Ths area wil only reserve to built for high end condo in future, really near to mont kiara,u can reach mont kiara in 15 min if u in joggin mode...real kiara north, not like the segambut dalam area like scenaria....even the subsale condos at jln dutamas raya like changkat view, anggun puri and villa makmur reach 400psf...

Seems that more and more high end condo to be built along Jln dutamas raya...the road need to be further upgraded for better appreciation for the condo surrounded..developers of verdana, concerto, this project, changkat view etc should work hand in hand, at least go and discuss with dbkl together for higher bargaining power...

It is no secret actually that this developer gives very poor workmanship, you only need to go into all their A*puri at Mont K and Dutamas and a look at the final completed work.

If this is a high cost endevour, then you basically get double edged sword, High price at low quality

Not really poor workmanship....angkupuri atMK is in very good shape after10 years, and still one of the highest occupancy rate on MK, recently rebuilt the guard house

Anggun puri at dutamas, haha, developer price only 180k above, workmanship consider very good oledy.....go to have alook on the lifts at anggun puri, full tiles, glass on wall, even some MK high end condo also not look that good...

Heard to be launched soon but don't know when is the exact date...btw, the price should be RM650m psf if my friend is correct...the developer has not finalised the designs of this project. frankly I am not that familiar with this area and developer thus unable to comment much. biggrin.gif

Sounds good but lack of creativiy, just copy directly from mont kiara condo name, even the number also the same.... They should come out something like verdana or concerto this kind of name what....

Everywhere is kl selangor also oversupply, but i still see quite a lot of ppl still renting room.

My anggun puri unit can rental already up fron 1.8k to 2k rental since last year with fully furnish

Not really high class area if compare to mont kiara, but defitely its not low class area, more like middle end, i would say its better compare to sentul n cheras.....in terms of environment....

this area not bad...i think nearest mrt will be the near naza ttdi project KL metropolis..if i'm not wrong. but imho, this project easier entry than concerto..due to the size...

Yes..it is a short driving distance to circle line matrade station...and it should be easier entry compared to concerto...concerto position as high end condo eg private lift lobby...marble flooring...2 side by side carpark with anti ramp system...
There is another high end condo coming up in this area which is verdana by BRDB. ..
If the jalan dutamasraya can be widen and decorate with nice trees, this is a very nice area to stay and also very convenient to anywhere...

Subsale still can get lots of choices below 600k, if like dutamas area, for low density can go for anggun puri or villa makmur, for more facility and morw modern design condo can go changkat view, can get a decent 3 bedrooms unit at 800-1200 sqf at below 600k

mont kiara= more suitable for family stay, purely residential area, with some commercial
solaris dutamas = live above the major and hottest shopping mall for mont kiara/hartamas/dutamas area

The price seems to be very attractive at 600 per sqft before discount, too good to be true. How many car parks are included, I will surely get one. It is jus located nect door to Concerto. smile.gif

After going thru their e-brochure, i came to know that this condominium is only a medium end condo and not as luxurious as mentioned before. I had been wondering since then that with 600 per sqft price tag how luxurious can it be and comparing with my recently bought Concerto which i bought at 600 per sqft. I will still want to get one unit here coz RM 600 per sqft is still consider cheap for a matured area like Dutamas and the surrounding area, whereby other places are already touching 800 persqft. smile.gif

I don't know what they are thinking. 3 room condo is given one cp minimum. We are talking BU of 1250-1700 sqft....can't they just commit 2 or 3?

Now, I know why soulheal mentioned about medium end. It may not even be medium end condo. Ceramic tiles for flooring in living and dining hall. That was so yesterday.

I would say you have nothing to brag about for this project, if you are someone who enjoy / prefer luxurious lifestyle then i would suggest you to take a look at Concerto and it is just right next to 28 Dutamas with the same price. Oops, i dont think u can get Concerto at RM600 persqft anymore. We can see it clearly now dont we, on why 28 Dutamas will be able to sell at RM600 persqft before discount. They only provide you with basic fittings and 1 car park, and for an additional carpark u might have fork out a premium of 15 to 30k but this would still be a very good buy i would say.

BT homestead always good in floorplan layout design, they know how to utlize the space and make it look spacious

The 800sqf unit at anggunpuri, they can make it with balcony, dry yard and 3 bedrooms, and looks like 1000sqf size....

