Good day fellow legians....
i went to the sales galery last saturday....and made a non-refundable booking of 5k on sunday for an end unit tagged at 775k....

finger cross loan is ok else my deposit is burnt....

but today after browsing through the paper i've signed.... a shock is one of the paper that read Acceptance of Condition.... but i have yet to get a chance to check for the house condition ..eg. water leaks, cracks etc...

does this mean i've no right to lodge a complain after this...?

this is my first home and humbly seek for advice....

many thanks
thomas

Were the keys handed to you AFTER signing the Acceptance of Condition document? If not then I think you still have a right to lodge a complain. You can always argue that since you are not holding the keys, whatever damages is out of your control. Just my thought .... hopefully no problem with the house condition.
*
nope....no keys is dealt throughout the procedure.... i think i get what you mean....

but im just curious if owner is signing the same document after every complain is rectified. If yes....i think im in a hot soup.... doh.gif doh.gif doh.gif

Let them know that you've not made the inspection and it should be fine, since u've not gotten your keys. After you get your keys and made the inspection, I think there's another form to sign.
Remember to check thoroughly especially water leaking and hollow tiles (toilet walls in my case) as these two seem to be the common defects encountered.

Also best to check the house right after a heavy downpour for any signs of leak.

Actually is end lot 22x65 or 20x65? If it's the former it's actually quite worth it I think. Extra 5 feet is one thing but extra windows on the side is very useful.
*
The build up is 20x65 .....
Indeed an extra sliding door n windows makes a lot difference.....

And btw... is this township with CF already...?

Nice! Is this at Legian? Didn't know the corner units were 30x70 until now. Is your house at the last row or side row?
*
Yes, Legian.

Enter the guard house turn to the left, and the last row where the back of this unit is actually back to back of Rimba shoplots separated with a brick wall. I think this unit is abandon due to its nature of house facing to the junction. But me and my family agrees that the junction doesn't align to the main gate or the sliding door.

The fact is, both the greens at the side and back of the house is teeeeempting...!!

Hmmm... Well yeah, I can't seem to find what the third ones does. I have installed all my lights and it seems that 1 of the three switches does absolutely nothing.

Any intermediate owners that knows?
*
If im not wrong, there is two optional/hidden point inside the plaster ceiling undert the toilets.
If you climb up to the plaster ceiling, look towards the staircase, u will find these 2 terminals.

Was being told by Ken Rimba Contractor during joint inspection. And i reckon this is the same for both intermediate and End Lot. Happy hunting.....

Actually they only provide workmanship. I bought the sand and tiles, if still interested I'll try find the contact/address for the material sellers and the workers. Workmanship RM350 , materials approx RM150
*
Hi Red,

did they lay any concrete or enforcement steel wire underneath...?

The properties in phase 1 were completed earlier than schedule. Notices were sent to inform us that delivery of vacant possession was end July 2012. With expiry of the defect liability period of 24 months; start August 2014, each homeowner now have to bear the monthly service charges.

Not sure about purchasers who bought sub sale from ken at a later date than us. Better check your mail from them or check with GNSB for clearer details.

Aiyoooo.... my defect list is like 8 full page of A4 leh...and includes everything from the above mentioned... cry.gif

sad case is im not in KL to follow up.....

warranty expiring coming August....means nothing will be cover thereafter......???

The hole is not deep. I dug it in hopes I might actually plant a small bush but the soil is only 1 feet deep or less before hitting concrete. I just dumped sand and did a cement layer before tiling. Hopefully there's no issues in future

Ahhh....
thanks alot for the information.
