hey have u heard about RES 280 at selayang , i heard it was develop by SALCON and lead by SP setia team, especially sp setia former director datuk leong kok wah is the partner of tan sri liew kee sin . and i heard that their jv in the development in KL and johor , eg . RES 280 kl , Eco world johor .
Datuk leong kok wah salcon share have been moving up recently in klse.


i think is worth while to have a look at the selayang RES 280 . cause is been lead by the sp setia, from what i heard the project is not launch to the public yet. they only take booking for their shareholder and employee currently . they say it is possible for the walk in to book too. i went there last week and have a look at their ready sales gallery at selayang (opposite station 1 cafe ) .

the sales gallery address : G01 ground floor . kompleks perniagaan selayang point . jalan SP 1 68100 . selangor


there is 280 unit of soho and 12 unit of shop .


the price start from rm 399k to 498k before discount.

size from 846sqf to 890sqf

they only take booking . (booking fee rm5k ) as they are still in preview stage . not official launch yet .

no S & P yet .

facilities got 24 hrs security, security lift , swimming pool , sauna, bbq area , gym room , public hall , garden and lot more

they told me is on the front road . next to / beside petronas petrol station . they gonna revamp the land structure to build it . it will be facing the main road of selayang . when i went there the shop unit was selling fast . as is facing the front road .

i went to their show unit, 7% discount before 14/4/13, and 5% discount if after that.

1st of all leasedhold, its next to petronas. if u found their show room, u found the location.

pool view facing main road and hospital (prepare for noise), and the fly over should be damn near the building. but its facing FIRM, green which i like the most smile.gif

btm is 2 storey shop lot which they will manage by themself according to their staff. and will rent to F&B (mostly), they dun want 'cyber cafe' or other biz. and behind the location theres my fav station 1, can u imagine saturday nite u walk down and listen to live music ? tongue.gif

3rd ~5th floor is car park with around 400+ car park. 6th floor is swiming pool and other facilities, 7th~9th floor is 877 sqft unit whhich is the cheapest. around 360k with that 7% discount.

come with 1 car park only, when i asked if i can purchase another car park they told me they dunno. with 280 units and only 400+ car park, this soho or condo most valuable item will be the car park space. (another block of condo right behind it) which is the reason why i did not buy.

according to their estimation rental income will be around 1.8k when its completed in 2016. FYI, no DIBS as i was told. not really good for rental since its only 2 rooms, my point of view only imagine a Rm900 per room.


as for the house, they come with free S&P, 1 parking, and 1 set of kitchen cabinet. 877 sqft with 2 rooms, which means the rooms are consider quite big.

according to their letter i received by mail (becoz my wife's father is a shareholder), it stated low density... however, with 3 lift and 280 units in total... and around 10 units per floor, ireally dun consider it as low density.

a good buy if u like this location, but for me, car park is everything for me. 1 car park = gg for me, i need min 2 smile.gif and i guess nowadays 1 family min 2 cars rite?


so overall, small land, less car park, but location not bad. quality no idea smile.gif own stay yes, investment not for me becoz only 2 rooms and limited parking space

i never check out E-suite, all i know its this in smaller scale. only 12 shops here and 280 units, and the land area is small too. my only concern is the hospital noise, near flyover and limited car parks. for the shops 6 left 6 right mid = lobby and enterance. but there are alot of shops behind it, which is called selayang point where its show unit located now. FYI the shops behind it is not fully tenanted. E-suite maybe u need to go check it out urself.

i think for additional car park is around 30k . im not sure . they set this project as premium medium soho . as u can see their design , but i think the most important thing is still who leading the project . the former director of sp setia director . as u know tan sri is leaving the sp setia soon .

and market is speculating who he gonna join .

cause normally any sp setia project or lead by an sp team is likely to raise market price . now res280 selayang consider cheap if is really develop by an sp setia former board member . : )

30k per car park? when i asked the staff there they said dunno. besides, this is a JV project of Salco and Mepro. no idea about the quality, but without sufficient car park, it will end up really bad with all the cars parking around roads, u will get what i mean when u reach selayang point(show unit). and without DIBS and completion date 2016..... by the way, the mgt fee is cheap if im not mistaken. but i do like their concept of shop managed by them, however they did put up price tag for those shops smile.gif so i do not know how confirm the staff is regarding it.

i did not ask further more like the pool size etc becoz aftr hearing 1 parking only and dunno can buy additional or not which is out of my target list.

i was told by one of the senior manager when i was there . they are saying becos of limited car park .they selling around 30k more or less ,for additonal car park , but price still pending. As they are still in the stage of selling to their internal party only . not public yet . but i did went there last week and they say they will accept walk in from public also . hence they only take booking for now , not s & p smile.gif

Visit the show room.. Nice.. But hard to follow the design , especially the TV console wall.. Need money spend to construct n hide the wire , other than that nice place..