I this 28dutamas can get below 650k, i think will sell out very soon

Huh.. luckily I managed to save the file. I will share it with you guys tmr dy ya. Yup, they had jus removed it. It was still there this morning. Its scary tat the information bout the brochure spread so fast untill they have no other choice but to remove it. Too bad, It will still be p and c till the private preview. Jus another gimmick from developer. Unethical I would say, I would reconsider my option if i am to buy from them.

Yup, i had been informed by the sales person from BCB when i made my purchased months back that there will be a future international school which is located just next to Concerto but few months back i heard the plan was being scrapped. Erm.. after seeing that in the brochures i guess this must be something very firm otherwise they wont simply put it in their brochure. Can some taikor here with knowledge about it give some comments bout the upcoming international school.

Hopefully it will only bring good for the rental in the surrounding area. It the traffic really that bad in that area, i saw that in the previous comments by one of the forumer and it came out in the papers 7 days ago. Ohya, i just realised from the brochure the price starting from RM 688,000 to 1,618,000.00. For the smallest unit it will be estimated from bout RM550. I wonder whether this price will still be applicable when they launch it in the coming months. biggrin.gif

ya agree, more obvious...the road lead to concerto, a little bit weird for me...it's not like a main road, more like a small road, can see the walls on both side for changkat view n menara duta 2...but a slong as concerto can plant some nice trees and beautify it should be ok...

Dont think so le...concerto is nearer to the traffic light...and actually from the entrance to the guard house is belong to concerto also..means it has more privacy feel just like the maple ytl...

ya agree, more obvious...the road lead to concerto, a little bit weird for me...it's not like a main road, more like a small road, can see the walls on both side for changkat view n menara duta 2...but a slong as concerto can plant some nice trees and beautify it should be ok...

i think rachel xxx mean the 28 dutamas just sit besides the main road, from the man road, can directly see the guard house main entrance

but for concerto, it's not exactly beside the main road, it's behind menara duta 2,to turn in concerto,
there is another new road which is smack between the boundary for changkat view and menara duta 2, lead to concerto.

Not really care whether u look up or look down me...just express my opinion...if u think concerto is the best buy, yeah go ahead, dun worry, if concerto is real nice project, no matter how bad i say about it....ppl will got his own judgement.....

I also not really talk good about this 28dutamas...the material that provide is not as good as concerto, the design also not as private as concerto...

But the size is more easy to digest unlike concerto huge built up which the absolute price also higher....

So no matter which one is better, all of them got pros and cons...


So i dun care u look down on me or not....


At least i am so happy with all these so call luxury condo come into this area, which already make my current so call lousy completed condo at same road appreciate more than 100%....

I could say that Concerto has the best location if it is compare to 28 Dutamas, it is just infront of the two trunk road which make it easy for me and my neighbour to escape from the traffic jam i guess. "Smack in between Changkat View & Menara Duta 2", oh come on the road in between this two condo is wide enough to cater for at least two way lane, 2 from each side. Funny, what again after this.

I mentioned many times, that is a private land area which belong to Concerto and not to public, it is a private access which lead you to the main component of concerto, and also give the management people to organize private function if want to.

i think this is the so-called "smack road" you mentioned which "sqeeze" between changkat view and menara duta,
please look clearly the picture, the entrance is started from the big concerto signage, means the entrance is located besides jln dutamasraya, and you so-called "smack road" is belong to concerto, it can be decorated by landscaping and even some decoration during festive season.

How is the traffic going to improve with the completion of these 2 projects in future? The completion of phase 1 of the Jln Segambut upgrade (from KTM flyover to Tmn SPPK Segambut) means better access from Dutamas area to Goh Ban Huat to Segambut roundabout and then to Jln Duta. It will help disperse some traffic even though majority will access Jln Duta via Kensington Park/Matrade. Phase 2 will help those working in PJ (exit vis MK). Any other potential improvement in ingress/egress?

Already I have a friend staying in Sutramas leaving for work in KL sharp at 7am.

The traffic pattern is simple, if french int school days, please leave work at 7am, or esle the traffic will pretty bad.
if french int school holiday, u can sleep until 8am and depart from ur home just take about 30-40min to reach klcc area

Today the agent just called me saying the official launch will come in 2-3 weeks time. If got time can drop by their sales gallery in Solaris to view the layout. Indicative psf is around RM600-650. Limited units for sizes 1200 and 1400 sqft (i think mostly likely sapu by internal staff), 1700 sqft still got more left. That's all the details i rmbr folks.

