Many still unaware GST is applicable on SOHO, SOVO, etc.....all buta buta go buy.....and developer all buta buta go build...hahahah.....maybe they planned it before GST policy drafted....so now no choice to proceed.....

Anyway, this location is good, but price too high as compared to Kajang. Also, semenyih demand is towards landed, but will change to high rise maybe in 7-8yrs time only when most land are developed.

soho under commercial loan. elec and syabas bill will be 20% higher. but a 477ft2 unit, not sure how heavy will be your consumption later

if you realize, the IOI mega mall going to open end of this year, Im sure there will be a nice cinema besides of the current Alamanda, you can pay toll at silk highway or non toll at bangi exit. just 5 minutes away for a great cinema later.

no college, uni nearby as I know.....also so many landed around and plenty of vacant land still available......

service apartment sales, how many units remaining?.....as for soho, other then 70%LTV matter, why u choose soho in this location rather then service apartment?

service apartment and soho under 1 management?...hmmm....elect and water could be under commercial.....so far haven't seen single management with soho and service apartment, so billing type could be the same....

1. easy accessibility ( facing main road)
2. Freehold
3. Easy entry package

from the map, u can noticed there are a big chunk of land (200 acres) behind this 5 acres development, it belong to MKH and few other land owners. There will be an exclusive access from Lekas.

This project serve as kick start for the future development.

This developer just completed and hand over the 3 storey shop lot facing this Kiara Pelangi project, the eco majestic office also a tenant or owner there. Quality and workmanship acceptable (at least no eye sores)

regarding elec and water bill, can be itemised later. many project nowaday are combining soho with apartments. Silk Sky, Mutiara Ville and etc

Agree on your 1 and 2 points. As for 3, need to go there to speak to them to find out more, maybe this weekend.

The good part about this development, is, if future entire semenyih town is redeveloped, you will be the in the centre of it. thumbup.gif

peri peri gor, ascotte in bandar rinching, but can tap into the Ecohill link easily, coz just 200 meter away. Commercial activity within vicinity of Ascotte is more active in Ascotte comparatively, stone throw away from the tesco, kfc, pizza hut, secret recipe, McD etc...

Kiara plaza is nearer to KL in terms of location indeed, and do not need to pay toll for using the Lekas.. brows.gif
