This is a cat and mouse game. Given my personal experience where I stayed in a G & G community in Ampang and Kajang, these happenings are common in housing areas where colleges and universities are located throughout the country.
Such characters deem it as "fun" or for whatever personal reasons they have.
The guards have other specific duties to perform in their daily tasks and within their limited capacity under the law.
It is a challenge for any property management executive to handle the above issues without causing further aggression from the delinquent students.
There are no easy answers. The real culprits are the owners who rent out their property to students without any due care or concern for the affected residents like us.
The property management will have to address the existing excess vehicles entry & haphazard parking and deal with the offending students and their landlords appropriately.
Let's us move forward towards helping each other for the benefit of resident owners in Ken Rimba.
i really don't mind students staying next door as long as they follow the rules and regulations like every other residents and keep the peace and cleanliness of the place.
i don't have much time to stop by the management's office to write a complaint letter so i usually email them.
format is always: ongoing problem, explanation, then solution.
i think it is best that we still have management to settle these issues for us, even though it is a lot on their plate.
getting a house RA is not such a good idea as there is a lot to do and not many pensioners are around.
the security guards should be stricter and firm when it comes to letting people in.
Solution:
1. Limit the number of access card per house (eg max 8).
2. All vehicles with sticker should be registered and a copy be placed at the guard house. Any car coming in with sticker should be cross referenced to the list.
3. Any house expecting visitor vehicle staying overnight should register with management and obtain a visitor slip with duration of visit written on it. A copy should be given to guards and when cross referenced when visitor vehicle comes in. Once duration is over, visitor vehicle is to leave. Vehicle without sticker or visitor slip should be clamped and fined (this is how management can earn money), thus reducing number of unwanted vehicles.
This may be a lot of work but once done repetitively, it will become a norm. This is a successful method when dealing with a situation where there is alot of vehicles but not enough parking.
Guards must be more vigilant at night after midnight, inspect all vehicles outside house compound and clamp those who are not abiding the rules.
Once vehicles are dealt with, there will be less nuisance to residents. Creating a disciplined living environment will deter pesky humans with lack intelligence from entering as it seems troublesome to live in such an environment.