I really like Concerto layout, finishing, double slab feature, etc...the access located between two condo is acceptable to me. Quite nicely done infact. But location wise, will get choked at Jalan Dutamas. Same for Dutamas28.

Overall terrible location.

However, price cheap + small units.
Is kitchen provided ?

edit : 1 carpark is a big negative. Those who plan to buy units here, btr buy afew carpark slot. Can sell back to other owners next time at a premium.

I'm about to go to visit the office tomorrow morning.. Feel sienz oledi when you said sold out for Type A and B.. So is this still considered as "soft launch"? Then what kind of "launch" is this? .... shakehead.gif

I just went on Sunday. Type A sold out. RM700+K. Another block will launch in future. Type A price could hit RM800K for 3 rooms 1200++ sqft...lol... good, Malaysian still very rich and economy is doing well. smile.gif

Worst developer ever. I have got my booking form signed by the developer then they said they decided to not launch it Block A. Whoever that's interested, I advice you to take serious consideration before you place your booking.

Keep the copy of booking form and official receipt if there is any payment made.
Complain to their management and if they don't action, lodge a complain to Housing Buyers Association or Consumer Tribunal Court.
I think the developer will negotiate and keep a nice unit for you....
you need to do something to get back your rights !

I think this may have happened as i followed my colleague who was invited by developer to the preview of the pre launch early this mth. I wanted to purchase a particular unit number as is my lucky number but it was sold in block b. I asked for block A. I was told is not open yet. But after much persistent, i was told i could try , fill up a form n put in my offer to purchase n see whether developer accept my offer or not. Developer has to sign form or cash your cheque or swipe your credit card.

Claudia, did they sign form or bank in your cheque or did they swipe your credit card? If yes then go for it.

They took my cheque but didn't bank in.
They didn't even bother to give me a call but just a Whatsapp message saying "We would appreciate if you return the purchase form so that we can return your cheque to you"

Even if I lodge it to tribunal and make a fuss out of this.. I wont be interested to get an unit anymore!

Price may seem reasonable but i was told the units at Dutamas 28 are all bare units with no fittings & freebies.

Assuming you spend RM125,000 on renovations for the smallest unit size, that adds up to extra RM100 psf, making it RM700 psf.

Ofcourse in reality, you may cut some corners to reduce cost…the price i must say is a good buy, sadly the smallest unit was sold before i could book one…hmmm

Yep it's true. The government won't tell you that. Most of the people now.. they swipe before they pay, and some more, they dig another hole to fill another one, and eventually they got few holes to fill...

As long as you plan your financial plans and good education about handling your money well, and you buy property for own stay, I don't see it's a problem. BTW I just bought mine, subsale condo and waiting S&P to be processed. rclxm9.gif

We look at ourselves as a value developer rather than a property developer,” says Tan Gay Beng, general manager and director of BTHomestead Development Sdn Bhd (BTH).

The company, which has been in the business for 22 years but keeps a low profile, was one of the early developers in Mont’Kiara. Its first project, Angkupuri, is in Jalan Kiara, next to Mont’Kiara International School. The 210-unit condominium was launched in 1993 and completed in 1996. Next to it is the 132-unit Almaspuri, which was completed in 2000. BTH also developed the 246-unit condominium Anggunpuri in Dutamas in 2008.


We will go for developments that offer practicality and are sustainable in terms of rent and capital appreciation — Tan
Tan runs the business with his sister, Wong Wai Pin, who is the building/property manager. The two were working in the family business when the opportunity came knocking. The family company owned the Angkupuri land, and at that time, Mont’Kiara was starting to be developed.

“We realised that was an opportunity for us to venture into property development. The returns on building a property were better than selling the land, so with family support, we gave it a go,” says Tan.

Angkupuri , he says, is an example of the company’s position as a value developer.

“We always make sure the property is properly taken care of and is able to give our buyers long-term value in terms of rent and capital appreciation.”

According to Tan, Angkupuri was launched at an average RM198 psf, and is currently commanding between RM480 and RM614 psf. A real estate agent specialising in the area says rents start at RM2,900, depending on the size of the units.

According to Wong, Angkupuri has an occupancy rate of 87%, while Anggunpuri and Almaspuri have a rate of 96% and 86% respectively.

“Our occupancy rates have always been high. Even during recession, they were around 70%.”

While all the condominiums are run by their respective management corporations, BTH provides assistance and consultancy to ensure they are run smoothly.

