went today...it seemed like all sales persons are UOA staffs....jz like previous projects, unlikely uoa open to outsourced agents...

anyway, small units are mostly sold out, dont ask me how...coz i dont know..relatively cheap though for BangsarSouth branding......camelia is a different class...this is different...

camelia more to class and service residence and quality....this is more like a normal condo....high density....600++ units per block, got 2 blocks

Just went yesterday, managed to get some info...

600+ sqf sold out, 800+ sqf limited units...

Any unit comes with DIBS and 1 carpark...

5% discount on the spot (cannot used as rebate for DP, therefore full 10% DP)

Then only 2% discount if sign S&P within 7 days, then upon VP additional 10% discount...

Ald open for booking for 10k...

As for the 10% discount after vp, it's actually renovation voucher, not cash - if understand it correctly, coz there's no furnishing for the units, so they giv u 10% Reno voucher or something

They opened about 19 floors for booking on fri. Someone earlier posted a link to photos of pricing. Multiple by 0.83 and you will get roughly net price. Price increase per floor is little due to no view. Average net about 700-800 rm/psf depending on size 648-1119sf. 10k booking refundable with RM300 for admin fee. Freehold with one carpark. 4 lifts serving lower floors and another 4 lift for high floors till 46th.

if previous projects as indicator, they will sticker some choice units and later release at adjusted price.....

Disappointed becoz price psf RM700++ considered too high? I thought KL Gateway was selling more than RM800psf

I went late this afternoon and around 200 units have been booked. It's pretty good given sales just open on Friday.

Smallest units onwards, most units left are high floors - RM940+ psf before discount (5%+10%+2%).

well, its my first time hearing UOA proj not good....so far i heard quality has been good....park residence is well maintained too...

as for sales package...disappointed coz no 10%upfront discount is it? it has been practising 10% down payment for BS, which is good for the project owners in general....reduce speculators or filter buyers quality...if pay 1k can buy alredi....sure once VP most will hang board for sale....

as for price tag...of coz pricey lo...kl eco opposite road...near MV, near PJ, future ramp to kerinchi, near mrt and the future pantai sentral....and one own township...

or u can wait till dunno when for YNH to launch the proj next to it...YNH well known for high end stuffs... u can try n wait smile.gif

I actually beg to differ, this project is worth looking at, pricing is surprisingly reasonable, lower than I thought at least...

For those who really like Bangsar South location can consider to wait for the IJM project.....

With high density, I can't believe they are only offering 1 car park. Get ready for congested access road next time.

Being the only freehold dev in Bangsar South, you just can't fail miserably, despite the cons which you have mentioned. IJM project, despite better concept, is leasehold and deep inside. Of course, it's the buyer pick in the end.