Went to see the show unit. The major drawback would be facing SELAYANG HOSPITAL. Feng shui speaking, the chi 'ying' will gather at hospital because those who admit to hospital are those very bad luck wan.

Basically facing hospital side 80% sold out. But Left alot units that facing selayang point. I was kinda regrets that I didn't choose unit facing selayang point becuase after I do research actually both condo are not really close to it and it was about 20k cheaper.

The time I booked a unit was in early June but it is only 5% rebate.

as for the house, they come with free S&P, 1 parking, and 1 set of kitchen cabinet. 877 sqft with 2 rooms, which means the rooms are consider quite big.

according to their letter i received by mail (becoz my wife's father is a shareholder), it stated low density... however, with 3 lift and 280 units in total... and around 10 units per floor, ireally dun consider it as low density.

a good buy if u like this location, but for me, car park is everything for me. 1 car park = gg for me, i need min 2 smile.gif and i guess nowadays 1 family min 2 cars rite?
so overall, small land, less car park, but location not bad. quality no idea smile.gif own stay yes, investment not for me becoz only 2 rooms and limited parking space

As long as you buy for own stay and the price that you think is affordable and convenient to you then it should be okay. All others comment is just for your reference. Everyone is using Selayang Point to compare Res280. We have to know that Res280 built for concept of low density which only has 280 units with 3 service lifts provided. Of course carpark is limited. Selayang point condo has 375 units which has 95 units more. For example, if 3 persons stay in a unit and you have about 95 units * 3ppl = 285 ppls extra in a condo. If half of those ppls are working ppls (285 divide by 2 = 142 ppls) meaning that you have extra 142 ppls using the lift in the morning.

Besides that, those facilities in Res280 is quite a lot and there are two zones. I don't know how true it is and how it's look like when built up but at least these are what we have in the condo.

The Wellness Zone
Infinity pool / Kid’s pool / Jacuzzi /
Sunbathing deck / Yoga deck /
Gym room / Multi-purpose deck /

280 construction is very difficult.
1. site constraint = better project planning or a super experience project manager is needed coz no extra space for stockpiles construction materials. Need man-make platform for construction.
2. close to existing bridge = Gov will always come kacau to prevent disturb the foundation of existing bridge, hence double or triple works on protecting is needed. Only hydraulic piles jacking is allowed, this method is expensive and slow compare to others method.

so 1 years is nothing for piling is nothing.

but damn what is developer thinking for only 1 carpark
and i go their website see the layout also feel very ridiculous
almost 900sqf unit but can say only have 1 bed room and another small utility room ( which quite impossible to convert into bedroom as the size is too small )

if only they design it into 3 bedroom unit with 400k sure sold out in few days
confirm no problem with rental as it is directly opposite hospital
there sure will be many doctors , nurses looking for rental somemore walking distance to hospital
can fetch high rental also since healthcare worker are literally more well paid then other sector

i would like to visit sales gallery to get know for further layout before make any purchase

almost 900sqf unit but can say only have 1 bed room and another small utility room ( which quite impossible to convert into bedroom as the size is too small )

if only they design it into 3 bedroom unit with 400k sure sold out in few days
confirm no problem with rental as it is directly opposite hospital
there sure will be many doctors , nurses looking for rental somemore walking distance to hospital
can fetch high rental also since healthcare worker are literally more well paid then other sector

i would like to visit sales gallery to get know for further layout before make any purchase

Yeah, you should. The utility room is indeed small with not much space left after fitting in a bed and an additional parking cost around Rm 40k, if Im not mistaken.

Unit currently renting at RM1300.

Few bidders fight.
Unit sold at 302K.

No point waiting for the price to drop to the lowest point.
End up bidding back up and higher than last round reserve price.