BTH is currently working with the owners of Angkupuri to refurbish the 17-year-old condominium.

“Our completed condominiums still have upside potential. They are in prime locations with international schools, shopping centres and amenities nearby. The refurbishment of Angkupuri will help the property gain more upside potential,” says Tan.

BTH plans to carry out similar upgrading of its other condominiums, depending on the consent of the owners.

Design also plays a part, says Tan. In Angkupuri, every condo is a corner unit.

“Corner units give optimal views, natural ventilation and light. It’s nothing fancy but it’s practical. We want the place to have a homely atmosphere so that the occupants feel comfortable.

“We have continued with this concept till today. It is the main feature of all of our developments. It has been tested, it’s reliable and practical,” he adds.

28 Dutamas
BTH is now using this concept in its latest project, 28 Dutamas. The freehold 3.213-acre project in Jalan Dutamas Raya, Dutamas, has a gross development value of RM238 million.

The development comprises two 23-storey blocks housing 250 condos. Tower A has 130 units and Tower B, 120 units. There are three layout designs with at least three bedrooms and two bathrooms. The condos are 1,253 to 1,719 sq ft in size while the penthouses are 1,854 to 2,378 sq ft. There are also two family units with built-ups of 2,604 and 2,608 sq ft. The development’s average selling price is RM600 psf and its exclusive agent is Property Hub.

Tan believes the tagline of 28 Dutamas, “A condominium where lives flourish and families bloom”, summarises its concept.

“The name 28 Dutamas came from the address, which is 28 Jalan Dutamas Raya. We thought it was a nice address and we capitalised on it. The number ‘8’ symbolises infinity and carries a powerful value. Hence, we have an infinity pool, which complements the name well.

“The pool is positioned to face the main entrance of the condominium to give maximum aesthetic value and at the same time, the seemingly infinite flow of water symbolises blessings of wealth, luck and fortune for the owners and occupants,” he says.

Among the facilities are a squash court, Jacuzzi and sunken deck, swimming pool, gym, sheltered patio and open kitchen, pavilion, games room, children’s wet and dry play areas, and function rooms.

Apart from the standard facilities, BTH will also offer building management and maintenance, a centralised water filtration system, themed landscaped garden, centralised satellite reception and security access control on every floor, says Tan.

He adds that the children’s wet play area and the landscaped garden can be considered as a mini ecopark.

“The facilities are designed to cater for the target market, that is young families with children. The landscape takes up about 10% of the site, making it ideal for those who want a peaceful environment.”

BTH is also targeting upgraders, newly married couples, white-collar professionals and entrepreneurs with total monthly household income of RM8,000 to RM15,000 and are interested in a smart lifestyle, says Tan.

“To a smaller extent, we are also targeting those who want to own a condo in the vicinity but could not afford the Mont’Kiara prices, long-term investors buying in anticipation of capital appreciation and good rent and existing owners in the areas of Dutamas, Segambut, Sri Hartamas, Kepong and Mont’Kiara,” he adds.

“We opened Tower B for sale in early November and the response has been good, with 82% of the units sold. Tower A will be opened for booking on Dec 21,” says Wong.

Tan notes that most of the buyers are upgraders, some of whom are residents of its previous developments.

“We didn’t really publicise 28 Dutamas. Our first announcement was the hoarding at the site. Those who had bought our previous condos have seen the prices of their properties double so they can sell their old units and buy new ones,” he says.

“It has always been our practice to keep our prices reasonable to ensure good capital appreciation for the buyers.”

Tan is confident that the recently announced cooling measures will not impact the sales of 28 Dutamas. “The condominium is being developed with owner-occupiers in mind. They are long-term investors and not out to make quick profits.”

Earthworks have started, and piling and foundation works are set to begin in March next year.

Staying practical
BTH will continue to position itself as a value developer and plans to develop gated projects and landed developments on the outskirts of KL.

“The growth of the company will be driven mainly by its property development business and investment revenue derived from properties it is holding in past developments,” says Tan.

BTH has a landbank of about 50 acres and Tan stresses that it will not venture into developments that are iconic or attention-grabbing, whose values may drop when the novelty fades.

“Instead we will go for developments that offer practicality and are sustainable in terms of rent and capital appreciation,” he adds.

Tan rules out the possibility that the company will take on larger developments in the immediate future.

“We will stay nimble as this will give us the advantage of responding to problems efficiently. Unless there is an irresistible opportunity, we are happy to be where we are.

