation. |

Wilmar, which is Singapore's, concentrates on Indonesia vast land (even in Malaysia too) for palm oil cultivation. But I might be wrong... QUOTE(chelsea2013 @ Jul 21 2013, 10:51 AM) i didnt ask too details about her AIA loan offer as i hv secured my own loan. She only mentioned AIA loan is fixed rate at 4.25% I have always been a fan of fixed rate. If AIA have Islamic loan, I would have applied. But currently, there are only Takaful products. No home loans yet.. |

QUOTE(hondaracer @ Jul 21 2013, 12:11 PM) Islamic rite? Nope, it is just fixed, but not Islamic, yet. There is a number of conditions for the product to be Islamic. Fixed rate is just one of them.Good thing about fixed rate is now the rates are low....so better to lock down. But if you intend to pay/settle fully lumsum at one point in the future...beware! You will need to settle full amount of principal + interest. I have been urging my AIA reprentative for them to create one... |

QUOTE(cwyan @ Jul 22 2013, 10:28 AM) If you want to escape it, you can. When you go out from Elmina and into GCE, just take the Denai Alam / Bukit Subang exit. From there, you have the options to go anywhere - Shah Alam, Puncak Alam, Subang, Sg. Buloh.Later on in the future, there will be a DASH interchange. From there, you can drive east until you meet a toll plaza. But before the plaza, there will be FIVE interchanges where you can exit... well, if all goes according to the highway plan that is. |

QUOTE(cwyan @ Jul 22 2013, 01:32 PM) When we go out from Elmina to Elmina toll plaza to GCE, do we need to pay any toll in Elmina toll plaza? When pass by Elmina toll plaza to Elmina east, do we need to pay any toll in Elmina toll plaza? Yup, definitely. Both ways kena toll.In order to avoid tolls (orange), you need to use these options: a) Denai Alam interchange (blue) b) DASH interchange (pink) c) THREE roads to leading neighboring developments (yellow) Green is the Elmina interchange. QUOTE(chelsea2013 @ Jul 23 2013, 10:38 PM) Somebody posted previously that the next launch will be the 24x79 and 30x100. So, I guess 750k starting price is for the 24x79 Keana-like homes. That's about 37k increment from the 1st phase Keana. Is that increment high, reasonable or low? |

QUOTE(YnWa77 @ Jul 24 2013, 11:08 AM) Anybody here can confirm SD using clay bricks instead of sand bricks for elmina? My SA told me clay bricks but not sure as clay bricks is so expensive. Let's go to the site n make sure! HeheI visited glades putra heights recently. D house inside feel cool. Even the road in the township is made of red bricks but glades is a different monster. So when u stand on the road, u dun feel any heat underneath ur feet at all. U only feel the heat above ur head from the scorching hot sun! Amazing!!! I'm a fan of clay too |

QUOTE(YnWa77 @ Jul 25 2013, 03:15 PM) Any1 here have not sign loan agreement? I have not sign and today I found out the 60 days dateline has passed. Alamak. I signed yesterday. Apologies that I did not let you guys know about it as I thought I was the last one who signed. And yes, yesterday was the 60th day. (The lawyer firm was not pro-active as they did not call us on that. Luckily I know about the 60-day rule and call them).SA ask me to quickly sign or else 2% @ foc stamp duty discount will be forfeited. Betul ka??? Can someone confirm this as I'm stil waiting for stan chart to revert to me. About discount, not sure... Let me see the S&P tonight. I think it is involving interest if you sign late, not the 2% discount. |