“We are a privately owned company and, therefore, do not have a big set-up. We don’t like to overstretch our resources as we are generally conservative. It takes years to get a project going and for a completed project to reach its maturity.

“We give ourselves a few years’ gap between projects to nurture the completed development until it reaches maturity in terms of occupancy and value before we move on to another project.”

BTH is planning to develop a 30-storey condominium in the same area, targeted at young people looking for lifestyle living.

“It will have more than 200 units with built-ups of between 1,000 and 1,400 sq ft. We are looking to launch the project in a few years’ time,” says Tan.

BTH is also planning to build an internationally accredited private coeducational school in Dutamas to serve students from preschool to grade nine initially, and later up to grade 12.

Tan says the school, which will offer class sizes of 22, has a projected enrolment of about 1,500 students. It will have a balanced university preparatory curriculum based on the International Baccalaureate programme. BTH is in the midst of arranging funding for this project.

According to Tan, while it has already obtained a planning permit from the local council, it has yet to get approval from the Ministry of Education.

drove past to look see. the whole condo doesn't have an upmarket look to it. haven't been inside though, maybe it's much nicer.

Aircon drain pipe are the major issue, developer most likely didn't consult aircon specialist fitted the pipe way too high. Took months to rectify due to lack of supervision, their sub-con keep making mistake after another. vmad.gif

HArdly seen any people living in there, carparks are bare with mainly contractors occupying the lot!

It just VP'ed late last year, so can't expect it to reach 50% occupancy in such a short time frame.

But I noticed that the subsale pricing is much lower than the developer unit pricing coz when I enquired a few months back before this project VP'ed, they're only offering 10% rebates for the largest unit, free 2 years maintenance fee and free additional storage space. The rest have no rebates whatsoever. hmm.gif

Right, 50% will take some time, but it looks like 10% occupancy at the moment.

Partly due to the way the condo launch was structured. The price was very attractive but it doesn't include any furnishings...just toilet done up and floor tilings in common area + timber flooring in bedrooms. So you need spare cash to renovate the basics (furniture & fittings). Without these, you can't move in or rent out.

I think is more towards the benefit to the developer ! as under "new strata law for condo / high rise", developer Must also pay maintenance fees for any unsold units to JMC!
- the same time when every new unit owners start paying for maintenance fees !

As expected. location is out of prime mk area - not a top choice for expat. even brdb verdana not doing good in rental. with DUKE2 now, accessibility to desapark is much better. Top choice would be Jalan kiara or desapark.

Many developer units still available and they are giving quite a good rebate to clear it.

Personally if you must live or buy here and can wait for it then wait on the Alix Residence.

Big and cheap (relative to the area) Trinity Pentamont.

Real MK address UEM MK Astrea, a bit pricey but quite nice.

Depends if this is a purchase for investment or own stay.

Do check out DPC as well.

DPC = Desa Park City.

If own stay I suppose it will also depend on your family size, if you have big household size then Pentamont is good since it is 2000+sf and many are dual key.

Smaller sized then Astrea is better as maintenance charge for the Pentamont won't be cheap.

DPC has some good places as well that you could look into. Better suited for families unless you happen to need to be in MK or Dutamas for one of the syllabus of the international schools there.

Very few developer units.

Some 1467sf units are cheaper than 1253sf units now as the developer giving better rebates on them.

Been told there are some subsales that are going for less than the launch price, haven't verified this myself but won't surprise me.

so was at Solaris over the weekend and suddenly recalled this condo.
took a drive and actually the place looks quite ok ah.
left right got few other apartments.
dont see anything negative, except maybe early morning when everyone is leaving that area, which can cause traffic.

lol even those developer units with partially furnished they ady factor in the furnishing cost, probably extra 30k just for the kitchen cabinet, wardrobe, kitchen hood and hob, just ask the agent they will tell u this figure.
but bear in mind those developer get the furnishing package with extra disc from ID company, do the math and think whether its worth the extra penny or not, believe that you can get a better price out there.

Not everyone is going to splash RM100k on reno, be it own-stayers or investors. If one can spend below that and the unit still looks good, why not?

And I don't get the correlation between RM100k reno costs and own-stayers/investors requirements.

yes, midst of considering between dev unit and subsale as dev unit offers free mot if not mistaken. are you one of the owner? Could you tell me more of the community over there, the lifestyle etc. I practically like the layout of the unit but the paints and outlook do not seem attractive hmm
